The Miami-Dade County Property Appraiser holds 122 residential folios at 900 Brickell Key Boulevard, and every one of them is a home — no commercial units and no separately deeded parking or storage, which distinguishes it from its neighbours on the island.
The homes are substantial. They run 1,326 to 4,834 square feet, with a median of 2,065, and there is nothing compact here at all. The mix is 53 two-bedrooms, 47 three-bedrooms, 19 four-bedrooms, two five-bedrooms and a single one-bedroom. Four floorplates carry most of it: 2,065 square feet (28 homes), 1,572 (24), 1,326 (17) and 3,398 (17).
The 2026 assessed values run $586,791 to $5,953,400, with a median of $1,556,285.
One honest note on the county record. Two folios carry no recorded common-element share at all — the declaration’s shares sum to 97.42% rather than 100% purely because of that omission, and sized from their square footage the two are worth the missing 1.83%. Read the per-foot column and the building appears to have dropped 11.9% in 2024 and recovered part of it in 2025. The floorplate evidence says that did not happen.

The two plates with a reading in all three years are essentially flat: the 1,572 square foot home moved 1.0% across three years, the 1,326 square foot home 2.0% — both dipping slightly in 2024 and recovering. The 2,065 plate went up. The building did not fall 11.9% and then rebound; a different mix of homes sold each year and the headline followed it.
So my reading is that Asia has been broadly flat since 2023, at around $1,000 per square foot. That makes it the most expensive of the three Brickell Key buildings measured for this site — its neighbours have traded between roughly $760 and $930 over the same period.
The one home that tells you something
Almost every building page on this site has to work around a thin record. This one has a single home with an eleven-year chain of qualified sales, and it is worth more than the rest of the table.
A 4,635 square foot residence has sold three times:
- $6,633,000 on 20 August 2013 — $1,431 per square foot
- $7,000,000 on 15 July 2022 — $1,510 per square foot, up 5.5%
- $7,500,000 on 24 February 2025 — $1,618 per square foot, up a further 7.1%
All three are single-folio, qualified transactions, so every per-foot figure there is directly supported rather than derived across parcels. Over eleven and a half years the home gained 13.1% — and notably, more than half of that gain came in the last two and a half years of the period.
The building’s highest recorded price is a different home: $7,760,000 on 16 December 2021, for the largest residence at 4,834 square feet — $1,605 per square foot. The February 2025 sale above actually achieved a higher price per foot on a smaller home, which is the clearest single indication that the top of this building has held.
Who this building suits
It suits a buyer who wants a large home on Brickell Key and is prepared to pay the island’s highest per-foot price for it. There is no small stock here to dilute the building, two-thirds of the homes are two- or three-bedrooms of real size, and the like-for-like record has been steady rather than volatile — which, after a year of measuring buildings that swing 20% on three sales, is worth something.
It suits a buyer who needs to transact soon badly. Thirty qualified sales in four years is about one home in sixteen a year, and 2026 has produced none at all. A market with no recorded transactions in eight months is one where neither you nor a seller has a current comparable to point at.
If you are comparing across the island, the trade is straightforward on this evidence: Asia is the most expensive per foot and has been flat; the neighbouring building with the deepest record has risen 20.9% over the same four years but trades meaningfully cheaper. Neither of those is a recommendation on its own — they are different products — but you should know which one you are paying for.
