Every dated source after February 2025 describes a building that is finishing or finished. This page previously said Alba “will redefine the concept of luxury living”, was “expected to deliver by 2025”, and was a “prestigious upcoming property”. It delivered in 2026, and it is not upcoming.

🔴 A note on who built this, because the page had it wrong. Both the header panel and the structured data this page publishes to search engines credited one individual as the developer. It is two development companies, a general contractor and a brokerage, and three of the four were missing entirely. That matters more than it sounds: when you are checking who stands behind a building, the entity list is the thing to check.

Why the county has no record of it — and why that is temporary
This is the part worth reading slowly, because it will make you a harder buyer.
Palm Beach County records the entire Alba site as one parcel of vacant land. Not 55 homes — one parcel. Classified vacant, with $0 of improvement value, a total market value of $15,067,400 that is 100% land, and no recorded transfer of any kind: not one sale, not even a bulk deed.
⭐ The explanation is a calendar, and it is exact. Florida property rolls are struck on 1 January. Alba was still under construction on 1 January 2026 and completed in June 2026 — six months after the snapshot. The assessor will pick it up on the 2027 roll.
⭐⭐ And here is the comparison that proves it is timing rather than anything else. Nautilus 220, in the same county, took its certificate of occupancy on 22 December 2025 — nine days before the assessment date. Its entire declaration was already split into 348 folios on the 2026 roll, with $410 million of improvement value and 242 recorded sales. Alba missed the same deadline by six months and has nothing. Two finished buildings, one county, opposite records, and the only difference is which side of 1 January they landed on.
What that means for you, practically:
- There is no verifiable price for any home at Alba. Not a sale, not an assessment, not a comparable. The reported $10,660,000 townhome of February 2025 is a trade-press figure and cannot be checked against a deed.
- ⚠️ That is not evidence that nothing has sold. Buyers close against a declaration recorded with the Clerk of Court, which the Property Appraiser converts into folios much later. The trade press reports the townhomes sold out. Both things are true at once.
- ⛔ And even once folios appear, no price per square foot will be computable. Palm Beach County publishes no living area at all. Any per-foot figure you are shown for this building comes from a listing service, permanently.

The one thing the roll can tell you is what the ground is worth, and it is precise about it.

⭐ That $200.00 is not a coincidence. Florida assessors value development land at a flat rate per square foot by district, so the figure reads straight off the roll as a round number. We have found the same pattern this month in Edgewater, Coral Gables, Wynwood and downtown Fort Lauderdale. ⚠️ Here there is only one parcel, so unlike those cases it cannot be cross-checked against a neighbour — and in any event it is the assessor’s opinion for tax purposes, not a transaction.
⭐⭐ The more useful number is the gap between the two. Market value $15,067,400; assessed value $6,037,110. The assessed figure is 40.1% of the market figure, because Florida’s non-homestead cap limits assessment growth to 10% a year while market value climbs faster. That gap is a deferred tax bill, and it resets when a property changes hands. For a buyer at Alba it is a preview of the same mechanic on your own home: the first year’s tax figure a developer or a listing shows you is frequently the seller’s capped number, not yours. Ask what the tax will be after the reset, not what it is today.

Who this suits, and who it does not
It suits a buyer who wants genuinely scarce waterfront. Direct Intracoastal frontage with no fixed bridges to the Atlantic is the specification that actually matters here — it means a boat of real height can reach the ocean — and 55 residences on 1.73 acres is a low-density proposition on that water.
It suits a buyer who is comfortable buying into a finished building. It is complete, occupied, and past every construction risk that the people who bought in 2022 carried.
It suits badly a buyer who needs to verify a number before committing. There is no public price evidence of any kind at Alba, and there will not be until the 2027 roll. Everything you are shown about value here comes from the sell side. That is not a criticism of anyone — it is a fact about the calendar — but it should change how much weight you put on a quoted comparable.
And it suits badly anyone who thinks they are buying pre-construction pricing. The townhomes are gone and the building is 95% sold. Whatever is left is late inventory in a finished building, which is a different negotiation from an early contract.
Four things to establish in writing before you commit:
- What has actually closed, as opposed to being under contract — and ask for it in writing, because the county cannot yet corroborate either.
- Your tax figure after the reset, not the seller’s capped figure. The assessed value on this site is currently 40% of market.
- The recorded declaration and its leasing article, plus the association budget and reserve schedule for a building with 25,000 square feet of amenity and 55 owners to pay for it.
- Which building you are being shown. There is a separate project called Alba Reserve on the next block at 4720 N Flagler Drive. The names are nearly identical and they are not the same thing.
