Miami Beach · Florida licence SL3057661

Cleveland to Miami Beach in 2000. A world offshore powerboat title in 2001. One of Miami’s first real estate websites in 2002 — built the same year I got my licence, and still the source of most of my business twenty-four years later. I write nearly all of it myself, and it has produced more than $1 billion in closed sales.
The record
Twenty-four years, in order

“Since the majority of my business comes from my website, I am able to reply and send the information the client wants almost instantly.”
Josh Stein to Inman, 10 January 2023 — twenty-one years after building itI live in two cities
Miami and Mexico City. That is not a biography detail, it is most of the reason my clients call me. A large share of the money that buys property in Miami comes out of Latin America, and I spend a good part of the year on the other end of that flow — running a real estate and media platform in Polanco, working in Spanish every day, sitting across from the families and operators who eventually become Miami buyers. I understand how that capital thinks about price, timing, currency and paperwork, because I work inside it.
Where I sell
MiamiMiami Beach · Brickell · the barrier islands
Luxury condominiums, pre-construction, Art Deco on South Beach, waterfront homes, and the loft market of urban Miami.
Where the buyers come from
PolancoMexico City · Latin American capital
Most of the year, working remotely from the other side of the transaction. English y español, from the first conversation to the closing table.
What I know best
From Brickell to Bal Harbour, from a first condo to a nine-figure trophy, I have either sold in your building or I know exactly who has. This is what the site tracks, and the size of each market is the reason I know it:
What I will tell you not to buy
Most agents cannot afford to talk a client out of a purchase. After twenty-four years, I can. I will tell you which towers have assessment problems, which developers have missed every delivery date they ever published, which addresses are not worth what they are asking, and when the right move is to wait a year. That is not a posture — it is published, and you can read all of it before you ever call me.
From our own delivery tracker
22 of 38towers we follow have moved their delivery date at least once since we started recording them.
County roll, cross-checked
23,322homes across 93 buildings now carry a data panel built straight from the Miami-Dade, Broward and Palm Beach property rolls — not from a listing sheet.
In the press
Where my market commentary has actually run, with the source in each case:
The operator behind the agent
I am a builder as well as an agent, and I have stayed ahead of every technology wave this industry has been through — from one of Miami’s first real estate websites, to search when almost nobody understood it, to AI-driven marketing now. Alongside Miami real estate I build and run four other businesses:
Markets crash, portals rise and fall, agents come and go. I am still here, and still first to the next thing. Sixty-five countries visited so far; the favourites are Cambodia, Chile and Mexico.
If you want to talk
Tell me the building, the budget and the timeline, and I will tell you what I actually think — including when the answer is that you should not buy it.
