Counted against the Miami-Dade County Property Appraiser record on 17 August 2026, Bellamare returns 221 folios, of which 218 are residential, with no commercial folios.

The scale is the story. Heated area runs 550 to 6,663 square feet with a median of 3,222. For context, the median home in most of the Edgewater and Miami Beach buildings I have measured falls between 800 and 1,500 square feet. The typical home here is roughly double to quadruple that.

The mix confirms it: 112 three-bedrooms and 81 four-bedrooms, with only 20 smaller residences. This is a building of family-sized homes inside the gated Williams Island community in Aventura, and there is very little comparable inventory at this scale anywhere in the county’s condominium stock.
