⚠ One thing worth knowing if you check the county yourself. The Miami-Dade roll still classifies 1901 Collins Avenue as a hotel, assessed at $78,264,470, and carries no condominium declaration. That is not a live hotel — Florida strikes its tax roll on 1 January, so a classification lags what is actually happening on the ground by up to a year. It does mean something practical, though: until a declaration is recorded there is no folio for any individual residence here, and any property-tax figure you are shown is an estimate rather than an assessment.

Island Planning Corporation is responsible for its lush garden design for that Miami modern feel.
