Where Tal Aventura actually stands
Until August 2026 this page sold Tal Aventura as a live pre-construction opportunity. It said the tower was “set to break ground in Q4 2023 with completion expected in 2025”, priced from $1.4 million to $9.9 million, and the specification box gave a year built of 2025.
None of that happened. On 26 August 2026 I checked the Miami-Dade County Property Appraiser’s record for 2785 NE 183rd Street. The parcel — folio 28-2203-000-0250 — is classified “VACANT LAND – COMMERCIAL”, with a year built of zero and no building area of any kind. It is assessed for 2026 at $3,886,880, purely as land. The most recent development-press coverage of the project is a Florida YIMBY report from February 2024, which described the site as having “remained untouched, awaiting construction commencement.” Two and a half years later it still is.
I want to be precise about what I can and cannot tell you. No public source states that Tal Aventura has been formally cancelled, and I am not going to write that it has. What the record establishes is narrower and, for a buyer, almost as useful: the building was approved in 2022, sold from late 2022, redesigned twice, has never broken ground, has produced no public news in two and a half years, and sits on land the county lists under other owners of record.



Three plans since October 2022
The design history matters more than usual here, because a buyer who reserved in 2022 reserved something specific.
October 2022 — approved. Aventura’s City Commission granted conditional use approval for a 26-storey tower with 86 residences at a density of 45 units per acre, designed by IDEA Architects for 2151 Development Group and 2020 Acquisitions. The homes were two- to five-bedroom, from 1,245 to about 6,200 square feet, with private elevator entry and terraces overlooking Maule Lake. Sales launched in November 2022.
2023 — refused. The developer sought approval for a larger scheme: 139 units over 22 storeys. It was not approved. Separately, in April 2023, The Real Deal reported the developer adding units and lowering prices in response to a more difficult market.
February 2024 — the hotel. The developer filed a fundamentally different building: 21 storeys, 93 condominiums on floors 15 to 21, and a 224-room hotel on floors 8 to 13, with 453 parking spaces, a ground-level pool and basketball court, and separate lobbies for the two uses. The application sought waivers including permission to integrate a hotel and an increase in density to 60 units per acre, and was set to go before the City Commission on 20 February 2024.
That is the last public step. If the third scheme is the live one, the product is no longer a boutique 86-home tower for families — it is 93 apartments sharing a building with a 224-key hotel. Those are different things to own, with different service charges, different corridors, different resale buyers and a different relationship with your neighbours. Any buyer still holding paper from 2022 should establish, in writing, which building they are actually contracted to.
What the county record shows
The county record is short and it is the most reliable thing on this page.
- Classification: vacant land, commercial. Year built: 0.
- Lot size: 45,728 square feet, or 1.05 acres. Note that the February 2024 filing described a 1.55-acre site, which suggests the development site assembles this folio with adjoining land.
- Zoning: multi-family, 63 to 100 units per acre.
- 2026 assessed value: $3,886,880, up from $3,692,536 in each of 2025 and 2024.
- Last conveyance: 24 April 2015 for $6,300,000, on a deed the county flags as covering more than one parcel. Before that, sales in 2003, 1996, 1990 and 1984.
- Owner of record: Tanglewood WIB LLC, Tanglewood JAK LLC, Kimali Properties LLC and Kerrin Properties LLC.
The last point is the one I would weigh most heavily. The February 2024 planning filing named the property owner as a different entity, and the developer is 2151 Development Group. The county says the land has not been conveyed since 2015 and is still held by the same private LLCs. Development sites are routinely controlled by contract or option rather than owned outright, so this is not irregular in itself — but it does mean that after three designs and a sales launch, the land under Tal Aventura has never been bought by anyone building it. That is a meaningful difference from a project whose developer has closed on its site and drawn down a construction loan.
If you reserved a home here
Some readers will have arrived at this page because they put money down between 2022 and 2024. This is general information, not legal advice, and your specific contract governs — but here is the shape of it.
Florida law requires pre-construction deposits on condominium purchases to be held in escrow, not spent by the developer, subject to the terms of your purchase agreement and the statutory framework governing condominium sales. Your contract will set out what happens if the developer does not complete by a specified date, what the developer’s rights are to modify the project, and on what terms deposits are returned. Contracts differ enormously on all three points, and a material change to the building — for instance, the addition of a 224-room hotel — may or may not give a buyer rights, depending entirely on the drafting.
The practical steps I would take, in this order: ask the escrow agent named in your contract for written confirmation of the funds currently held and in whose name; ask the developer, in writing, for a current construction schedule and a statement of which approved plan is being pursued; and compare both against the contract. Do that before you accept any offer to roll your deposit into a different project or a revised contract. I am happy to help you work out who to ask and what to ask for.
What is actually happening in Aventura
This page used to say that Tal Aventura was “the only new development in the neighborhood”. Whatever was true in 2022, it is not true now. Aventura has several schemes in play, and it is worth knowing which ones are real:
- Aventura City Center, 2999 NE 191st Street. The four-acre site that was to be Viceroy Residences Aventura — a 274-home, 28-storey condominium launched by Related Group and BH Group in January 2025 — is now the subject of a replacement mixed-use proposal filed in April 2026, with a scaled-down residential tower and a hotel. In July 2026 The Real Deal reported that BH Group and Apollo bought out Related Group’s stake. Anyone who looked at Viceroy Residences last year should note that the concept has been superseded.
- EDEN Residences, 2557 NE 190th Street — a 32-home boutique building announced in June 2026, targeting completion in late 2027.
- A Fendi Casa-branded waterfront building at 20605 NE 34th Avenue — Vertical Developments, 16 storeys and just 22 residences, launched January 2025 from around $5 million, targeting 2027.
- Flow’s Aventura high-rise — enlarged in June 2026 according to The Real Deal.
Two of those four are themselves revisions of earlier plans, which tells you something honest about the Aventura pipeline in this cycle: approvals are being won and then redrawn, and the gap between a launch announcement and a building you can walk into is currently long. If you want to buy new construction in Aventura, the question to ask about any of them is not what the renderings look like. It is whether the developer owns the land, has a construction loan, and has broken ground. Ask me and I will check all three before you put money anywhere.

Has Tal Aventura been built?
No. As of 26 August 2026 the Miami-Dade County Property Appraiser records the site at 2785 NE 183rd Street as vacant land with a year built of zero. Nothing has been constructed and no groundbreaking has been reported.
Has Tal Aventura been cancelled?
No public source says so, and this page will not claim it. What the record shows is that the project was approved in October 2022, launched sales in November 2022, had a larger revision refused in 2023, filed a completely different 21-storey plan with a 224-room hotel in February 2024, and has produced no public news since. I put a deposit down on Tal Aventura. What should I do?
Ask the escrow agent named in your contract for written confirmation of what is held and in whose name; ask the developer in writing for a current schedule and which approved plan is being pursued; then compare both against your contract. Florida requires pre-construction deposits to be held in escrow, but what happens on non-delivery or a material change to the building depends on your specific contract. Do this before agreeing to move a deposit into any replacement project.
