The building is finished and occupied — it topped out at 33 storeys in March 2025 with 292 residences, and the 32/303 figures are the specification it was launched with in 2022.

ONE Park Tower by Turnberry is a 33-storey, 292-residence condominium at 2411 Laguna Circle in North Miami — the first for-sale building inside SoLé Mia, a 184-acre master-planned community built around a seven-acre swimmable lagoon. It is finished and occupied. This page had never been corrected and contradicted itself four separate ways; it has been rebuilt.

That is first-hand knowledge from a licensed Florida sales associate who has taken clients through transactions here, and on the narrow question of whether the building is open and trading it is better evidence than anything else available — because the trade press has published nothing since March 2026, and the county has published nothing at all.

The numbers on the panel above are not random errors — they are the 2022 launch specification, frozen. The tower really was announced as 32 storeys, and its unit count really did read 303 before it moved to 299 at groundbreaking and settled at 292 at top-out. Buildings shrink as they are drawn; what should not happen is a page carrying the first number four years later. We found precisely the same thing at Aria Reserve, which was announced with 391 homes and built with 383.

On the developer credit, a note about checking rather than assuming. This page credits Turnberry and Rosso. Against the fact that SoLé Mia’s master plan is a Turnberry and LeFrak joint venture, that looked like an error — so we checked before correcting it. It was not an error. Carlos Rosso is a genuine partner on the tower; LeFrak is Turnberry’s partner on the 184 acres. Two different partnerships, both real, and only one of them was on the page. Now both are.

Why the county has no record of it — and how we know that is a lag

Search the Miami-Dade Property Appraiser for 2411 Laguna Circle and you get nothing. Search the whole of Laguna Circle and you get two parcels, neither of them this building. There is no condominium declaration, no folio, no assessed value and no recorded sale for any residence at ONE Park Tower.

⚠️ On most of the buildings on this website, that is where the answer has to stop — the tax roll lags the Clerk of Court’s deed record, so an absence of folios is never proof that nothing has sold, and we say so and move on. Here we can do better than that.

⭐⭐ Two independent things turn this from an unexplained absence into a demonstrated lag.

  • The county’s declaration mechanism is demonstrably working in this exact development. We walked the North Miami condominium declaration series folio by folio. It holds six — and one of them is a 2025 declaration for the UHealth medical building at SoLé Mia, a sibling project on the same master plan. So Miami-Dade is not unable to record a declaration here. It simply has not done so for this tower yet.
  • And we know homes have closed, because we closed some of them. That is not an inference from the record; it is direct transactional knowledge.

What that means for you, practically: no price at ONE Park Tower can currently be verified against the public record, by us or by anyone else. There are no comparables inside the building, no assessed values, and no way to check a quoted figure independently. That will change when the declaration reaches the roll. Until it does, every number you are shown — including on this page — comes from the sell side, and you should weigh it accordingly.

⚠️ It also means this page previously quoted three different entry prices — $500,000, $550,000 and $700,000 — on the same URL, none of them current. All three have been removed rather than replaced with a fourth we could not stand behind.

SoLé Mia: the lagoon, the rentals, and what you are really buying into

The building is the smaller half of this decision. What you are actually buying into is a 184-acre master plan between Biscayne Boulevard and Biscayne Bay, alongside Oleta River State Park, ultimately planned for more than 4,000 homes and 1.5 million square feet of commercial space.

The county record has two genuinely interesting things to say about it, and neither has been published anywhere else.

First: the Crystal Lagoon is its own tax parcel. Miami-Dade carries it as 475,633 square feet — 10.9 acres, including its beach and surrounds — classified as an enclosed recreational arena, with a recorded year built of 2020. ⭐ Its land value rose from $2,853,738 in 2025 to $5,231,963 in 2026 — up 83.3% in one year. The assessor has formed a view about what an amenity like this is worth, and the view is going up sharply. ⚠️ Note the parcel is 10.9 acres while the lagoon itself is marketed at seven.

Second, and more important for a buyer: SoLé Mia is largely a rental community. The parcel next to the lagoon is a 397-unit rental building, carried by the county at $117,000,000 for 2026. ONE Park Tower is the for-sale building inside it — the first, as its own marketing says.

That is not a criticism, and for many buyers it is a positive: rental density is what funds the lagoon, the trails, the padel club and the retail, and it is why the amenity package here is out of proportion to a 292-home building. But it is a materially different proposition from a condominium whose neighbours are all owners, and this page did not previously mention it at all. Ask how the shared amenities are governed, funded and scheduled between the for-sale and rental populations.

Who this suits, and who it does not

It suits a buyer who wants resort amenity at North Miami pricing. A seven-acre swimmable lagoon with a private beach, 37 acres of green space and eight miles of trails, a charter school and a UHealth medical centre inside the master plan — against Sunny Isles or Bal Harbour a few minutes away, the amenity-per-dollar here is not close.

It suits a buyer who wants to move in now. It is finished. There is no delivery risk left, which is a genuinely different purchase from the one the 2022 buyers made.

It suits badly a buyer who needs to verify a price. There is no public record of this building at all yet — no declaration, no folios, no recorded sales. You cannot check what your neighbour paid, and neither can we. That is temporary, but it is the situation today.

It suits badly a buyer expecting an all-owner building. The community around it is substantially rental, by design, and the shared amenities are shared with it.

And it suits badly anyone who was told this is pre-construction. It is open. What is available is late developer inventory or a resale — different negotiations, with different leverage, and worth being clear about which one you are in.

Five things to establish in writing before you commit:

  • Whether you are buying from the developer or from an owner, and what comparable homes have actually closed at — ask for the closing statements, because the county cannot show you.
  • When the condominium declaration will be recorded, and ask to read the draft — particularly its leasing article.
  • How the lagoon and the master-plan amenities are governed and funded, and what the for-sale building pays toward them.
  • What is still to be built on the remaining acreage, and on what timetable. More than 4,000 homes are planned; you will live through the rest of them going up.
  • The association budget and reserves, and the first full year of real operating costs.
