What is actually being built at Casa Bella Residences?

A 56-storey tower at 1400 Biscayne Boulevard carrying 319 residences, developed by Related Group and Alta Developers, with B&B Italia as design partner — the Italian furniture house’s first residential collaboration in the United States.

The unit count has moved, and it moved up, which is unusual. The project opened for reservations in November 2021 at 306 residences, launched sales in 2022 at 312, and is now built as 319. Related president Jon Paul Perez said in February 2022 that the firm had “controlled this parcel for many years,” which is the closest thing to a land-basis statement in the public record.

Coastal Construction is the general contractor. What is still not in the record: no primary source I could locate names the architect of record, the interior designer beyond the B&B Italia partnership, or the landscape architect. That is a gap worth asking the sales team to fill before you sign.

Where Construction Stands

This one is genuinely progressing. Ground broke in November 2023, and in the same month the developers closed a $240 million construction loan from Cain International. In August 2024 Related completed what it described as the largest concrete pour in its 45-year history at the site.

The tower topped off at 56 storeys on 9 July 2025, with more than 90 percent of the building reported in contract and completion promised for summer 2026. Alta Developers’ own project page, checked 4 August 2026, still lists “2026 (planned).”

One honest caveat. No source published after July 2025 confirms the summer 2026 date, and no certificate of occupancy or closings announcement has been located. As of this writing the building is topped off and finishing out on a date that is now current. If you are buying, ask for the TCO schedule in writing.

The One Slip, and When It Happened

Casa Bella was launched in November 2021 promising late 2025. It now promises summer 2026. That is one slip of roughly six to nine months, which by Miami pre-construction standards is close to on time.

What is interesting is when it happened. Multi-Housing News still reported a 2025 completion on 10 November 2023. Commercial Observer reported 2026 on 17 November 2023, alongside the $240 million Cain construction loan. The date moved inside a single week — at the moment the senior lender underwrote the project.

That is the normal pattern and it is worth understanding: launch dates are marketing estimates, and the date a lender agrees to is the first one with money behind it. On the Miami Pre-Construction Delivery Tracker, 22 of 38 towers have slipped at least once. Casa Bella slipping once, by under a year, puts it in the better half of the market.

Why this page still sits under new construction

A fair question in late 2026, when the building is topped off and delivery was promised for this summer. The answer is that the county does not yet record a condominium here, and that is the test this site uses.

As of 25 August 2026, the Miami-Dade Property Appraiser returns a single folio at 1400 Biscayne Boulevard, under the subdivision name A S C TR. There is no recorded declaration, no unit folios, no ownership percentages and no sale records. Until the declaration is recorded, the 319 residences do not legally exist as separate properties — which means no price-per-square-foot history, no resale record and no completeness check exists for this building, and nothing on this page is derived from the tax roll.

What will change it. When the declaration records and the first closings appear, this becomes a building we can document to the same depth as any finished condominium — every home, every size, every sale price. At that point the page moves to the luxury-condo section with a permanent redirect from this address, and it gets rewritten from county data rather than from press coverage. We will do that once, when the record exists, rather than twice on a guess.

⚠️ One address note, because it causes real confusion. The building is at 1400 Biscayne Boulevard. The 1444 Biscayne Boulevard address that appears in a good deal of marketing — including our own new-construction directory — is the sales gallery, per the developer’s own site. Both addresses return the same single county parcel.

What to Watch Before You Sign

  • The delivery date is now current. Summer 2026 is this summer. Ask for the TCO schedule and the closing timeline in writing rather than relying on a date published in July 2025.
  • The design and construction team is not public. Architect of record, interior designer and general contractor are all unnamed in the sources. Ask.
  • Financing and absorption are both strong — a real $240M facility from Cain and 90%+ in contract. That combination is the opposite of the risk profile on several other towers in this market.
  • B&B Italia is a design partnership, not an operator. Nothing about the brand relationship has been published in terms of licence duration or scope.

The Arts & Entertainment District Around It

1400 Biscayne sits in Miami’s Arts & Entertainment District, between downtown proper and Edgewater, directly in the orbit of the Adrienne Arsht Center for the Performing Arts. Metromover’s Omni Loop runs through here — School Board, Adrienne Arsht Center and Freedom Tower stations — and Metromover is fare-free, which connects the building to Brickell, Government Center and MiamiCentral for Brightline without a car.

The immediate competitive set is heavy. Miami Worldcenter, a short distance south-west, carries 17 towers proposed, approved or under construction across 27 acres with 8,473 residential units. Edgewater immediately north is described by The Real Deal as “one of the epicenters of Miami’s new development condo boom.” You can see how that pipeline is actually performing on the delivery tracker.
