On recorded 2026 sales the West tower runs $745 per square foot — cheaper than 70 of the 116 other buildings on the Miami Condo Index. Figures are closed sales from the Miami-Dade County Property Appraiser, not asking prices. Hover or tap a color to see the split.

Key Takeaways

  • Brickell Heights recorded 17 sales in the 12 months to 23 September 2026 — at a median of $760,000, or $742 per square foot, on the Miami-Dade County Property Appraiser record. The latest recorded sale was on 24 June 2026. Own at Brickell Heights? Ask Josh what yours would sell for on WhatsApp.
  • Brickell Heights is two separate condominiums — East at 45 SW 9th Street (358 homes) and West at 55 SW 9th Street (332). The county records them separately, and their price histories are not identical.
  • Both towers have been broadly stable for four years — East is down 4.7% per square foot, West down 2.1%. After the swings I have measured elsewhere in Brickell, that stability is the finding.
  • 690 folios, 690 homes — neither tower has a single commercial, parking, cabana or storage folio. That is rare, and it makes the counts here unusually trustworthy.
  • The developer sold both towers in 2016 to 2018 — 711 qualified sales across the two buildings — median $542,900 in East and $496,900 in West — so the original cost base is a matter of public record.
  • 338 of those first owners have since resold, and 121 of them took a loss — 217 sold above what they paid, 121 below. That is 36% of resellers underwater in a building most people would describe as a success.
  • Median gains differ sharply by tower — +6.5% in East against +12.9% in West, over roughly the same holding period.

Two towers, 690 homes, and not one parking folio

Brickell Heights is normally spoken about as one development. The Miami-Dade County Property Appraiser records it as two condominiums: BRICKELL HEIGHTS EAST CONDO at 45 SW 9th Street, 358 folios, and BRICKELL HEIGHTS WEST CONDO at 55 SW 9th Street, 332 folios. I pulled both, folio by folio, and I keep them apart on this page because their records differ.

Aerial of Brickell at dusk with the lit skyline above Biscayne Bay

Every one of those 690 folios is a home. No commercial units, no separately deeded parking, no storage or cabana folios in either tower. In most buildings I measure, several hundred folios have to be stripped out before the arithmetic means anything — here the folio count and the home count are the same number twice over.

East holds 358 homes: one studio, 196 one-bedrooms, 126 two-bedrooms, 31 three-bedrooms and four four-bedrooms, from 620 to 2,324 square feet, median 852. West holds 332: 184 one-bedrooms, 121 two-bedrooms and 27 three-bedrooms, from 541 to 2,223 square feet, median 826. Both are one-bedroom-weighted buildings; West more so, and West has no four-bedroom inventory at all.

2026 assessed values run from $262,428 to $1,712,693 in East, median $491,714, and from $297,801 to $1,866,900 in West, median $464,350.

Four years of sales in both buildings

141 qualified, arm’s-length sales across the two towers to 23 September 2026. Portfolio transfers are excluded and identical same-day transactions collapsed to one.

Read the right-hand columns and the story is stability. East: $768, $789, $768, $732 — down 4.7% across four years. West: $761, $839, $729, $745 — down 2.1%. Neither tower has moved dramatically. Against buildings I have measured falling by a fifth or more over the same window, and others flat or up, Brickell Heights sits in the middle and stays there.

The median columns are noisier and should not be read as price movement. East’s median dropped to $625,000 in 2025 and rebounded to $701,500 in 2026 — but the median home sold was 843 square feet in 2025 against 1,121 in 2024 and 986 in 2026. The mix did the moving.

Two limits worth stating. West’s 2025 rests on six sales, which is too thin to carry a year on its own, and both towers’ 2026 rows rest on ten sales each in an unfinished year. The four-year figures are the ones I would use.

Turnover runs at about one home in nineteen per year in East and one in twenty-one in West. The highest qualified sale on record is $2,350,000 in East, from November 2024, and $2,550,000 in West, from March 2023.

Did buying new at Brickell Heights pay off?

Both towers were sold by the developer inside a narrow window, which makes this answerable. The county records 373 qualified sales in East across 2016 to 2018 at a median of $542,900, and 338 in West at a median of $496,900 — 711 original transactions between them.

338 of those first owners have since resold in a qualified transaction: 188 in East and 150 in West. That is the largest original-buyer cohort I have assembled anywhere, and it lets me give you the distribution rather than an average.

217 sold above what they paid. 121 sold below. In other words 36% of everyone who bought new here and later sold did so at a loss — in a building on one of the most sought-after corners in Brickell, over a period generally described as a boom.

The two towers diverge more than their flat price lines suggest. In East the median change was +6.5%, with a range from −33.4% to +46.9%; in West it was +12.9%, ranging from −37.4% to +81.1%. West’s original buyers came in cheaper — a $496,900 median against $542,900 — and have done better since, which is the whole argument for paying attention to entry price rather than to a building’s reputation.

All of these are gross figures. They exclude commissions, closing costs, taxes, assessments and the cost of carrying the home, none of which appear in the county record and none of which I am estimating for you. The true net position of the 121 owners who sold below their purchase price is worse than the number above, not better.

Who this pair of buildings suits

It suits a buyer who wants a Brickell one-bedroom and values a settled price over a rising one. Four years of settled per-foot pricing in both towers, down 4.7% in East and 2.1% in West, is a real characteristic, not a gap in the data.

It suits a buyer who wants to check everything. Every folio is a home, both towers’ developer sales are on record, and 338 resales have been measured against them. There is very little here you have to take on trust.

It does not suit a buyer expecting an automatic gain. More than a third of the original owners who sold did so for less than they paid, and the worst were down more than 33%. That happened in a good location during good years.

If you are selling here, start by confirming which tower you are in, because half the “Brickell Heights” comparables a buyer quotes will belong to the other building — and the two have different medians, different turnover and different cohort outcomes. Then price to the per-foot line, which has moved little in four years, rather than to a headline median that swung from $825,000 to $625,000 and partly back on nothing more than which floorplates happened to trade.

If you own here, this page already carries the county’s record of what homes in Brickell Heights have sold for. Here is how to use it.

Your three options

  1. Sell. Price against what comparable homes in the building have actually recorded, not against asking prices.

Brickell Heights — Frequently Asked Questions

What have homes at Brickell Heights sold for in the last 12 months?

17 sales were recorded on the Miami-Dade County Property Appraiser record in the 12 months to 23 September 2026, at a median of $760,000 ($742 per square foot). The latest recorded sale was on 24 June 2026. These are recorded closings, not asking prices. If you own at Brickell Heights and want to know what your home would sell for, message Josh Stein on WhatsApp at (305) 695-8257.

Is Brickell Heights one building or two?

Two. The county records BRICKELL HEIGHTS EAST CONDO at 45 SW 9th Street with 358 homes and BRICKELL HEIGHTS WEST CONDO at 55 SW 9th Street with 332 — separate condominiums with separate sales records.

How many homes are there in total?

690, and unusually every single folio the county records in both towers is a home. There are no commercial, parking, cabana or storage folios in either building.

Have prices at Brickell Heights gone up or down?

Slightly down, if anything. Across four years East is down 4.7% per square foot ($768 to $732) and West is down 2.1% ($761 to $745). Both towers have been broadly stable.

Why does the median sale price jump around so much?

Because it follows which homes sold. East’s median fell to $625,000 in 2025 and rebounded to $701,500 in 2026, but the median home sold was 843 square feet in 2025 against 986 in 2026. The per-foot figure moved far less.

Did the original buyers make money?

Many did not. Of 338 original buyers who have since resold, 217 sold above what they paid and 121 sold below — 36% at a loss. The median change was +6.5% in East and +12.9% in West, with individual outcomes ranging from −37.4% to +81.1%.

Which tower has performed better?

West, on the cohort evidence: its original buyers paid a median of $496,900 against East’s $542,900 and have a median gain of 12.9% against East’s 6.5%. On 2026 pricing the two are within about $15 per square foot of each other ($732 in East, $745 in West).

How often do homes here change hands?

141 qualified sales across the two towers in four years — about one home in nineteen per year in East and one in twenty-one in West.
