Finished, sold out, and still sold as pre-construction
Related Group completed Solemar Residences on 15 November 2023. The building had been fully sold out since June 2020, more than three years before it was finished. Move-ins began on completion.
Until August 2026 this page presented Solemar as a “Pre-Construction Opportunity” with “Prices starting at $1.35 Million”. Both statements were years out of date. There has been nothing to buy from the developer here since 2020, and the way to buy at Solemar now is a resale from an existing owner — at a materially different price.
The good news is that because the building is finished and has a real transaction history, I can tell you exactly what homes here trade for, from the public record rather than from a price list.
What the sale record actually shows
I pulled every folio the Broward County Property Appraiser holds at 1116 North Ocean Boulevard on 26 August 2026 — 99 residential folios, every one recorded as built in 2023 — and extracted all qualified sales. There are 130.

The 2023 line is the developer’s closeout — 95 homes conveying to their original buyers within weeks of completion, at the prices those buyers had contracted for years earlier. Everything after it is substantially resale activity. Some of the 18 transactions in 2024 may be final developer closings rather than resales; I cannot separate them from the record with certainty and am telling you so rather than presenting all 18 as resales.
Homes range from 1,712 to 4,447 square feet with a median of 2,162. The county’s 2026 assessed values run from $1,715,500 to $5,705,460, median $2,350,010 — which sits below the resale median, as assessed values usually do.
One discrepancy, stated plainly. Florida YIMBY reported 105 residences at completion. The county returns 99 residential folios at this address. The likeliest explanation is combined units — buyers merging two homes into one, which is common in oceanfront buildings at this price — but I have not been able to confirm it, so treat 99 as the number of separately-titled homes and 105 as the number originally built.
Where the 40% came from
The headline is striking: $869 per square foot at the developer’s closings in 2023, $1,221 per square foot on resales in 2026 — a 40.5% increase. At the 2025 peak of $1,291 it was 48.6%. Related launched the building from roughly $800 a square foot, which the 2023 median of $869 confirms.
It is important to understand what that number is and is not.
It is not three years of market appreciation. Solemar sold out in June 2020. The buyers who closed in November 2023 were paying prices struck in 2019 and 2020 — before the pandemic-era repricing of South Florida real estate. The gap between $869 and $1,221 is mostly the difference between pre-2020 contract pricing and current market pricing, crystallised at the moment of delivery. It is a genuine and very large gain for those original buyers. It is not a return available to anyone buying today.
What the recent record does show is a market that has largely stopped climbing and started to settle. Per square foot: $1,180 in 2024, $1,291 in 2025, $1,221 in 2026. That is a rise then a 5.4% give-back, on eight and nine sales respectively. With sample sizes that small, I would not call that a trend. The direction of the softening is probably real; the magnitude is not something eight sales can establish, and I am not going to pretend otherwise.
The more useful conclusion for a buyer is the level rather than the direction: oceanfront Pompano Beach in a 2023 Related building currently clears at roughly $1,200 to $1,300 a square foot. That is the number to test any asking price against.
The building itself
Solemar is a 20-storey oceanfront tower by Related Group, designed by Arquitectonica with interiors by Meyer Davis and built by John Moriarty & Associates. Residences have private elevator entry, floor-to-ceiling glass, large terraces and smart-home systems.
Amenities include dual pools, a fitness centre, a wine-tasting salon, a club room and a breakfast café, with 24-hour concierge, valet and security.
Related’s Nick Pérez described the location as a “Goldilocks” zone: “The area sits right in between Miami, Fort Lauderdale and Palm Beach”, offering regional access at more favourable pricing. The sale record bears the thesis out — buyers paid, and then resold higher.
Solemar was the first of Related’s two oceanfront Pompano Beach towers. The second, Casamar at 900 North Ocean Boulevard, completed in 2025 and sold out for $350 million. The two together are the clearest available picture of what happened to this stretch of beach, and I have set their numbers against each other on the Casamar page.
Buying or selling at Solemar today
If you are buying:
- Test every asking price against $1,200 to $1,300 per square foot, which is where 2025 and 2026 sales have actually cleared. Ask for the specific recorded comparables in the building, not building-wide averages.
- Ignore any reference to the original $869 basis. That price belonged to a 2019–2020 contract and is not repeatable.
- Ask for the association budget, reserves and any special assessments, plus the current status of Florida’s structural reserve requirements for the building.
- Check insurance costs specifically. This is a 20-storey oceanfront building in Broward County, and insurance is a material and rising line item.
If you are selling:
- You are likely sitting on a very large gain if you were an original buyer — roughly 40% per square foot on the county record. Get the arithmetic right on your own home before you price it.
- Volume is thin. Eight qualified sales in 2025 and nine so far in 2026, in a 99-home building. That is a market where one aggressive listing sets the comparable for everyone. Price deliberately.
- Understand your buyer: they are comparing you against Casamar, two years newer, 1.4 blocks up the beach, trading at almost exactly the same price per foot.
