Star Island at a glance

  • 33 waterfront home sites. That is the entire market. A man-made island in Biscayne Bay off the MacArthur Causeway, reached by one road, with a guard house at the entrance.
  • The clearest recent data point: 1 Star Island Drive sold for $55 million in July 2026. The same house traded at $35 million in 2021 — roughly 57% in five years on an unrenovated basis.
  • The top of the island has printed $120 million. Vlad Doronin’s estate traded at that level in 2025.
  • The working band is $35 million and up. 43 Star Island Drive changed hands at $35.3 million in autumn 2025.
  • Roughly one or two sales a year. With 33 lots, a single closing moves every average you will read. Treat any “market trend” for Star Island with suspicion — including this one.

What Star Island actually is

Star Island is man-made, built up from bay bottom in the 1920s, and it sits just south of the Venetian Islands and east of Palm and Hibiscus Islands. Access is by Bridge Road off the MacArthur Causeway, past a guard house.

It is worth being precise about that guard house, because buyers routinely misunderstand it: Star Island is a public street with a guarded entrance, not a private gated community. There is no association approving your purchase, no membership to buy, and no board interview. That is unusual at this price point and it is genuinely a feature — compare it with Fisher Island, where a $250,000 club initiation and an approval process sit between you and the keys, or Indian Creek, where the barrier is considerably higher.

What you are buying is 33 lots of deep-water frontage minutes from South Beach, Downtown and the airport, on an island whose resident list has included Gloria Estefan, Madonna, Shaquille O’Neal and Lenny Kravitz. The address does a great deal of the work.

Star Island is too thin for medians to mean much, so the honest way to price it is to look at what has actually changed hands.

  • $120 million — Vlad Doronin’s estate, 2025. The high-water mark.
  • $55 million — 1 Star Island Drive, July 2026. Roughly 8,000 square feet on 1.3 acres with 240 feet of water frontage. Sold by Sean Combs to a buyer from Virginia Beach, with an $18.5 million mortgage attached.
  • $35.3 million — 43 Star Island Drive, autumn 2025.
  • $35 million — Rick Ross’s purchase, roughly three years before March 2026.
  • $35 million — what 1 Star Island Drive itself cost in 2021, bought from Gloria and Emilio Estefan.

That last pairing is the single most useful number on this page. The same house, $35 million in 2021 and $55 million in July 2026. Not a comparison between two properties with different frontage and different finishes — the same 1.3 acres, five years apart.

Why the frontage number matters more than the house

At this level you are not really buying a building. You are buying 240 feet of water frontage on 1.3 acres, and a structure that the next owner may well replace.

That reframes what you should be looking at:

  • Linear feet of frontage, and which way it faces. Downtown-skyline views and open-bay views price differently, and the difference is permanent.
  • Depth at the dock, and clearance out. Star Island sits close to Government Cut, which is the whole point for large-vessel owners — but confirm draft and clearance for the boat you actually own, not the one in the brochure.
  • Lot dimensions against current setbacks. If your plan is to build, what is permitted today may be materially different from what stands on the lot now.
  • Seawall condition and age. On a man-made island this is not a footnote. It is a seven-figure line item if it has been deferred.

A tired 8,000-square-foot house on prime frontage is usually a better buy than a beautifully finished house on a compromised lot. You can fix the house.

How Star Island compares to the other islands

Buyers shopping at this level are almost never looking at Star Island alone. The practical differences:

  • Star Island — 33 lots, guarded public street, no association approval, closest to Downtown and the Cut. The most recognisable address of the group.
  • Palm and Hibiscus — more lots, more turnover, more genuine liquidity. Usually better value per foot of frontage.
  • The Venetian Islands — smaller lots, a real neighbourhood feel, walkable, and a considerably lower entry point.
  • Indian Creek — fewer homes, its own police force, and a far higher barrier to entry. Thinner still than Star.
  • La Gorce and North Bay Road — mainland-side, larger inventory, deep water, and generally more house for the money.
  • Fisher Island — condominium rather than land, no bridge at all, and a club structure. A different proposition entirely.

If the objective is maximum privacy per dollar, Star Island is rarely the answer. If the objective is a globally recognised address with deep water and a five-minute run to the Cut, it is close to the only answer.

What to check before you buy on Star Island

  • Seawall age, condition and permit history. The single largest hidden cost on a man-made island. Ask for the last inspection and any permits pulled.
  • Actual water depth at the dock at low tide, and clearance between your slip and open water. Bring the specification of your own vessel.
  • What you can build today. Setbacks, height, lot coverage and FEMA elevation requirements have all moved. Most Star Island houses were designed under a different rulebook.
  • Elevation and insurance, quoted specifically. Not a neighbourhood estimate. The address.
  • Who actually holds title. At this level ownership is usually through an entity, and the transaction structure matters as much as the price.

Who buys on Star Island

Buyers who want the address to be legible to everyone, immediately. That sounds glib, but it is the honest answer — the same money buys more house and more privacy elsewhere on the bay, and people who choose Star Island are choosing it consciously.

Boat owners, for whom being minutes from Government Cut and open ocean is worth a premium every single weekend.

And land buyers — people who intend to demolish and build. Given the age of much of the housing stock relative to what is permitted today, that is a large share of the market.

It does not suit someone who wants a turnkey house at a fair price, or who needs to sell on a timetable. With 33 lots and roughly one or two closings a year, exit liquidity is genuinely limited.

How I would approach it

On an island with 33 lots, comparable sales are anecdotes, not data. The only way to price a Star Island trade properly is to know what actually happened in each of the last few — what the frontage was, which way it faced, whether the seawall had been done, and whether the buyer was purchasing a house or a building site.

That is the work, and it is not on any portal.

Is Star Island better than Palm Island or Hibiscus Island?

It depends what you are optimising for. Star Island has the most recognisable address, the closest position to Downtown and Government Cut, and only 33 lots. Palm and Hibiscus have more inventory, more turnover and usually better value per foot of water frontage. If you want maximum privacy per dollar, Star Island is rarely the answer; if you want a globally legible address with deep water and a short run to the ocean, it is close to the only one.
