It is being built by Property Markets Group with E11EVEN Partners, designed by Sieger Suarez Architects with interiors by AvroKO, and constructed by John Moriarty & Associates — the same team that delivered the first tower.
Reported amenities include a rooftop helipad, a residents-only social club, a restaurant, executive office suites, fitness facilities, two pool decks, and a social club branded The Clayton. The 2023 announcement also described a 20,000-square-foot resort deck on the 11th storey and a wellness and fitness level on the 14th, and a skybridge connecting the two towers.

So: the same height now holds about 45% more homes, the largest layouts were dropped, the smallest ones got slightly bigger, and delivery moved out two years. None of that is unusual for a Miami tower between announcement and topping out, and none of it is a criticism. But it is exactly the kind of change that leaves stale numbers scattered across the internet — including, until today, on this page.
I want to be careful about what this does and does not tell you. It does not tell you anything about the project’s health; the tower is 62 floors out of the ground and its sister building delivered on the same block two months ago. What it tells you is that any figure you read about this building needs a date attached to it, and that a three-bedroom you may have been shown in 2023 does not appear in the current programme.

Read the 2025-to-2026 line carefully: the structure went from roughly floor 13 to floor 62 in twelve months. That is a fast, uninterrupted concrete pour, and combined with glass already at level 57 it is a strong indication the 2027 target is realistic rather than aspirational. The comparable evidence is on the same block — the first tower topped off in February 2025 and delivered in June 2026, about sixteen months later. Applying that gap here would put delivery in mid-2027, which is what the developer is saying.
What it costs — and why this page will not tell you
🔴 I could not find a current published price for this building, and I am not going to invent one.
The only figure in the trade record is “the mid-$400,000s”, reported by Florida YIMBY in April 2023. That predates the increase from roughly 380 to 550 homes and a two-year change in delivery, so I would not quote it as current and neither should anyone else.
This page previously advertised “Prices starting at $950,000”. I could not source that figure to anything, and it has been removed rather than left standing.
What I searched: The Real Deal, Florida YIMBY and PROFILEmiami, for any current price list, price range or sell-through percentage for E11EVEN Residences Beyond. I found none. One caveat I will state rather than hide — the South Florida Business Journal blocks our requests, so that outlet is unchecked rather than clear.
⚠️ The absence of a published sell-through figure is worth naming, not interpreting. Percentage-sold numbers reach the trade press because they flatter a project. For the first tower, the developer’s 90%-in-two-months presale figure was widely reported. For Beyond, no equivalent number has been published that I can find. I am not going to draw a conclusion from that — I am telling you what is and is not on the record so that you ask the sales office directly, and ask them to put the answer in writing.
The county holds nothing on this building
I pulled the Miami-Dade County Property Appraiser record for this block on 26 August 2026. The site is five parcels under the plat City of Miami North, Block 18, zoned Urban Core 60 Storey, at 20, 50, 60 and 90 NE 11th Street. Every one is classified “Vacant Land — Commercial”, with no year built and no building area. No E11EVEN condominium declaration appears in the county address index.
The parcel most closely associated with this tower, at 60 NE 11th Street, is a 6,250-square-foot lot assessed at $2,681,250 for 2026; the adjoining parcel at 90 NE 11th Street is 11,116 square feet, assessed at $4,768,764, and last transferred at $26,859,000 in May 2023 in a deed the county flags as between affiliated parties rather than arm’s-length.
For a building two years from delivery this is entirely normal. The point of saying it is this: there is no county price evidence for this project, and there will not be until well after closings begin. Not for the units, not for the building. If someone offers you a comparable here, ask where it came from.
What to check before you sign
Confirm which tower your contract is for. Two 65-storey E11EVEN towers of nearly identical height stand on the same block, one finished and one not, and published addresses for this one have varied between 60 and 90 NE 11th Street. The folio and legal description in your contract are what count.
Get the current price and availability in writing, with a date on it. Nothing current is published. Whatever you are quoted, have it dated and confirm what it includes.
Ask what happened to the three-bedrooms. They were in the 2023 programme and are not in the current one. If you are being shown a large layout, confirm it exists in the recorded plans.
⚠️ Do not assume short-term rental is permitted because of the branding. A club-branded tower invites that assumption. What actually governs is Florida’s state preemption, the City of Miami’s zoning and certificate-of-use position, and the condominium’s own declaration, which binds you personally — and which does not exist yet for this building. Get all three in writing before your rental plan becomes part of your purchase decision.
Read the deposit schedule and what happens if delivery moves again. This building has already moved from 2025 to 2027. That is ordinary, and it is also exactly why the contract’s outside date and deposit terms matter.
Who this suits
It suits a buyer who wants the E11EVEN concept and missed the first tower. Phase 1 was 90% reserved within two months of its 2021 launch and has now closed roughly 400 homes. This is the only way into the project at developer level.
It suits someone comfortable buying with two years to run. The structure is nearly topped out and the sister tower has delivered on the same block, which is about as much construction reassurance as pre-construction offers.
It suits a smaller-format buyer. With homes starting near 385 square feet and no three-bedrooms in the current programme, this is a studio-and-one-bedroom building with a luxury cap on top.
It does not suit anyone who needs a large home, and it does not suit a buyer who wants price certainty today, because no current price is published.
It does not suit someone relying on short-term rental income until they have the declaration and the City’s position in writing. That is not a comment on this building specifically — it is the rule everywhere, and branding makes people forget it here more than most.
And a note for buyers in the first tower. Five hundred and fifty more homes are arriving on your block in 2027, from the same developer, with a sales team and no resale competition. If you are thinking about selling, the timing of that supply is a real factor.
