This project is no longer being marketed as One River Point. Fortune International Group and KAR Properties redesigned the two-tower scheme with Alan Faena and it is now Faena Residences Miami, addressed at 90 SW 3rd Street. The plan is two 60-storey towers with roughly 440 residences, a 45,000 sq ft Faena Rose cultural centre and a three-storey skybridge, architecture by Rafael Viñoly. It is not under construction; presales only, with groundbreaking anticipated in 2026 and phased delivery by 2029. A penthouse presold for $30 million in July 2026 — a Miami River record at roughly $3,700 per square foot.
