Pre-construction: the developer’s website says construction is “slated to begin in October/November of 2026.” The design now being sold is one 18-storey tower with 129 residences, not the three 15-storey towers and 103 residences of the 2022 to 2023 concept. Claridge Homes officially launched the current design in January 2025 with prices from $990,000, delivery reported as May 2028 and $26,750,000 in pre-sales (PROFILEmiami, 27 January 2025); the developer’s website now lists prices from $999,999. The Broward County Property Appraiser still carries the parcel as vacant land. The newest press coverage I found is from February 2025, and I have not found a delivery date published after January 2025.

Fort Lauderdale is no stranger to luxury living. Known as the “Yachting Capital of the World,” this Florida city has always been a popular destination for the wealthy and glamorous. 3000 Waterside is a planned Intracoastal condominium that has not started construction; if it is built as planned it would add to the Fort Lauderdale condos for sale.
3000 Waterside will sit on the Intracoastal Waterway. The developer’s website lists a waterfront pool deck, a fitness and wellness center, a restaurant, boat docks for purchase and 24/7 concierge service (read 24 September 2026).
The site is at 3000 E. Oakland Park Blvd, Fort Lauderdale (Broward County), on the Intracoastal Waterway; the developer’s website gives that as the site address, earlier coverage gave 2910-3000 E. Oakland Park Blvd and 3000 NE 30th Place, and the county files the parcel under 3000 NE 30 Place. Contemporary and Spacious Residences That Sit Right Next to The Water
The current plan has 129 residences in 14 floor plans, from two to four bedrooms, with 1,118 to 2,660 interior square feet, including six penthouse designs on the top four floors (developer’s website, read 24 September 2026). Florida YIMBY and PROFILEmiami gave 1,120 to 2,647 square feet in January 2025.
The twin-tower exterior rendering above shows the earlier scheme (three 15-storey towers and 103 residences; Florida YIMBY, 28 January 2022), not the current single 18-storey tower designed by FSMY Architects + Planners (Florida YIMBY, 26 January 2025).

Claridge Homes, based in Ottawa, is the developer. The current plan is a single tower of 129 residences: the developer’s website describes an 18-storey tower with a 19th-floor roof deck, while Florida YIMBY and Floridian Development counted 19 floors from the city filings. Florida YIMBY reported on 14 May 2024 that the site had earlier approval for 103 condos in three 15-storey towers and that Claridge had filed entirely new plans.
The residences are two-, three- and four-bedroom Sky Residences, and many plans include a den or media room. The top four floors hold the penthouses, some with up to four bedrooms (PROFILEmiami, 27 January 2025).
Per the developer’s website, kitchens will have contemporary European custom cabinetry, quartz countertops and backsplash, and a Miele appliance package (integrated refrigerator, wall oven, electric cooktop, island hood, dishwasher, microwave and wine cooler). Floors will be large-format 24-by-48-inch porcelain tile, and residences will have large glass balconies, with terraces on certain penthouse levels.
Floor-to-ceiling impact windows and sliding glass doors are listed for the residences. Primary suites will have designer-ready walk-in closets and spa-inspired baths with bathtubs and/or walk-in showers as shown on each plan, and a freestanding soaking tub and handheld showers are listed for the penthouse primary bedrooms.



3000 Waterside: State-of-The-Art Amenities to Enjoy
The developer’s website lists a double-height lobby, fully furnished to a design by Manhas Design and overlooking the Intracoastal Waterway, with 24/7 concierge service (read 24 September 2026).
A waterfront pool deck with Intracoastal views, a resort-style pool and spa, and a barbecue courtyard.
A fitness and wellness center with a yoga studio, a spa oasis and a treatment room; PROFILEmiami (27 January 2025) also lists a sauna and steam room.
A restaurant with 4,600 square feet of indoor and outdoor dining and valet parking for restaurant guests (developer’s website; the May 2024 city filing was reported at 4,000 square feet). There is also a private party room with a bar, pool views and a warming kitchen, a billiards room, and two guest suites that owners can rent for a daily fee.
The 19th floor will have an 8,500 square foot roof deck with a hot tub, two outdoor bars and two fire pits. The developer lists up to 13 boat docks for purchase by owners, at the developer’s discretion, plus one dock for restaurant guest pick-up and drop-off.


Penthouses, ownership terms and deposits
The top four floors hold the penthouses: PROFILEmiami counted 23 penthouse units (27 January 2025) and the developer’s website lists six penthouse designs. PROFILEmiami also reported reserved parking for select penthouse buyers and a storage locker with every residence.
Traded reported on 27 January 2025 a deposit schedule of 20% at signing, 10% at piling-permit approval and 5% at topping-off, and ownership terms that allow owners to rent up to three times a year with a three-month minimum; it said short-term rentals are prohibited. Those are Traded’s figures, and the pages of the developer’s website I read do not state them, so confirm them in the offering documents. Where 3000 Waterside stands, and what the county record shows
Status, 24 September 2026. The developer’s website (an undated home-page notice, read today) says construction is “slated to begin in October/November of 2026.” Fall 2026 was already the start date in Traded’s report of 27 January 2025. The county roll shows no building: Broward County Property Appraiser folio 494225060320, addressed 3000 NE 30 Place, Fort Lauderdale 33306, is coded 10-02 Vacant Commercial with extra feature and zoned CB Community Business, with a building value of $0 and no year built. Its 2026 land value is $5,875,300 on 58,753 square feet ($100 a square foot), against $5,287,770 in 2025. The owner of record is CLARIDGE HOMES 3000 WATERSIDE LP, with an Ottawa, Canada mailing address. I found no unit folios for the project in the county roll.
Land. The county shows a special warranty deed dated 28 February 2022 with $12,500,000 stamped on this folio, coded “Disqualified Sale”; the deed type reads “Multi Special Warranty Deed.” The Real Deal reported on 12 May 2023 that a Claridge affiliate bought the 2.2-acre site for $12.5 million in February 2022, and Traded gave the site as 2.16 acres. The 2025 and 2026 rolls carry the folio as 58,753 square feet, about 1.35 acres, and the 2024 roll carried it as a 1973 multi-tenant office building on 15,448 square feet ($3,260,560 of building value). I have not found a source that explains the difference between the county acreage and the press acreage. A separate Claridge-owned lot in the same plat, a parking lot at 2878 NE 30 Place (folio 494225060280), also changed hands by title change on 28 February 2022; I have not found a source saying whether it is part of the project.
How the plan changed. Florida YIMBY reported in January 2022 three 15-storey towers with 103 homes, and The Real Deal reported on 12 May 2023 that Claridge planned to break ground the following month and finish in spring 2025. The county roll shows no building, and the developer now gives a fall 2026 start. On 14 May 2024 Florida YIMBY reported that Claridge had filed entirely new plans for the city’s Development Review Committee, designed by FSMY Architects + Planners: one 19-floor building with 129 condos and 352,087 square feet, down from 432,875 square feet. Floridian Development reported on 13 February 2025 that the plan had been submitted to the Planning and Zoning Board. I have not found a report of the board’s decision, a building permit, construction financing or a groundbreaking. That is an absence of reporting, and I am not drawing a conclusion from it.
Price and delivery. In January 2025 Florida YIMBY and PROFILEmiami reported prices from $990,000 and delivery in May 2028, and PROFILEmiami reported $26,750,000 in pre-sales after a quiet launch in winter 2024. The developer’s website now lists prices from $999,999. I have not found a delivery date published after January 2025, so treat May 2028 as the January 2025 figure and ask the developer for the current schedule.

I bought pre-construction at 3000 Waterside. Can I sell before or at delivery?
It depends on your purchase agreement. Before closing, selling usually means assigning your contract to a new buyer, which developers often allow only with their written consent and sometimes for a fee, so read the assignment clause first. After closing it is an ordinary resale, priced against what similar homes in the building and nearby have actually closed for.
