The timeline is worth reading as a timeline. Ground was broken in September 2023 against an expected completion of Q4 2025. Exterior work was reported as nearing completion in May 2025. Completion was announced in May 2026. That is roughly two quarters later than planned — ordinary for Miami, and worth knowing if you were given a date.
Why there is no county record for this building
🔴 This is the single most practical thing on the page.
A search of the Miami-Dade County Property Appraiser for 2700 NW 2nd Avenue returns exactly one parcel: folio 01-3125-031-0200, classified VACANT LAND — COMMERCIAL, year built 0, owned by PRH G40 Property Owner LLC. We also walked the county’s condominium declaration series across this part of Wynwood and found no NoMad declaration in it.
So as things stand there are no folios for the 329 homes, no assessed values for them, and no recorded sale prices at all.
⚠️ Be careful what you conclude from that, because we are being careful too. The Property Appraiser’s roll is not the Clerk of Court’s deed record. A declaration is recorded with the Clerk, and homes close against it, well before the appraiser splits the parcel and issues folios. This is not evidence that nothing has closed at NoMad. We have seen exactly the same pattern at E11EVEN, at 2200 Brickell and at Oasis Hallandale — delivered buildings still carried as vacant land months afterwards.
⭐ The roll has noticed the building even if the record has not. The parcel’s assessed value went from $7,241,850 in 2025 to $18,715,848 in 2026 — a 2.58× revaluation in a single year on land the county still calls vacant. That is the finished structure landing on the tax roll ahead of the declaration.
What it means for you, concretely:
- Nobody can show you a county comparable inside this building. If you are quoted a price per square foot for NoMad, it came from a listing service or the sales office, not from the public record. Ask which.
- “More than 90% sold” describes contracts, not closings. Those are different things, and only one of them is a recorded transfer.
- Ask directly how many homes have actually closed, and ask for that in writing.
The land: a foreclosure, and a purchase one year later to the day
The parcel under NoMad has a more interesting history than the building does.

⭐ The site was surrendered to a lender on 22 September 2020, and sold to Related exactly one year later to the day. Whatever else Wynwood’s last decade was, this parcel went through the whole of it: a $30.75 million purchase in 2016, a lender taking it back in 2020, and a $26.5 million sale in 2021 that produced the first NoMad in the world.
⚠️ One caveat on those figures, and it matters. The 2016 and 2021 rows are flagged by the county as multi-parcel deeds. When one deed conveys several parcels, the county repeats the whole consideration against every folio in it — so those prices may cover more land than this one parcel. They are the recorded consideration, not necessarily the price of this site alone, and we are not going to present them as though they were.
Casa Tua Cucina, the rooftop, and what actually opened
The part of NoMad that is already trading is the part most pages about it still describe in the future tense.
⭐ Casa Tua Cucina is open. The Italian restaurant — the Wynwood outpost of Miky Grendene’s Casa Tua, one of Miami Beach’s most established dining rooms — occupies the ground floor of the building and trades on its signature open-kitchen format, with curated food and retail stations rather than a conventional dining room. The developers’ own opening announcement puts it at the centre of what NoMad Residences Wynwood is: the building opened “bringing world-class design, resort-style amenities, curated art and the celebrated Casa Tua Cucina” to the district. Arquitectonica designed the residences and the restaurant together, as one project.
That matters more than a restaurant usually would, and for two reasons a buyer should weigh. First, it is the proof the building is genuinely operating — not topped off, not TCO’d, but open and serving the public, which is a harder test than a certificate. Second, it is a real amenity with real consequences. A destination restaurant on the ground floor of a 329-home building brings footfall, valet traffic, service deliveries and noise as well as convenience and covers. Ask how the loading, the valet and the hours are handled, and ask residents rather than the sales office.
What the building opened with, from the developers’ own programme:
- Casa Tua Cucina — open kitchen, food and retail stations, at street level.
- A rooftop lounge with panoramic views toward downtown Miami.
- A resort-style rooftop pool with cabanas, in a landscaped private pool area.
- An outdoor café and cocktail bar on the roof serving NoMad classics and a seasonal al fresco menu.
- An indoor-outdoor fitness lounge with a cold plunge, plus summer kitchens.
- A speakeasy and a parlour lounge — the NoMad brand’s signature indoor drinking rooms.
- Curated art throughout, in a building three minutes’ walk from the Wynwood Walls.
⚠️ A further rooftop restaurant and bar has been described as planned for the property. It is not the same thing as the rooftop café and cocktail bar that opened with the building, and no opening date has been published for it. If a rooftop restaurant is part of why you are buying, get its status in writing rather than from a rendering.
The location is the other half of the amenity, and it is genuinely unusual. The building sits on NW 2nd Avenue, Wynwood’s main corridor, steps from the Wynwood Walls. Almost no residential building in Miami sits inside a pedestrian district of that intensity — and that cuts exactly the way you would expect. It is walkable, it is busy at night, and it is loud at weekends. Visit on a Saturday evening before you decide, not on a Tuesday morning.
The short-stay question — and what you must verify
NoMad Residences Wynwood is a fully furnished, hospitality-branded product from a hotel company. That format exists for a reason, and for a large share of the buyers here the short-stay proposition was the reason to buy.
⚠️ This page will not confirm those rights for you, and you should distrust any page that does. Short-stay rights are not something a developer or a brand can grant. They depend on three things, and all three have to hold:
- The City of Miami’s rules for this specific zoning district, and whatever registration, certificate of use and business tax receipt the city requires. ⚠️ Wynwood is in the City of Miami — do not apply anything you have read about Miami Beach’s regime here. They are different jurisdictions with different rules.
- Florida’s state licensing for transient public lodging.
- The recorded declaration, which binds you personally and which the owners can amend after you buy.
What to ask for, in writing, before you commit: the recorded declaration and every amendment, and read the leasing article yourself; what licences the building and its owners actually hold; and if a rental yield is part of your case, the full assumptions behind it — occupancy, nightly rate, management split, cleaning, city and state taxes, and what the association charges for short-stay operations.
Who this suits, and who it does not
It suits a buyer who wants a small, furnished, professionally run home in the middle of Wynwood and wants it turnkey. Studios to two-bedrooms, delivered furnished, in a nine-storey building operated to a hotel brand’s standard, in the most-visited neighbourhood in Miami outside the beaches. There is no assembly required and no furniture budget, which for a non-resident owner is a genuine advantage.
It suits a buyer who believes in Wynwood specifically. This is a bet on a neighbourhood as much as a building — and it is worth noting that the land under it was foreclosed on six years ago. Wynwood has changed enormously and quickly, in both directions.
It suits badly a buyer who needs to see the numbers before committing. There is no county record here at all — no folios, no assessed values, no recorded sales, no resales, and therefore no independent way to check a single price you are quoted. That will change when the declaration reaches the tax roll. Until it does, everything you are shown about value at NoMad comes from the people selling it.
And it suits badly anyone underwriting on rental income they have not verified with the city and the declaration. The furnished hospitality format is the product; the permission is a separate question with a separate answer, and it is not the developer’s to give.
Four things to establish before you commit:
- How many homes have actually closed, as opposed to being under contract — in writing.
- The recorded declaration and its leasing article, in full, plus any amendments.
- What the building and its owners are licensed for by the City of Miami and the State of Florida.
- The association’s budget and reserve position, and what the hospitality operation costs owners. A hotel-branded building carries hotel-branded operating costs.
