Three houses on this island are currently asking more than any house on it has ever sold for. The record is $170 million, set in 2023. The asking prices above it are $205 million, $195 million and $185 million. Meanwhile the largest sale actually recorded on the island in 2026 was $93.3 million. That gap is the single most useful thing to understand about Palm Beach, and almost nobody writes it down.
The asking prices and the sale prices have come apart
The town of Palm Beach is thirteen miles of barrier island with a hard supply limit and no meaningful new construction of single-family homes. That produces a market where the headline number is almost always an ask, not a trade — and where the two have drifted a long way apart.


The record sale still stands at $170 million — 589 North County Road, a 20,100 square foot estate bought by Michael Cantanucci in 2023. That works out to about $8,458 per square foot.
Against that, the current asks:
- $205 million — a compound formerly belonging to a Gucci heir
- $195 million — 1616 South Ocean Boulevard, nearly 20,000 square feet, seven bedrooms and twelve bathrooms, listed by Christian Angle on 24 August 2026 at roughly $9,790 per square foot
- $185 million — 911 North Ocean Boulevard, on 2.25 acres
- $105 million — a 14,300 square foot house
The $195 million ask is 16% per square foot above the island’s record sale, and about 15% above it in absolute terms. For context, the most expensive single-family sale ever recorded in Florida is $225 million, in Naples, in April 2025. Two Palm Beach listings are priced within striking distance of a state record.
None of that is evidence that the island is worth those numbers. An asking price is a proposal. It becomes evidence the day it closes, and not before. What follows is what actually closed.
What actually traded on the island in 2026
These are recorded transactions, each one reported with the seller’s own prior purchase price, which is the part that makes them worth reading:

Two things stand out. The first is that the island’s biggest 2026 trade, $93.3 million, is 45% below its record — and it was a house that had not been finished. At roughly $8,043 per square foot it sold close to the record’s per-foot rate, which tells you the record was about size as much as it was about price level.
The second is the holding periods. The 2005 buyer at 127 Oceanview Road made about $24.8 million over twenty-one years. The 2018 buyer at 206 Phipps Plaza made about $23.3 million over eight. Same island, similar money, a third of the time. I would not draw a rule from two houses — but it is a useful corrective to the idea that Palm Beach appreciation is a smooth line.
The condominium island is not the mansion island
Almost everything written about Palm Beach describes Billionaires’ Row. That is a handful of oceanfront estates. The buildings listed further down this page are a different market entirely — mostly mid-century in-town condominium and co-operative buildings, walking distance to Worth Avenue, at prices that share no boundary with the $100 million tier.
The two closings at 400 South Ocean Boulevard in August 2026 give the honest scale: two-bedroom units at $4,800,000 and $5,100,000, the first at about $2,600 per square foot. Against the $8,000–$9,800 per square foot of the estate market, the in-town condominium is roughly a third of the price per foot — on the same island, with the same postcode and the same beach.
If you are buying in Palm Beach under $10 million, the estate-market headlines are not your market and should not be used as your comparables. The in-town buildings are.

What to check before you buy in Palm Beach
Ask what the seller paid, and when. Every sale in the table above was reported alongside its prior purchase price, because those are public record. If a house has doubled in four years without being touched, that is not a valuation — it is a bet on the next buyer.
Do not price an in-town condominium off estate-market headlines. A third of the price per foot separates the two, and they do not move together.
Check whether the building is a co-operative rather than a condominium. Several of the older in-town buildings are, and it changes the approval process, the financing and who you can sell to. Ask before you write an offer, not after.
Treat an asking price as an opinion. On this island, three homes are currently asking above a record that has stood since 2023. Some of those will trade far below ask, and the reported sale price is the only number that ever mattered.

It depends entirely on which of the two markets you are in. In 2026 the island’s largest recorded sale was $93.3 million (757 Island Drive, May 2026). Estate sales in August 2026 ran $26.5 million and $27.5 million. In-town two-bedroom condominiums at 400 South Ocean Boulevard closed at $4.8 million and $5.1 million. Those are the same island and effectively different markets.
Is Palm Beach a condo market or a mansion market?
Both, and they do not move together. The estate market trades at roughly $8,000 to $9,800 per square foot; an in-town condominium closed at about $2,600 per square foot in August 2026 — around a third. If you are buying under $10 million, the Billionaires’ Row headlines are not your comparables.
Has Palm Beach property appreciated well?
On the sales we can document, strongly — but not evenly. 127 Oceanview Road went from $1.7 million in 2005 to $26.5 million in 2026. 206 Phipps Plaza went from $4.2 million in 2018 to $27.5 million in 2026 — a similar gain in a third of the time. Two houses are not a trend, and anyone quoting you a single appreciation rate for this island is smoothing over a very wide spread.
Why do Palm Beach asking prices look so much higher than sale prices?
Because supply is fixed and the top of the market is thin, so sellers anchor high and wait. As of August 2026 three homes are asking $205 million, $195 million and $185 million against a record sale of $170 million set in 2023. An asking price becomes evidence on the day it closes, and not before.
Are the older Palm Beach buildings condominiums or co-operatives?
Several of the in-town buildings are co-operatives rather than condominiums, which changes the approval process, how you finance the purchase and who you are permitted to sell to. Confirm which one you are dealing with before writing an offer — it is the most common avoidable surprise on this island.
