A small building on a big-building street

Counted against the Miami-Dade County Property Appraiser record on 23 September 2026, The Crimson returns 92 folios, of which 90 are residential homes. There are no commercial units in the building.

Ninety homes makes this one of the smallest buildings I have measured in Edgewater, a neighbourhood whose recent history is towers of four, six and seven hundred units. The practical consequence shows up in the numbers further down this page: in a 90-home building, a normal year produces a handful of sales, so every figure here rests on a small sample and should be read that way.

The mix is 42 one-bedrooms, 40 two-bedrooms and eight three-bedrooms. Heated area runs 647 to 1,995 square feet, with a median of 1,154. That median matters — it is a genuine two-bedroom figure, well above the 550 to 800 square feet typical of the studio-heavy stock elsewhere on this coast.

The 2026 assessed values run $286,592 to $1,104,208, with a median of $468,544.

Read the median price column on its own and you would conclude this building rose 56%, fell 18%, then slipped another 3%. That column mostly reflects which homes sold.

Look at the right-hand column instead. Price per square foot went $619, $647, $611, $536. From 2023 to 2025 it stayed inside a $36 band; the 2026 figure, on four sales, is 13% below 2023. Much of what changes between years is which homes happened to sell. A year in which three-bedrooms trade produces a high median price; a year of one-bedrooms produces a low one. The building underneath is the same.

This is the single most useful thing I can teach a buyer reading condo data: in a building with a wide range of floorplates, the median sale price is close to meaningless. Use the per-foot figure. The Crimson shows it: from 2023 to 2025 the per-foot number stayed inside a $36 band while the median price bounced through a $272,500 range.

One caveat I want to be explicit about. 2026 has produced four qualified sales so far. Four transactions are not a trend, and I am not presenting them as one. They are shown because they are the complete record, and they sit below the previous three years.

Why so few homes are trading

The other number to watch on this page is volume.

Nineteen qualified sales across 2023 and 2024. Seven across 2025 and 2026 to date. In a 90-home building that is a fall from roughly one home in ten changing hands each year to about one in twenty-two.

I will not guess at the cause, because the county record shows transactions and not motives. What I can tell you is the effect, and the effect is what matters if you own here or are thinking of buying.

For a seller, thin volume means your comparable set is thin. With three sales in 2025 and four so far in 2026, an appraiser or a buyer’s agent working on this building has very little current evidence to price against, and that tends to make offers conservative and negotiations slower.

For a buyer, the same thinness means fewer competing bidders. You are not bidding against a queue.

Thin volume and falling value are different things, and they are easy to conflate. The per-foot figure held between $611 and $647 from 2023 to 2025 while volume fell; the four 2026 sales read $536, which is lower, on a sample too small to call a trend.

Who this building suits

It suits a buyer who wants real space in Edgewater without buying into a tower. At a 1,154 square foot median, in a building of ninety homes, this is a quieter proposition than most of what has been built around it.

It suits an investor poorly, at least on a short horizon. Seven qualified sales in under two years means an exit here can take time. If you may need your capital back within a couple of years, that is the number to weigh.

If you are selling in The Crimson, my honest advice is to price against the per-foot record rather than the last sale in the building — because depending on which year and which floorplate that last sale was, it may be $270,000 away from being a fair guide to your own home.
