The Residences at Mandarin Oriental, Miami

Swire Properties is rebuilding the island’s hotel corner: a 66-storey south tower and a 34-storey north tower by Kohn Pedersen Fox, replacing the Mandarin Oriental that has anchored Brickell Key since 2000. It is the only thing being built here — the rest of the island is finished, and there is no more land.

North Tower residences opened for sale in November 2025 from $3.9 million, with 28 turnkey hotel residences from $3.8 million. The South Tower launched in April 2024 at $4.9 million for a two-bedroom, rising to $5.8 million for a three, $10.5 million for a four and $17.5 million for a five. Two duplex penthouses went under contract at about $49.9 million each in March 2026. Developer pricing, not recorded sales.

Brickell Key is forty-four acres of man-made island reached by one bridge, guard-gated, and effectively built out since the late 2000s. Swire Properties built it from the late 1970s onward and still controls what happens on it. That is the whole picture, and right now it is more complicated than it looks from the causeway.

Two things a listing on Brickell Key will not tell you

First, a $32.3 million special assessment for the Brickell Key Shoreline Resiliency Initiative — seawall rebuild and baywalk repairs — has been levied through the master association. Five condominium associations — Brickell Key One, Brickell Key Two, Isola, Courvoisier Courts and Carbonell — sued Swire in Miami-Dade Circuit Court in May 2026, alleging the work is required because of Swire’s own Mandarin Oriental construction and that unit owners are being obliged to pay to maintain a seawall that is Swire property rather than master property. Reported per-unit exposure is roughly $10,000, though the final allocation is unresolved while the suit is pending — verify against the specific building’s estoppel. Second, the former Mandarin Oriental hotel was imploded on 12 April 2026. Groundbreaking on its replacement is late 2026 and completion is 2030. Buying here today means buying a four-year construction site.

What Brickell Key costs — and why no honest source publishes a median

Brickell Key is not reported as a separate market. No MLS aggregator, brokerage report or trade publication isolates it from Brickell as a whole, and the island is small enough — roughly a dozen buildings — that any median would be noise. Anyone quoting you a Brickell Key median is making it up.

What can be sourced: Brickell Key active listings average $1,382,587 at $946 per square foot, against North and South Brickell combined at $1,217,044 and $959 per foot. Those are asking prices.

For the surrounding market, the Brickell luxury segment above $1 million closed 57 sales in Q1 2026 — flat year over year — at a median of $1,675,000 (up 13.9%) and $950 per square foot (up 1.4%), carrying 28 months of inventory and 75 days on market. Wider Brickell Avenue in April 2026 showed 1,170 active condominiums asking an average $842 per foot against a summer 2025 clearing price of $656 — roughly a 28% gap between ask and sale.

What is being built

The Residences at Mandarin Oriental, Miami at One Island Drive, by Swire Properties. A 66-storey south tower with 228 residences and a 34-storey north tower holding 70 residences, 28 hotel residences and 121 hotel rooms. Architecture by Kohn Pedersen Fox, interiors by Tristan Auer and Laura Gonzalez. More than $1.3 billion in residential sales recorded to date. The old hotel came down in April 2026; groundbreaking is late 2026 and delivery is 2030.

This is the island’s last waterfront development site. After it, Brickell Key is finished.

What to check before you buy on Brickell Key

The estoppel, specifically for the shoreline assessment. Ask what has been levied on that unit, what has been paid, what remains, and whether the association is one of the five plaintiffs. A recorded, already-voted assessment typically follows the unit to you.

Which side of the island the unit faces. Construction runs from late 2026 into 2030 on the Mandarin site. Views, noise and access will be affected unevenly.

The building’s milestone inspection and reserve study. Most of Brickell Key predates 2000, which puts it inside the coastal 25-year inspection cycle with non-waivable structural reserves. Use the seven-day financial review window under HB 913.

Whether the building is warrantable. Ask for the association’s most recent lender questionnaire before you write an offer. With a live assessment and litigation, this is not a theoretical question.

Who Brickell Key suits

It suits a buyer who wants a guard-gated island with a bay walk and a five-minute drive to Brickell Avenue, and who is genuinely comfortable underwriting the assessment and four years of construction — ideally at a price that reflects both.

It does not suit anyone who needs quiet or certainty in the next thirty-six months. That is not a knock on the island. It is a timing question, and right now the timing is the negotiation.
