I pulled the county record for this parcel on 25 August 2026 rather than repeat what the marketing material says, and the answer is unambiguous. Folio 01-0200-000-0020, at 55 SW Miami Avenue Road, carries the Department of Revenue land-use description “Vacant Land — Commercial”. Its recorded building area is zero square feet. Its year built is zero, which is how the roll records a parcel with no structure on it. There are no bedrooms and no bathrooms on the record because there is nothing to count.

Just as importantly, the folio carries no subdivision and no condominium declaration. That matters more than it sounds. In Miami-Dade, a condominium exists as a legal object the moment its declaration is recorded, and from that point the county issues a separate folio for every home in it. I include it because it is the only current, official, dated number attached to this parcel — and because the comparison in the next section is one most buyers never get to see.
Four designs in twelve years, and not one of them built
The transaction record on this folio is short and it tells the story on its own. The county records a qualified, arm’s-length sale of $3,650,000 on 4 October 2013, and a second of $18,300,000 on 19 June 2015. Both are flagged as multi-parcel deeds, meaning the price covered more than this one folio. Nothing has sold since.

Two things are worth pulling out of that table. The first is that the announced condominium count collapsed from 300 to 70 between July 2015 and April 2016 — the buyer’s opening statement of intent and his first actual filing, nine months apart. The second is that the building got taller as it got fewer homes, ending at 58 storeys and 631 feet with hotel occupying the majority of it.
The architect on the 2016 and 2017 schemes was Kobi Karp. The developer was Leo Macedo of the Brick Group, who bought the assemblage — two adjoining parcels described in the trade press as 39 and 55 SW Miami Avenue Road — from Rafael Aragones’s The Edge on Brickell LLC.
⚠️ One number does not reconcile, and I am not going to smooth it over. The 2016 and 2017 filings describe a site of 14,714 square feet. The county records this folio at 13,979 square feet. The likeliest explanation is that the filings measured the combined assemblage and the county is measuring one folio, but I have not confirmed that, so both figures are printed here as they were published.
Why has a riverfront lot in Brickell sat empty since 2013?
I do not know, and no primary source I can find says. I want to be direct about that, because this is exactly the point where a page like this normally starts guessing.
What I can tell you is what the record actually contains. Miami’s Urban Development Review Board reviewed the scheme on 19 July 2017 and recommended approval, with a condition that the developer consider working an organic Miami motif into the perforated screening on the lower levels. That is the last favourable milestone on the public record. Miami Today, reporting that meeting, also recorded two frictions: an attorney objected to the board hearing the project at all, arguing it did not comply with the zoning code, and the Miami River Commission pushed for a wider riverwalk than the eight-foot minimum proposed, while acknowledging how little room the site allows.
The site’s physical constraints are on the record too, and they are unusual. Miami Today described the parcel as a narrow slice next to the South Miami Avenue Bridge, on the former Big Fish restaurant site. The 2017 revision lengthened the structure from about 198 feet to roughly 213 feet and added more than 8,000 square feet of floor area, largely through bend-out balconies on the eastern face — the kind of move a designer makes when a site will not give them width.
What I searched, and what I did not find. I looked for any reported activity after July 2017 — a building permit, a groundbreaking, a construction loan, a rebrand, a resale of the land — across The Real Deal, Florida YIMBY, PROFILEmiami and Miami Today. I found nothing. The county record agrees: no sale since 2015, and vacant land on the 2026 roll. One caveat I will state rather than hide — the South Florida Business Journal blocks our requests, so that outlet is unchecked, not clear. If it has covered this site since 2017, I have not seen it.
An absence of news is not proof that nothing is happening. It is, however, the entire visible record, and after nine years it is the most honest thing anyone can tell you about this address.
What this means if you came here looking for The Edge
Most people who land on this page typed the name into a search box because they saw it on a listing site, in an old brochure, or in a roundup of Brickell pre-construction. So, plainly:
You cannot buy at The Edge on Brickell. There is no inventory, no sales gallery, no reservation list and no resale market, because there is no building and no condominium. Any page currently offering you units, floorplans or prices at this address is describing a project that was cancelled in 2015 or a revision that has not moved since 2017.
If what attracted you was the location — a small riverfront site inside the Brickell core with boat access — that is a real and rare thing, and it is being delivered a short distance away rather than here. The Miami River’s south bank has been the most active development corridor in Brickell for several years. The buildings that actually exist or are actually under construction there are the ones worth your time, and they are the ones I would show you.
If you are an owner or a buyer in a nearby building, this parcel is worth knowing about for a different reason. It is a high-density-zoned, riverfront, sub-half-acre lot with an approval history for towers of 53 to 58 storeys, held by a single owner, and currently empty. Whatever eventually happens on it will happen next to you, and the record above is what you would want to have read first.
And a word to sellers nearby. If your listing photographs currently include an open sky or a water view across this lot, understand what you are selling. The site is entitled in principle for a tower of over 600 feet. Nothing on the record says it is imminent — but nothing on the record says it is dead, either, and the owner has held it through eleven years and a full market cycle.
