Ten qualified sales across four years, on a 38-home building, sits right at the edge of what I’m willing to call a record at all — and three of those four years contributed only one or two sales apiece. A “median” built from a single sale isn’t really a median; it’s just that one transaction’s price, and I’d treat 2023’s and 2026’s rows accordingly. 2024, with six sales, is the only year here with enough volume that I’d lean on its $900,000 / $681-per-foot figures with any real confidence.

Look at the $/sq ft column across the full table and it moves without a clean pattern: $725, then $681, then $838, then $669. That’s not a curve I’d fit a trend line to. It’s four small samples of a building with real size variation, and the honest read is that the per-foot price this building commands depends heavily on which specific units happen to trade in a given year — not that the building is getting steadily more or less valuable.

Did One Bay Residences’ Median Price Really Double in 2025?

On the surface, yes: $900,000 in 2024 to $2,010,000 in 2025 looks like the building’s value roughly doubled in a year. What actually happened, as best the record shows it, is that 2025’s two sales both happened to be large units, and large units carry large prices even at a comparable rate per foot. The median-price line makes that look like a market move; the $/sq ft line shows a more modest, and more believable, increase. I’d treat the true 2024-to-2025 shift as somewhere between 2024’s $681 and 2025’s $838 per square foot — real, on the small sample available, but nowhere near what the headline price number implies.

This building suits a buyer who wants a Design District townhome with real floor-plan variety — six recurring layouts across a fairly wide size range — and who values the walkability and dining nearby over deep trading history in the building itself. It suits badly a buyer who wants to underwrite a purchase against a large recent comp set; at roughly one home in 15 turning over annually, and with three of the last four years producing only one or two sales, you won’t find that here.

For a seller: with only ten qualified sales across four years, and single-sale years on both ends of the current record, expect any offer to be priced primarily off 2024’s six-sale cluster rather than the more recent, thinner years.
