The market right now

Palm Beach County is running two markets at once and the gap between them is the single most useful thing a buyer or seller here can understand.

In June 2026, single-family homes county-wide posted a median sale price of $700,000, up 11.82% year over year, with 3.9 months of supply and a median 42 days to contract. Sellers received 95% of original list. Inventory fell 23.6%. That is a seller’s market by every measure.

Condominiums and townhouses posted a median of $325,000, up 3.17%, with 7.2 months of supply, 68 days to contract — up from 61 a year earlier — and sellers receiving 93% of original list. That is balanced tipping toward buyers.

At the top of the market the same divergence appears. In the second quarter of 2026, luxury single-family sales in Palm Beach County rose 24.2% with average prices up 4.6% to $2.89 million, while luxury condominium transactions rose 26.6% but average prices fell 7.1% to $2.39 million. Volume is strong across the board; pricing power is not.

Delray-specific brokerage data through late June 2026 showed single-family at a $899,900 median with 3.59 months of supply and 28 days to contract, and condominiums at 6.2 months and 88 days.

Where the money actually is

The Beach District, 33483. The barrier island and the blocks nearest the Intracoastal are a different city statistically. Home value index $1,030,710, up 2.6%, median sale price $970,000, and a median 94 days to pending — slower absorption, higher prices, thinner inventory. Delray Ocean Estates averages roughly $6.1 million at $1,166 per square foot.

Downtown and Pineapple Grove, 33444. Home value index $524,152, median sale price $655,083, 56 days to pending. This is the walkable market — and the fastest-moving one in the city.

Lake Ida. 2,172 homes, roughly 87 on the market at any time, averaging $2,256,136 at $757 per square foot. Not gated, no mandatory club membership, with boating access. For buyers who want scale without an equity buy-in, this is usually the answer.

Tropic Isle and Seagate. Tropic Isle averages around $3.97 million at $757 per square foot, ranging from $800,000 to $15 million. Seagate averages roughly $3.24 million at $740 per square foot.

Oceanfront condominiums. Only two have been built in Delray in more than thirty years. Ocean Delray at 1901 S Ocean Boulevard holds 19 residences on more than 200 feet of private shoreline, averaging $1,598 per square foot, with recent trades between $6.0 million and $10.8 million. 1625 Ocean holds 14 residences from 2,725 to 3,545 square feet on 120 feet of oceanfront, designed by Randall Stofft.

The country clubs, and what they really cost

This is where relocating buyers get surprised, so we will put the numbers up front.

Addison Reserve — 717 single-family homes across 19 villages on 653 acres, member-owned since 2002. Membership is mandatory equity that transfers with the home: $325,000 non-refundable for Full Golf or $200,000 for Partial Golf, plus roughly $28,569 in annual club dues and HOA fees of $6,300 to $10,000. Recent average sale price about $2,065,525 at $450 per square foot, on roughly 61 sales in the trailing year.

Mizner Country Club — 471 homes across 10 neighborhoods, developed by Toll Brothers around 2000. Full Golf equity $275,000 as of 1 January 2026, Sports membership $170,000, with Full Golf dues of $41,417 to $46,838 annually and HOA of $718 to $935 monthly. Average sale price about $1,896,806 at $354 per square foot.

Seven Bridges — GL Homes, 701 homes, typically under 2% available. Listings run $1,775,000 to $4,295,000, with an average sale price of $1,902,200 at $467 per square foot.

The practical point: a $1.9 million club home and a $2.2 million Lake Ida home are not the same purchase. Add the equity to the purchase price before you compare.

What is being built

Sundy Village at 22 W Atlantic Avenue opened its first phase with 100,000 square feet of Class A+ office and 30,000 square feet of retail and dining, 88% leased, anchored by Vertical Bridge and restaurants including Barcelona Wine Bar and Double Knot. Historic homes on the site were restored, several on the National Register. A second phase adds 79,141 square feet of office and a 165-space garage.

Ónix Delray Beach at 318 SE 5th Avenue — 26 condominiums of two and three bedrooms from 1,400 to 2,000 square feet, priced from $1.549 million, about one-third sold, with vertical construction underway.

109 SE 5th Avenue — a 26-unit luxury condominium replacing an office building, granted site plan approval in February 2026, with expected pricing of $1.5 to $2.5 million per unit and delivery in late 2027 or 2028.

Alton Delray broke ground in June 2026 on 386 rental apartments across 12.31 acres with a $92 million construction loan, first units expected late 2027.

Behind all of it, the city has committed more than $400 million in infrastructure through 2030, including a $190 million nanofiltration water treatment plant addressing PFAS and a $19.2 million beach restoration across 2.65 miles completed in May 2026.

What we would tell you before you buy

Downtown noise is a real and contested issue. In early 2026 Delray adopted a noise ordinance setting citywide active hours of 7 a.m. to 10 p.m., extended to 1 a.m. on weekends inside the entertainment district beginning east of Swinton Avenue. The city bought five sound meters at roughly $7,000 each; fines start at $250 and rise to $500 for a second offense, with enforcement beginning in May 2026. If you are buying within a few blocks of Atlantic Avenue, go stand on the street at 11 p.m. on a Saturday before you write an offer.

Insurance is the biggest carrying-cost surprise. Florida’s statewide average is $10,384 a year on a standard policy — 199% above the national average. Comparable quotes in West Palm Beach and Boca Raton run above $14,500. Roof age is the single most influential variable. Flood coverage is separate.

Older oceanfront condominiums carry assessment risk, and Delray’s rules are stricter than the state’s. The city requires milestone inspections for buildings of three or more storeys at 25 years if within three miles of the coastline, then every ten years, with 180 days to complete repairs. Statewide, HB 913 moved the reserve study deadline to 31 December 2025 and now permits associations to fund reserves through special assessments, loans or lines of credit. The local cautionary tale: the Palm Greens Recreation Association filed Chapter 11 in February 2026, and in May the trustee warned residents they may face a special assessment totalling several million dollars.

Property taxes are rising. The millage rate stood at 5.91 in FY2025, with an increase to roughly 6.17 under consideration for FY2026-27 — about $342 a year for the average homeowner.

The season is real. South Florida’s season runs roughly November through April, and Delray empties out in August. If you are buying as a primary residence, visit in both.

Beach, culture and the outdoors

Delray’s municipal beach spans two miles and is Blue Flag certified — one of only three Blue Flag beaches in the continental United States, per the Downtown Development Authority. The Morikami Museum and Japanese Gardens at 4000 Morikami Park Road holds 16 acres of gardens spanning eight centuries of Japanese design inside a 200-acre park, open since 1977. Wakodahatchee Wetlands on Jog Road offers a free three-quarter-mile boardwalk over 50 acres where more than 178 bird species have been recorded. The Delray Beach Open, an ATP 250 event, played its 34th edition in February 2026. The Tri-Rail station sits at 345 S Congress Avenue with free parking; Brightline’s nearest stops are Boca Raton and West Palm Beach.

Who buys in Delray Beach

The migration data is unusually clear. Palm Beach County ranks first in the nation for net income inflow from domestic migration — $22.7 billion cumulatively between 2019 and 2023, and $3.04 billion in 2023 alone. The top origin counties are all New York: Nassau, New York County and Suffolk. Inbound filers averaged $178,085 in income against $98,527 for those leaving, and out-of-state arrivals averaged $244,700.

Alongside them: cash second-home buyers, who make up 58.7% of the county’s existing condominium purchases; downsizers, in a city where 28% of residents are 65 or older; and estate buyers concentrated in 33483 and the equity clubs.

Short-term rental investors should know the friction is real — a Florida DBPR vacation rental licence is required for stays under 30 days if you rent more than three times a year, plus a business tax receipt at both city and county level, a certificate of use, tourist development tax, and a one-hour complaint response requirement. Zoning permissions vary by district; confirm with Planning and Zoning before you buy for that purpose.
