Related Group launched sales at Casamar in March 2022, broke ground in May 2023, and completed the building in 2025. In September 2025 The Real Deal reported the tower sold out with a $350 million sellout, with move-ins under way.
Until August 2026 this page described Casamar as a “Pre-Construction Opportunity” with “Prices starting at $1.5 Million” and a year built of “Est. 2025”. All three were out of date. The building is up, the developer’s inventory is gone, and the only way to buy here is from an existing owner.
Because it is finished and has recorded transactions, this page can now tell you what homes here actually cost, from the county record rather than a price sheet.
What the sale record shows
I pulled every folio the Broward County Property Appraiser holds at 900 North Ocean Boulevard on 26 August 2026 — 119 folios, of which 118 are residential, every one recorded as built in 2025 — and extracted all qualified sales. There are 125.

The 2025 line is the developer’s closeout — 115 homes conveying to their original buyers as the building completed, at prices contracted from 2022 onward. The ten 2026 transactions are the first resale market this building has had.
Both numbers moved up together, which is worth noticing. The median price rose from $2,791,900 to $3,185,000 (up 14.1%) and the median price per square foot rose from $1,091 to $1,210 (up 10.9%). When both move in the same direction by similar amounts, the mix is not doing the work — that is a genuine change in level rather than an artefact of which homes happened to sell.
The caution is the sample. Ten sales. That is enough to tell you roughly where the market clears and nowhere near enough to call a trend, and I am not going to dress it up as one.
Homes run from 1,078 to 5,567 square feet, median 2,407. The 2026 assessed values run $1,125,000 to $5,760,000, median $2,516,760.
Casamar and Solemar have converged
This is the finding worth the page. Related built two oceanfront towers on the same stretch of Pompano Beach, a little over a block apart, delivered two years apart. Both are now finished and both have recorded sale histories, so they can be set directly against each other — something nobody else has done.

Two things fall out of this table.
First, Related raised its own pricing 25.5% between the two buildings — $869 a square foot at Solemar’s 2023 closings against $1,091 at Casamar’s in 2025. Some of that is two more years of market, and much of it is that Solemar’s prices were struck before 2020 while Casamar’s were struck from 2022. The developer captured on the second building a great deal of what Solemar’s original buyers captured on the first.
Second, and more useful to anyone transacting today: in 2026 the two buildings trade within 0.9% of each other per square foot — $1,221 at Solemar, $1,210 at Casamar. The market has stopped paying a premium for the newer building. Oceanfront Pompano Beach in a Related tower currently clears at about $1,200 a square foot, and which of the two towers it is barely matters.
That is the number to test any asking price against, in either building. If you are quoted a meaningful premium for Casamar on the grounds that it is newer, the recorded evidence does not currently support it. If you are quoted a discount at Solemar for being two years older, the evidence does not support that either.
The honest limit: Solemar’s 2026 figure rests on nine sales and Casamar’s on ten. Nineteen transactions across two buildings is a real signal about the level, and a weak one about direction. Treat $1,200 as a well-supported anchor and anything about where it is heading as speculation.
The building and the delivery record
Casamar is a 21-storey oceanfront tower with 118 residences from 1,078 to 5,567 square feet, developed by Related Group. Sales launched in March 2022; Related broke ground in May 2023 having secured a $159 million construction loan in September 2023, and completed in 2025 with a $350 million sellout.
It is worth pausing on that sequence, because this programme of pages has documented a great many projects that did not manage it. Casamar launched, financed, broke ground and delivered close to schedule, and sold every home. Against Tal Aventura, which never broke ground, or the EDITION at 551 Bayshore Drive, which was launched, marketed and then sold as a development site, Casamar is what execution looks like.
Its size range is notably wider than its sister building’s — homes here start below 1,100 square feet and run beyond 5,500, where Solemar spans 1,712 to 4,447. That means Casamar serves a broader set of buyers, from smaller oceanfront apartments to very large penthouses, and it is part of why its headline median price sits above Solemar’s while the per-square-foot figures are nearly identical.
Buying or selling at Casamar today
If you are buying:
- Anchor on roughly $1,200 per square foot, and ask for the specific recorded comparables — there are only ten resales in the whole building, so they can all be examined individually.
- Compare against Solemar as a genuine alternative, not a lesser one. The recorded evidence says the market prices them the same per foot.
- Ask for the association budget, reserves and any special assessments, and the building’s position on Florida’s structural reserve requirements. A 2025 building should be in good shape, but get it in writing.
- Price insurance specifically. A 21-storey oceanfront Broward tower carries substantial and rising insurance cost, and it belongs in your monthly number, not as an afterthought.
- Establish whether developer control of the association has been turned over, which matters in a building this recently completed.
If you are selling:
- You are likely up around 10.9% per square foot on your purchase price if you closed with the developer in 2025 — a good first year, and worth verifying against your own home’s size rather than the building median.
- The resale market here is extremely thin: ten sales in a 118-home building. Every listing you make is highly visible and sets the comparable. Price it deliberately.
- Your buyer is comparing you with Solemar at essentially the same price per foot. Know what your home offers that theirs does not — and if the honest answer is “two years newer”, note that the market is not currently paying for that.
