What is actually being built at Baccarat Residences Miami?

A 75-storey tower of roughly 835 feet holding 360 residences. The mix is more interesting than a single number suggests: 324 tower units, 8 penthouses, and 28 riverfront flats and duplexes at the base. That last group is the unusual part — low-rise waterfront product inside a supertall-adjacent project.

The developers are Related Group and GTIS Partners. Arquitectonica is architect, Meyer Davis handled interiors, Enzo Enea the landscape, and John Moriarty & Associates is general contractor. SH Hotels & Resorts will run property management — worth noting, because hotel-grade management inside a condominium is a recurring operating cost, not a one-off.

On the address. The building is marketed as 444 Brickell Avenue, which is the name buyers know it by. The construction address of record is 99 SE 5th Street. If you are pulling permits or title yourself, use the latter.

Where Construction Stands

In March 2024 Related and GTIS closed a $328 million construction loan from Bank OZK. That is the single most important fact on this page, and it is the one that separates Baccarat from a large share of the Miami pipeline.

As of 13 March 2026, Florida YIMBY photographed the tower at the 40th floor, with the 39th-floor slab still being poured. Topping out is expected later in 2026, and delivery is stated as early 2028.

For context: on the Miami Pre-Construction Delivery Tracker, 14 of 38 towers have no construction loan reported at all. Baccarat has one, closed two years ago, and is more than halfway up. That is a materially different risk profile from a project still selling off a rendering.

What is not published: the current percentage sold. Florida YIMBY’s March 2026 construction report does not disclose it, and I have not found a more recent absorption figure. Ask for it directly.

The Baccarat Brand Question

Baccarat is a 260-year-old French crystal house, and the residential brand arrives here by licence rather than ownership. As with every branded residence in this market — Frida Kahlo, Four Seasons, Delano — the licence term, the fee structure and the termination provisions have not been published.

That fee sits inside the association budget alongside the SH Hotels & Resorts management arrangement. Two branded operating costs in one building is not a problem, but it is a number you should see before you sign rather than after. Ask for the projected association budget with the brand and management fees broken out.

What to Watch Before You Sign

  • This is one of the better-positioned towers in the market. Real lender, two years of construction behind it, 40 floors standing. Judge it on that.
  • Ask for the current absorption figure. It has not been published in any recent source.
  • Ask what SH Hotels & Resorts management costs and how it interacts with the Baccarat licence fee inside the association budget.
  • The riverfront flats and duplexes are a different product from the tower units — different exposure, different views, different resale market. Do not let them be quoted to you at tower comparables or vice versa.
  • Early 2028 is still nearly two years out. Get the outside date in your contract.

The Miami River Around It

Baccarat sits where the Miami River meets Brickell — walking distance to Brickell City Centre and the financial district, with the river frontage giving it something most Brickell towers do not have.

The corridor is busy. The Real Deal counted more than 10,500 residential units proposed or under construction along the Miami River as of November 2023, and Faena Residences Miami is planned a short distance west at 24 SW 4th Street. Cipriani Residences topped off in July 2026 at roughly 950 feet nearby, and The St. Regis Residences is under construction to the south.

What Baccarat has against that field is simple: it is financed and it is 40 floors up. Several of its competitors are neither.
