It is consistently reported among the most expensive ZIP codes in the United States, and the ferry is the reason: it keeps the island genuinely private in a way no gated mainland community can match.

Counted against the Miami-Dade County Property Appraiser record on 17 August 2026, Palazzo Della Luna returns 42 residential homes, including combined residences.

Heated area runs 3,581 to 9,514 square feet with a median of 4,738 — the largest median of the three Palazzo buildings. The mix is 16 three-bedrooms, 13 four-bedrooms, eight five-bedrooms, one six-bedroom and four seven-bedroom residences.

The 2026 assessed values run $4,786,953 to $32,274,342, with a median of $11,607,978. That median is the highest of any building on Fisher Island — above Palazzo Del Sol’s $10,390,565 and more than three times the island-wide median of $3,203,222.

The $4,380 per square foot median in 2024 is the highest figure recorded anywhere on Fisher Island, in any building, in any year I can measure. The building’s largest recorded sales are $37,000,000 in June 2024 and $35,179,000 in December 2025.

Note what the 2026 row does. A single sale at $26,700,000 at $3,657 per square foot — a higher median price than 2025, at essentially the same per-foot level. This building has not softened the way Palazzo Del Sol has over the same period.

Six qualified sales across three years is a thin record and every figure here carries that caveat. But unlike much of the island, this building has recorded a transaction in each of the last three years, and the level has held.

Della Luna carries the highest median assessed value; Del Sol holds both the single highest assessed home and the largest recorded sale on the island. Del Mare sits roughly 37% below Del Sol on median assessed value.

Who this building suits

This is the top of the Fisher Island market on the measure that covers every home rather than just the ones that sold. If you want the largest floorplates and the highest-specified inventory on the island, this is the building.

It has also held its pricing better than its neighbour. Where Del Sol’s per-foot pricing eased about 15% from 2023, Della Luna’s has moved from $4,380 to $3,657 — a fall, but from a far higher base and to a level still above anything Del Sol has recorded since 2023.

PDS Development (Heinrich von Hanau), Kobi Karp architecture, Champalimaud Design interiors, with ten- to fifteen-foot ceilings and private elevator entry.
