What Is Actually Being Built at Origin Residences

Origin Residences by Artefacto is a 7-storey, 27-residence condominium under construction at 9760 West Bay Harbor Drive, on the western edge of Bay Harbor Islands facing the Intracoastal Waterway. The developer is VDA Origin Miami, led by Mauricio Moya and Sergio Guzman — a Chilean real estate firm building its first project in the United States. Interiors are designed in partnership with Artefacto, the Coral Gables-based furnishings brand founded by Paulo Bacchi, with unit interiors credited to designer Carla Guilhem. The last recorded transfer on this folio, dated 8 October 2021 at $4,500,000, is flagged by the county as part of a package or bulk sale rather than a simple arm’s-length purchase. This is the county’s own classification code, not an editorial judgment.

Two things are worth stating plainly. First, the county roll still describes the parcel as vacant land as of the current assessment cycle, even though the general contractor’s own project page lists construction status as “In Progress” — a reminder that a county tax roll is a lagging record, not a live construction tracker, and should not be read as evidence the project has stalled. Second, this research could not confirm whether a construction mortgage has been recorded against this folio at the Miami-Dade Clerk’s Official Records. The Clerk’s search portal sits behind a Cloudflare human-verification challenge that this research session could not complete (see the verified note below), so the $30.5 million loan figure below comes from the developer’s own press release, not from an independent recording search.

Why the Published Price Range Jumped

Three separate dated sources give three different price pictures for this building, and laying them side by side is more useful than picking one. PROFILEmiami reported a $1.39 million starting price at the December 2023 launch, on units sized 1,300 to 2,330 square feet. Florida YIMBY, reporting the March 2024 construction start, put the smallest unit starting at $1.9 million. By the time VDA Origin issued its own press release on 9 July 2025 announcing the $30.5 million construction loan, the figures given for the remaining unsold inventory were $3.8 million to $4.5 million, on units of 2,135 to 2,200 square feet.

Read in sequence, this does not look like a simple appreciation story. The size range narrows as the price range rises, which is consistent with smaller, lower-priced units selling first and the building’s remaining inventory skewing toward its larger, higher-floor residences — an ordinary pattern in a nearly sold-out pre-construction building, not evidence of anything unusual on its own. With 20 of 27 residences reported sold as of the July 2025 release, that remaining-inventory effect can plausibly explain most of the gap. What the record does not support is a claim that the building’s per-square-foot pricing tripled; the safer statement is that the reported price band for what is left to buy rose sharply as the cheaper, smaller stock sold through.

Thornton Construction Company, the general contractor, lists the project on its own site as an “In Progress,” 103,000-square-foot, ground-up multifamily build, without a stated completion date on that page as of this check. The developer’s July 2025 release states a late-2026 completion target and an April 2025 groundbreaking — which sits oddly against Florida YIMBY’s report of construction starting in March 2024. At 27 residences with a private marina and Bay Harbor Islands’ low-density zoning, Origin Residences suits a buyer who wants a boutique building over a tower, values dock access over ocean frontage (the site faces the Intracoastal, not the Atlantic), and is comfortable buying with roughly three-quarters of the building already under contract — meaning limited unit selection and pricing set by what the developer has left, not by a published price list. It suits a boater specifically: 10 slips for 27 homes is an unusually high ratio. It suits this buyer badly if a stated completion date matters to the decision — the record does not yet show a topping-out or a certificate of occupancy, and the two groundbreaking dates on record a year apart are reason enough to ask the sales team for the current construction schedule directly rather than relying on any published date, including this one.
