What is actually inside the building

The address 10295 Collins Avenue holds three separate condominium declarations in the Miami-Dade County record, and only one of them is the residences.

The residential declaration holds 184 homes. Alongside it sit a 124-folio hotel condominium and a three-folio hotel-facilities declaration. Those are separate condominiums, not part of the residences, and nothing on this page — no price, no size, no assessed value — includes them.

One detail from the county record is worth recording because it explains why this building is hard to research. 183 of the residential folios are filed under “THE RESIDENCES AT ONE BAL”. The 184th is filed under “THE RESIDENCES AT 0NE BAL” — with a zero in place of the letter O. It is a typing error in the county roll, and it means any search by name silently drops that home. I have counted it.

The homes run 1,913 to 8,688 square feet, with a median of 2,643. The mix is 87 three-bedrooms, 85 two-bedrooms and seven four-bedrooms, with four folios carrying no bedroom count in the county record. Four floorplates carry much of the building: 2,009 square feet (23 homes), 2,221 (23), 3,289 (22) and 2,643 (17).

The 2026 assessed values run $1,596,055 to $10,628,990, with a median of $3,221,308.

Eighteen qualified sales across four years, in 184 homes — about one home in forty-one trading each year. That is among the lowest turnover I have measured — eighth-lowest of the 160 buildings on this site with 40 or more homes — and 2026 has so far produced nothing at all.

I am showing the zero rather than quietly presenting three years and letting you assume the fourth. Eight months into 2026 there is not one qualified, arm’s-length sale of a residence here in the county record.

Low turnover is not a fault in itself — buildings where people stay are usually buildings people like. But it has a direct, practical consequence: there is very little evidence about what a home here is worth, and what evidence exists is thin enough to mislead.

The highest price ever recorded is $12,275,000, on 29 June 2016, for a 7,779 square foot residence — $1,578 per square foot. That was a decade ago and nothing since has approached it.

Why the 77% is not real

Read the table straight and median price per square foot rose from $1,145 to $2,035 between 2023 and 2025 — up 77.7% in two years. It is the sort of number that gets repeated.

It is not supported by a single floorplate in the building. Here is every plate with sales in more than one year:

That is the whole of the like-for-like evidence in this building, and the two plates disagree. The 2,009 square foot home rose 26.1%. The 2,643 square foot home fell 7.3%. Neither traded at all in 2025, so neither supports the year that produced the headline figure.

What actually happened in 2025 is that five homes sold and they were the larger ones — 2,136, 2,136, 2,763, 2,763 and 4,005 square feet. In 2023 three homes sold, one of them the smallest plate in the sample. The per-foot column is following which homes came to market, not what homes are worth.

So my reading is this: the county record does not establish a price direction for One Bal Harbour, and the 77.7% is an artefact of eighteen transactions spread across a building that spans four and a half times in size. I would rather tell you that than hand you a number that will not survive a buyer’s agent looking at the same record.

Who this building suits

It suits an owner rather than a buyer, and that is meant as a description of the building rather than a criticism. One home in forty-one trading each year, in a hotel-serviced building where the residences sit alongside a separate 124-folio hotel condominium, describes somewhere people buy and then stay. The homes are substantial — a 2,643 square foot median, mostly three- and two-bedrooms — and the note at the top of this page covers the service level and the fees that come with it.

It suits anyone who needs to price accurately very badly, and that is the honest warning. Eighteen sales in four years is not enough to value a home against, no floorplate has a usable multi-year record, and the two that have any cross-year evidence contradict each other. If you are being quoted a confident price per square foot for this building, ask which transactions it came from; there are not many to choose from.

The low turnover also cuts against you on exit. In a building producing four or five sales a year, a seller who needs to move on a timetable has very little leverage, and 2026 has so far produced none at all.

If you are selling here, plan for time, and price against the specific plate rather than the building. The 77.7% figure in the headline table will not hold up against the floorplate evidence, and a prepared buyer will have the same county record I have used. Ask me for the comparables on your line before you set a number — on a record this thin the pricing decision is most of the outcome.

As a serviced home to own and keep it is a different question, and the low turnover suggests owners are content. Buy it to live in, and price it carefully.

One Bal Harbour completed in 2007 — 26 storeys, 185 residences plus 124 condo-hotel units, attached to and serviced by the Ritz-Carlton Bal Harbour, which operates 93 rooms across 19 floors. That service is the reason the building carries the highest association fees in the village, at $5.49 per square foot per month. A long-running dispute between the hotel and residential associations over the allocation of shared utility and valet expenses was settled and dismissed in December 2021. Note: completion is published as both 2007 and 2008, and storeys as both 26 and 18 — the lower figure appears to describe the hotel portion only.
