Acqualina Ocean Residences has one of the deepest transaction records of any building in Miami — 573 qualified sales since 2006, including 388 of just two floorplans. What that record shows is not a straight line. This building lost close to half its value per square foot between 2014 and 2019, and one of its two main plans has still not recovered its 2014 peak.

What the county records at Acqualina Ocean Residences

The Miami-Dade County Property Appraiser records 247 homes and one commercial folio in the declaration ACQUALINA OCEAN RESIDENCES & RESORT CONDO.

The homes run 649 to 8,158 square feet, median 2,214, and the mix is unusually concentrated for a building this size: 77 homes at 2,214 sq ft and 75 at 2,736, then 38 at 2,035 and 14 at 2,031. Eighty-seven are four-bedrooms and 86 are three-bedrooms, with 52 two-bedrooms, 20 one-bedrooms and two five-bedrooms.

For 2026 the county assesses the 247 homes from $676,764 to $7,508,193, a median of $2,387,555.

One thing the county record cannot confirm

Under Florida law a condominium’s common-element shares sum to the whole. Here they sum to 96.58%.

That would normally mean folios are missing from the record. In this case the usual explanations do not apply: the folio series runs unbroken from 0010 to 2480 in steps of ten — 248 slots, 248 folios, none absent — there are no intermediate folio numbers, nothing exists beyond 2480, every folio carries a recorded share, and the entire pull sits in a single declaration with no reference to another.

So the shortfall is real and unexplained, and this page says so rather than working around it. The practical consequence is narrow but worth stating: no figure on this page is derived from those shares. The unit counts, sizes, bedroom counts, assessments and sale prices below are read directly from the folios themselves and are unaffected. What cannot be certified is whether the 247 homes are the complete building. Treat the count as a floor.

A 47% fall, and a recovery that is not yet complete

Seventy-seven homes share the 2,214 square foot plan and it has sold 190 times. Every figure here is that plan alone.

The building sold out in 2006 — 88 sales of this one plan in a single year, at $440 a foot. It then rose almost without interruption to $1,445 in 2014.

What followed is the part that gets left out. By 2019 the same plan was trading at $768 per square foot — a fall of 47% from the 2014 peak, and below where it had been in 2012. The recovery has been steady since 2021, but at $1,423 in 2026 it is still marginally short of 2014. Twelve years, and the smaller plan has not made a new high.

The 2,736 square foot plan (75 homes, 198 sales) followed the same arc and finished it: $506 a foot at the 2006 sell-out, $1,321 in 2015, down to $804 across 2019 and 2020, then $1,206 (2023), $1,398 (2024) and $1,590 in 2025 — a record. Its 2026 reading is $1,425 across three sales.

The two plans have diverged since 2022, and the larger one has done considerably better. That is the most useful single fact for anyone choosing between them.

Across all floorplans the last four years read: 2023, ten sales at a median $3,200,000; 2024, fourteen at $3,400,000; 2025, eleven at $3,200,000; and 2026 to date, eight at $3,523,000. Those medians look flat while the per-foot figures rose from $1,206 to $1,424 — because the homes trading got smaller. Read the per-foot column, not the price column.

The building’s highest recorded sale remains $11,500,000, in July 2013, for a 6,353 square foot residence. In thirteen years nothing has approached it; the next highest is $7,625,000 in March 2024.

Who this building suits, and who it does not

It suits a buyer who wants oceanfront at Sunny Isles with real evidence behind the price. 573 recorded sales, and 388 of them on the two plans that make up most of the building. Very little in this market is this well documented.

It suits a buyer choosing the larger plan. Since 2022 the 2,736 has outperformed the 2,214 clearly, and it set a per-foot record in 2025 while the smaller plan has yet to beat 2014.

It suits badly anyone told that oceanfront luxury does not fall. This building fell 47% per square foot between 2014 and 2019, on plans with dozens of recorded sales. That is not a data artefact and it is the most important thing on this page.

And it suits badly a buyer who needs certainty about the building’s size. The shares do not close, for reasons the record does not explain. The 247 homes are what the county returns; whether that is all of them cannot be confirmed here.

If you are selling here: price on your own plan and on the per-foot figure, not the building median — those medians have been flat since 2023 only because smaller homes have been trading. If you own the 2,736, 2025 was a record year at $1,590 a foot and that is your anchor. If you own the 2,214, be realistic: at $1,423 the plan is still short of its 2014 level, and a buyer who checks the record will know it.
