That matters more than it sounds. In most buildings, year-to-year swings are driven by which homes happened to sell — a few large units lift the median, a few small ones drop it. Here, because nearly every home is a two-bedroom between 900 and 1,552 square feet, that distortion is largely absent. The flat line is likely to be a real reflection of value rather than an artefact of the mix.
