Anantara Miami Resort & Residences will be the Thai luxury brand’s first property in the United States — a 50-storey, 650-foot hotel-and-condominium tower at 3601 Biscayne Boulevard in Edgewater, developed by One Thousand Group with Kohn Pedersen Fox and interiors by Patricia Urquiola.

It is also, as of August 2026, unpriced, pre-sales-launch and pre-construction — and the only building I can confirm was ever approved for this site is a completely different one. All of that is below, sourced and dated.

What Is Planned

A 50-storey, 650-foot tower on a 1.6-acre full-block assemblage at 3601 Biscayne Boulevard, together with 345 and 409 NE 36th Street, zoned T6-24A-O. The developer is One Thousand Group — Kevin Venger, Louis Birdman and Michael Konig, the team behind One Thousand Museum and, with Terra, Villa Miami. Kohn Pedersen Fox is design architect, ODP Architecture & Design architect of record, and Patricia Urquiola is doing interiors in what is described as her first US residential project. ONE Sotheby’s International Realty was appointed exclusive sales firm in June 2026.

The programme is three parts: private branded condominium residences for sale, “resort residences” owned but made available to hotel guests, and hotel suites. Opening is announced for 2030, a date that has been consistent across every source since April 2026.

Unit counts do not agree, and the disagreement is Minor Hotels’ own. Its press release says 100 condominiums, 120 resort residences and 50 hotel suites. Its own upcoming-openings page says 120, 120 and 54. A June 2026 report says 100, 100 and 50. Total residential is somewhere between 200 and 240 units; keys are 50 or 54.

The Approval Gap

This is the finding that matters most, and it appears nowhere in the marketing.

In October 2023, One Thousand Group filed plans for a 47-storey Class-A office tower on this site, designed by KPF with ODP as architect of record. Miami’s Urban Development Review Board unanimously approved that office scheme on 30 October 2023.

In December 2024 the developer closed on the land for $53 million and the programme changed — branded residences, transient living, a members club, retail and wellness. By April 2026 it had become a 50-storey Anantara hotel and condominium at 650 feet.

I could not find any record of a UDRB submission or approval for the residential and hotel scheme. And as of August 2026, KPF’s own project page still describes Tower 36 as a Class-A luxury office tower at 635 feet, status approved by the UDRB on 30 October 2023, with no mention of Anantara, residences or a hotel.

So the architect’s own published record of this project contradicts the developer’s current programme. That does not mean the residential scheme will not be approved — office-to-residential conversions of entitlement happen routinely in Miami. It means the re-entitlement risk is real and unquantified from the public record, and a buyer should establish where that process actually stands.

Where the Project Actually Stands

No vertical construction. No groundbreaking. No construction loan. None reported by any credible source.

The documented chronology is short:

  • December 2024 — land closed for $53 million from Sunshine Dade Investments, led by Maximo Alvarez of Sunshine Gasoline Distributors. Acquisition financing from Cirrus Real Estate Partners; amount undisclosed.
  • 18 December 2024 — demolition permit issued for the former gas-station improvements. Permit value $38,000.
  • 9 September 2025 — plat application filed with Miami-Dade. Plat approval is a prerequisite to a master building permit. No source confirms it has been granted.
  • 22–23 April 2026 — Anantara branding announced; sales “expected to launch later in 2026.”
  • 17 June 2026 — ONE Sotheby’s appointed. Still no sales launch date, still no pricing.

That June appointment is the most recent news of any kind. It is a pre-sales milestone, not a construction one. A 650-foot, ~922,000 square foot tower with a 2030 opening, no construction start and no reported construction financing leaves roughly three and a half years for foundation through to certificate of occupancy. Aggressive, not impossible.

One small oddity worth noting: One Thousand Group’s own corporate website does not list this project as of August 2026. It lists six others.

The “Resort Residences” Question

Between 100 and 120 of the roughly 200 to 240 residential units are in a category called “resort residences” — owned units made available to hotel guests. That is roughly half the building.

No credible source defines what that actually means. Nothing has been published about whether participation in the rental programme is mandatory, what the revenue split is, whether resort residences and private condominiums sit in the same association, or how the two categories vote and share costs. For a buyer, that is the difference between owning a home and owning a hotel room with a deed.

Related and unresolved: Minor Hotels’ exact contractual role. One report describes a brand licensing agreement. Minor’s own release uses general corporate language and does not say whether this is a management agreement or a pure licence. Nobody has published the term length or the conditions under which the Anantara name could be withdrawn. On a branded residence, that is the entire premium.

Pricing — There Isn’t Any

No price, price range, price per square foot, unit size range or penthouse ask has ever been published by a credible source. Not by the developer, not by Minor Hotels, not by any Miami development outlet. As of the June 2026 brokerage appointment there was still no launch date and no pricing.

Prices for this project do circulate. They appear on listing-aggregator and waitlist-capture sites, and they have no primary-source basis whatsoever. Treat every one of them as unverified. If someone quotes you a number for Anantara Miami today, ask them where it came from.

What to Verify Before You Sign

There is a great deal to like here — KPF, Urquiola, a genuinely new brand for this market, and a developer with One Thousand Museum and Villa Miami behind it. These are the things to establish in writing.

1. Where does the entitlement stand? The verifiable approval is for an office tower. Ask what has been submitted and approved for the residential and hotel scheme, and get the file numbers.

2. Has the plat been approved? Filed September 2025; approval unconfirmed. It gates the master building permit.

3. What is the actual unit count? The brand partner publishes two different numbers on its own websites. Get the count from the condominium documents.

4. Get the resort-residence terms in writing — mandatory participation or not, revenue split, association structure, voting rights, cost allocation.

5. What is Minor Hotels actually signing? Licence or management agreement, term length, and what happens if Anantara walks.

6. Environmental. This was a fuelling station owned by a fuel distributor, and the demolition contractor was a service-station maintenance firm. Ask for the Phase I and, if it exists, the Phase II environmental site assessment. This is standard diligence on a former gas station and it is genuinely material.

7. The view claim. “Unobstructed” northern bay views from an inland block depend on adjacent parcels staying low. Edgewater is developing hard — a 53-storey tower was proposed nearby in May 2026. Ask what is entitled between this building and the water.

Edgewater Around It

Edgewater is absorbing more new luxury supply than any other Miami submarket, and this developer is building in it twice — Anantara here and Villa Miami on the water at 710 NE 29th Street. Also in the pipeline: EDITION Residences, Aria Reserve, Cove Miami and Vida Residences.

Worth knowing as context: industry reporting in April 2026 noted that luxury hotels increasingly cannot be financed without a branded-residence component — meaning condominium pre-sales are what fund the hotel. That is the structure here, and it is why the sales launch matters as much as the construction schedule.
