The county’s assessment of this oceanfront parcel fell by 22.5 per cent in one year, and I have not found a source that says why.

48,767,076 dollars in 2024, 37,800,000 in 2025, 37,500,000 in 2026. That is a drop of 22.5 per cent in one year and then a flat line, on 37,500 square feet of Surfside oceanfront that the county classifies as vacant land (folio 14-2235-006-0130, read 24 September 2026). The 2024 roll also listed two 1951 buildings of 13,008 and 17,492 square feet; the 2025 and 2026 rolls list none.

The folio’s one recorded sale is not a market price. On 17 January 2025 R. Palace Surfside LLC conveyed it to MTP Oceanside LLC for 100 dollars (Official Records book 34660, page 2450), which the county codes as “corrective, tax or QCD; min consideration” and does not treat as a qualified sale. The press reported the site’s purchase at 64 million dollars, all cash (Commercial Observer, 17 January 2024); that figure is not on this folio’s sales list, and the roll does not say why the assessment fell. I am not going to guess.

The county’s zoning label for the folio is hotels and motels, general, with RT-1 as the municipal zone on its land line. That is worth noting on a Surfside beachfront lot, because zoning shapes what can be built as much as the acreage does, and the county roll does not say what the Town approved. The Town of Surfside’s Town Manager Report of 16 July 2026 lists Ocean House at 9309–9317 Collins Avenue as under construction, under resolution 2022-Z-2955.

The county roll read on 24 September 2026 shows no condominium parcels, so it has no unit count, no floor area and no unit sales history; the 25 residences are the developer’s figure (its brochure). A 22.5 per cent assessment drop on oceanfront land is the fact I would take to the developer for an explanation.

Surfside is an oceanfront town between Miami Beach and Bal Harbour (developer release, 16 January 2026).

Real estate options here are plentiful, including single-family homes, condos, and townhomes in a range of styles and price points. The oceanfront development at 9309–9317 Collins Avenue is Ocean House, a 25-residence condominium under construction on the site of the 1951 Regent Palace. It was proposed in 2022 as 93 Ocean and launched for sale in August 2024 under the name Ocean House (PROFILEmiami, 15 August 2024). Buyers can own one of its residences and use amenities that include a rooftop pool and a fitness studio (developer’s brochure).

Architecture and landscape design are by Arquitectonica and ArquitectonicaGEO, interiors by Carla Guilhem Design and construction by Moss Construction. Multiplan Real Estate Asset Management markets the project (developer’s brochure), and sales are led by Gutman Development Marketing (developer release, 16 January 2026).

Named Ocean House since August 2024 · under construction, completion slated for 2027

This building is called Ocean House. It was proposed in 2022 as 93 Ocean and has carried the new name since its August 2024 sales launch; anything you find under the old name, including 27 residences, is likely out of date. It has 25 residences; The Real Deal reported on 18 January 2024 that the developer had approval for about 27 and would likely build fewer. The developer of record is MTP Oceanside LLC, with Multiplan Real Estate Asset Management as marketer, architecture by Arquitectonica, interiors by Carla Guilhem Design and landscape by ArquitectonicaGEO. Ground was broken in February 2025, the Town of Surfside listed the project as under construction on 16 July 2026, and the developer says completion is slated for 2027. Pricing was from $5 million at the February 2025 groundbreaking; the penthouse is offered at $70 million, about 14,527 square feet with terraces. The storey count is not settled in the sources I found: Robb Report says 12, Commercial Observer 10 and Florida YIMBY six.

The residences

Ocean House has 25 residences (developer’s brochure). The developer’s website lists six plans, with total areas including terraces: Residence 02, two bedrooms and a den, 2,497 to 2,538 square feet; Residence 03, four bedrooms, 3,728; Residence Sky West, four bedrooms, 4,523; Residence 01, four bedrooms and a den, 5,502; Residence Sky East, four bedrooms with a family room, den and staff quarters, 7,143; and the two-level penthouse, six bedrooms, 14,527. The launch coverage gave a range of 2,093 to 6,279 square feet (PROFILEmiami, 15 August 2024); the low end matches Residence 02’s interior area, but no plan on the developer’s website is 6,279 square feet, and I have not found a source that says why. Balconies run up to 12 feet deep, and the brochure lists views of the Atlantic Ocean, Bal Harbour, Miami Beach and downtown Miami.

Per the developer’s brochure, residences are delivered finished, with floor-to-ceiling impact-resistant glass, curated flooring (natural stone in the bathrooms), ceilings of about 10 feet (up to 12 in the penthouse), Gaggenau appliances, a custom-designed Silestone island with a waterfall edge, double-sink vanities, glass-enclosed rainfall showers and freestanding tubs. The penthouse fact sheet (uploaded March 2026) names Poliform cabinetry and Fantini fixtures. The penthouse takes the building’s whole top floor plus a private oceanfront rooftop with a pool, spa and summer kitchen (developer release, 16 January 2026). Live Comfortably and Conveniently Near Miami Beach and Bal Harbour

Ocean House is an oceanfront site at 9309–9317 Collins Avenue, Surfside, FL 33154, between Miami Beach and Bal Harbour (developer’s brochure and release of 16 January 2026). The brochure lists direct ocean access from the property and puts Bal Harbour Shops about half a mile away.

The developer’s brochure (uploaded November 2024, read 24 September 2026) lists an experiential spa with steam room, sauna, hot tub, salon room and massage treatment room; an expansive rooftop pool with sundeck; a sunset deck with a vitality pool; a wellness center with a fitness studio and private training room; a residents’ club room with lounge, library and communal dining table; a ground-floor garden with outdoor kitchen and lawn; reflecting ponds and cabanas; covered bicycle storage; and direct ocean access.

Services listed are 24/7 front-desk reception and concierge, 24/7 valet, an on-site property manager, and beach- and pool-chair service. The brochure lists a garage with 24-hour valet service and electric-vehicle charging, and the penthouse fact sheet lists a private garage for six cars.

Where construction stands, and who to ask

The dated sequence: the site plan for 93 Ocean was on the Town of Surfside Planning and Zoning Board agenda of 25 August 2022 (item 5.C); Commercial Observer reported the developer’s $64 million, all-cash purchase of the site on 17 January 2024; sales were announced as Ocean House on 15 August 2024, with demolition of the old building under way (PROFILEmiami); ground was broken in February 2025 (Florida YIMBY, 25 February 2025); the Town of Surfside’s Town Manager Report of 16 July 2026 lists it as under construction; and the developer’s release of 16 January 2026 says completion is slated for 2027. I found no source that describes construction progress beyond “under construction”.

Is this building still called 93 Ocean?

No. It was proposed in 2022 as 93 Ocean, a 12-storey, 27-residence building, and launched for sale in August 2024 as Ocean House (PROFILEmiami, 15 August 2024). The residence count changed with the name: 25, not 27.

How many residences does it have?

25, per the developer’s brochure and the launch coverage, at 9309–9317 Collins Avenue in Surfside; the 2022 proposal was for 27. On storeys the sources disagree: Robb Report (16 January 2026) says 12, Commercial Observer (17 January 2024) says 10 and Florida YIMBY (25 February 2025) says six, and the developer’s brochures give no count. I have not found a source that settles it, so confirm it in the offering documents.

When does it deliver?

The developer’s release of 16 January 2026 says it is under construction and slated for completion in 2027. Ground was broken in February 2025 (Florida YIMBY, 25 February 2025), and the Town of Surfside’s Town Manager Report of 16 July 2026 lists it as under construction. An independent sales site that says it has no relationship with the developer shows “Delivery 2028” (oceanhouse.miami, read 24 September 2026); I have not found a source that explains the difference. What does it cost?

Who is behind it?

The developer of record is MTP Oceanside LLC, which is also the owner of the land on the county roll. The developer’s brochure says the condominium is developed by that entity under a license and marketing agreement with Multiplan Real Estate Asset Management, which it says is not itself the developer. Architecture is by Arquitectonica, landscape by ArquitectonicaGEO, interiors by Carla Guilhem Design and construction by Moss Construction, and sales are led by Gutman Development Marketing.
