The county’s market value on this folio sat still for five years and then moved, but the move is not the tower.

Broward carried the folio at 9,727,250 dollars every year from 2021 to 2025 and at 13,468,500 in 2026, up 38.5 per cent. The land calculation explains it: 74,825 square feet at 130 dollars a square foot through 2025 and at 180 dollars for 2026. The building value is still zero and the county still codes the folio as vacant residential, although the developers report the tower topped off in May 2026. The assessed value on the roll was 8,909,810 dollars in 2024, 9,727,250 in 2025 and 10,699,970 in 2026. The line I would watch is the building value, and it has not moved; I have not found a source that says when the appraiser will value the structure.

The sale record is a period piece and none of it is usable. 19,865,000 dollars in September 2007, against which Broward records no qualification either way. Then 450,100 dollars in November 2010 and 11,500,000 in June 2011, both marked disqualified sales. Broward lists all three under a Multi deed type, and the county shows the 2007 deed on the plat’s right-of-way folio and the 2011 deed on neighbouring folios of the same plat, so none is a price for this parcel alone. A large price in 2007 followed by two disqualified transfers in the years after is a recognisable shape, but the roll does not say what happened and I am not going to fill it in. What it does mean is plain: there is no arm's-length purchase price on this folio, so no land basis can be stated. The Real Deal (26 September 2023) reports the 2011 figure as the 11.5 million dollars a Merrimac affiliate paid for a site that also included the 4-acre property at 1333 South Ocean Boulevard, so I do not read it as a price for this parcel.

The parcel is Parcel A of the Ocean Land Pompano Beach Resort plat (folio 494306560010, 1350 South Ocean Boulevard), zoned Planned Development Infill. The owner of record is 1350 Pompano Developer LP — the entity the developer’s website names as the Developer — and the roll named WH Pompano LP as owner through 2024; the sale slots show no transfer after June 2011 and I have not found a source that says why the name changed. A second folio in the same name (Parcel A-1, open space, 4,026 square feet, valued at 2,010 dollars) brings the two to 78,851 square feet, about 1.8 acres, which matches The Real Deal’s 1.8 acres rather than the “two acres” in the developers’ releases. The county roll shows no unit folios for the tower — both folios are land — so it carries no unit count, no floor area and no unit sales history. The 92 residences are the developers’ figure and the trade press’s, as of 25 September 2026.

Waldorf Astoria Residences Pompano Beach is a 28-story oceanfront condominium of 92 homes at 1350 South Ocean Boulevard, on a site the developers describe as two acres. Related Group, Merrimac Ventures and Hilton announced it on 3 October 2023 as the Waldorf Astoria brand’s first standalone residential project and its first in Broward County (Hilton, 3 October 2023). The tower topped off in May 2026, with more than 85% of the homes under contract and completion slated for summer 2027 (Hilton, 1 May 2026; Florida YIMBY, 5 May 2026).

Who the developer is depends on the source. Hilton’s releases and the trade press name Related Group and Merrimac Ventures as the developers. The developer’s own website says the Residences are developed by 1350 Pompano Developer, LP, that Related Group and Merrimac Ventures are not the Developers, that the Residences are not owned, developed or sold by Hilton, and that the Waldorf Astoria name is used under a limited licence from Hilton that may be terminated or may expire without renewal, in which case the building would not be identified as a Waldorf Astoria project (read 25 September 2026). 1350 Pompano Developer LP is also the owner of record on the Broward County roll. I have not found a source that reconciles the two descriptions.

Nichols Architects is the architect of record, in collaboration with KORA; the interiors are by BAMO, the landscape architecture is by Enea Landscape, and the general contractor is Coastal Construction (Hilton, 1 May 2026). Florida YIMBY gave the tower’s height as 308 feet (30 September 2025).

For each residence the developer’s website lists a private elevator entry and foyer, custom Italian cabinetry designed by BAMO, Sub-Zero and Wolf appliance packages, Dornbracht fixtures, Toto toilets in the primary bathrooms and private balconies up to 10 feet deep, and it states that renderings and finishes are conceptual and may change (read 25 September 2026).

Brand touches and resident services

The Residences borrow from the brand’s history. Hilton’s 3 October 2023 release describes a resident-only Peacock Alley as the property’s main gathering space, and a clock inspired by the original at the Waldorf Astoria New York displayed in the lobby.

That release said Peacock Alley would have a food-and-beverage concept still to be announced; I have not found a later announcement of an operator. The developer’s website (read 25 September 2026) lists a Peacock Alley-inspired lounge, a beachside café and a restaurant, and says there is no guarantee that any proposed amenity, restaurant or fitness facility will be available as depicted or at all.

The website lists these standard services: a Waldorf Astoria personal concierge, a private account for each resident with signing privileges for hotel services and outlets, a dedicated on-site Director of Residences, 24-hour security and reception, doorman and bellman services, valet parking, 24-hour emergency maintenance response, and parcel receiving and delivery to the residence. Hilton (1 May 2026) adds in-residence dining and dedicated beach and poolside service, all managed by Waldorf Astoria staff. The website also lists Hilton Honors Diamond status for up to two accounts of the initial purchaser for the length of ownership, which it says is not transferable.

Where construction stands

Hilton reported the topping-off on 1 May 2026 and Florida YIMBY published aerial photographs of the full-height concrete structure on 5 May 2026. The drone photographs below are the most recent dated January 2026, so they predate the topping-off; everything else on this page is a developer rendering.

Shared spaces, services and the marina

Hilton’s releases of 3 October 2023, 9 December 2024 and 16 April 2025 put the amenity space at more than 15,000 square feet; the developer’s website says 12,000 square feet of interior amenities (read 25 September 2026). I have not found a source that explains the difference.

The 20,000-square-foot oceanfront pool deck has a lap pool, a private spa, an outdoor bar and dining lounge, summer kitchens and resident cabanas, and residents have private access to about 200 linear feet of beachfront (Hilton, 3 October 2023 and 1 May 2026). Wellness amenities are a resident-only spa with a private treatment room and sauna and steam rooms, and a fitness center with a movement studio and a spin room; entertainment spaces are a billiards lounge, a children’s entertainment center and a multi-sport simulator (Hilton, 3 October 2023). The developer’s website adds electric vehicle charging, a mani/pedi room and private oceanfront cabanas available for purchase.

The marina is described three ways. Hilton’s 3 October 2023 release described a private marina with 19 slips for vessels up to 45 feet; its 1 May 2026 release says a private marina for nearly two dozen vessels; and the developer’s website (read 25 September 2026) lists a marina with marine concierge services and a resident yacht club membership under off-site amenities. I have not found a source that reconciles these.

Hilton’s 3 October 2023 release says the property will show art from the Jorge M. Pérez Contemporary Art Collection; the developer’s website says the art depicted may be exchanged, and that art installed at completion may be removed before turnover to the condominium association (read 25 September 2026).

Sizes, layouts and features

The residences are two- to five-bedroom homes of about 2,100 to 6,100 square feet (Hilton, 1 May 2026); the developer says dimensions are approximate and may vary. Each has a private elevator entry and dedicated foyer and floor-to-ceiling glass, with terraces overlooking the Atlantic Ocean and the Intracoastal Waterway (Hilton, 1 May 2026).

Four penthouses priced from $16 million to $20 million were launched on 9 December 2024, the two uppermost on the 27th and 28th floors with rooftop terraces of 3,200 to 3,500 square feet, air-conditioned entertainment spaces, summer kitchens and private pools (Hilton, 9 December 2024). The New York Post (22 September 2026) reports that Related sold two penthouses in summer 2026 for $17.1 million and $18.1 million, and realtor.com News (20 September 2026) reports that four Sky Residences of 2,097 to 3,557 square feet remain, priced from $4.3 million to $8 million. Those are developer statements about contracts; the county roll shows no unit folios, and I have not found an independent count.

The residences

The first three images below are captioned as condo-hotel units; none of the sources I read describes a condo-hotel or hotel component at this building, so I have not been able to match them to it.

Waldorf Astoria Residences: Pompano Beach’s Topped-Out Oceanfront Tower

Pompano Beach is a Broward County city just north of Fort Lauderdale. Hilton’s 1 May 2026 release says the city has committed more than $80 million to beachfront improvements, including a redesigned pier, new parking garages, streetscape upgrades and the Pompano Beach Fishing Village.

The developers call the site two acres (Hilton, 1 May 2026) and The Real Deal (5 June 2025) says 1.8 acres. Broward’s roll shows 74,825 square feet on the main folio and 4,026 square feet of open space on a second folio in the same name, 78,851 square feet in all, which is about 1.8 acres.

Other branded towers are in the same submarket. The Real Deal (26 September 2023) placed the Ritz-Carlton Residences under construction near this site, and the New York Post (22 September 2026) lists Ritz-Carlton, W and Armani/Casa projects among the luxury brands moving into the city.

Since then, realtor.com News (20 September 2026) reports that both penthouses have sold and that four Sky Residences of 2,097 to 3,557 square feet remain at $4.3 million to $8 million. Hilton launched the four-penthouse collection in December 2024 at $16 million to $20 million (Hilton, 9 December 2024), and the New York Post (22 September 2026) reports that Related sold two penthouses in summer 2026 for $17.1 million and $18.1 million. The New York Post reports Related putting recent sales at about $1,800 per square foot, while realtor.com News gives about $1,600; I have not found a source that explains the difference. Hilton said more than 85% of homes were under contract at topping-off, and realtor.com News reports the building about 90% sold including both penthouses (20 September 2026). I bought pre-construction at Waldorf Astoria Residences Pompano Beach. Can I sell before or at delivery?

It depends on your purchase agreement. Before closing, selling usually means assigning your contract to a new buyer, which developers often allow only with their written consent and sometimes for a fee, so read the assignment clause first. After closing it is an ordinary resale, priced against what similar homes in the building and nearby have actually closed for. When does Waldorf Astoria Residences Pompano Beach deliver?

Completion is expected in summer 2027. Hilton’s 1 May 2026 topping-off release says completion is slated for summer 2027, the developer’s website carries a Delivering Summer 2027 banner (read 25 September 2026), and realtor.com News (20 September 2026) gives July 2027 as the opening. Earlier reports were less specific: Hilton said a 2027 delivery in April 2025, and Commercial Observer wrote late 2027 in June 2025. The date that governs your purchase is the one in your contract.

How many residences are there?

92 condominium residences in 28 stories at 1350 South Ocean Boulevard, per Hilton (1 May 2026). The same count appears in Hilton’s October 2023 announcement, Florida YIMBY, The Real Deal and Commercial Observer. As of 25 September 2026 the Broward County roll shows no unit folios, so the count is the developers’, not the county’s.

Is the building sold out?

Not according to the reports I read. Hilton said more than 85% of the homes were under contract when the tower topped off (1 May 2026). realtor.com News reported the building about 90% sold, including both penthouses, with four Sky Residences of 2,097 to 3,557 square feet still available at $4.3 million to $8 million (20 September 2026). Those are developer-sourced figures; ask me what is genuinely open.

Who is building it?

Hilton’s releases name Related Group and Merrimac Ventures as the developers, with Hilton. The developer’s own website names 1350 Pompano Developer, LP as the Developer and says Related Group and Merrimac Ventures are not the Developers (read 25 September 2026). The general contractor is Coastal Construction, the architect of record is Nichols Architects with KORA, and the interiors are by BAMO.

Is the Waldorf Astoria brand confirmed?

Hilton’s own newsroom announced the project on 3 October 2023 and its topping-off on 1 May 2026. The developer’s website says the Residences are not owned, developed or sold by Hilton, and that the developer uses the Waldorf Astoria name under a limited licence that may be terminated or may expire without renewal (read 25 September 2026).

What does the county roll show for the site?

As of 25 September 2026 the Broward County Property Appraiser shows two folios on the site in the name of 1350 Pompano Developer LP, both coded vacant residential with no building value and no unit folios. The main folio is 74,825 square feet, with a 2026 market value of $13,468,500.
