🔴 We got something wrong on this page, and this is the correction.

An earlier version of this page, published on 25 August 2026, treated 148 NW 28th Street as the development site and dismissed 161 NW 28th Street as an unrelated neighbouring parcel. That was backwards. 148 NW 28th Street is the sales centre. 161 NW 28th Street is part of the site — Florida YIMBY’s permit report is headlined with that address and places the development “directly opposite its existing sales center”.

The site is six contiguous lots totalling 41,400 square feet, all held by a land trust rather than in the developer’s name — which is why the earlier check appeared to rule them out. All of it is still vacant, and one parcel has already been sold out of the assemblage and is now a hotel site. The page below is rebuilt on the corrected record.

  • ⭐ The county cut its Wynwood land rate to a single flat number for 2026 — These four parcels carried four different rates in 2024 and three in 2025. For 2026 every one of them is exactly $400.00 per square foot — the sales centre down 20% from $500.00, and the hotel parcel down 16.7% from $480.00.

Diesel Wynwood is a branded condominium announced in 2019 by the fashion house Diesel with the Italian developer Bel Invest — 159 residences over eight storeys in Wynwood, designed by Zyscovich Architects. Seven years on, the site is six vacant lots. This page has been rebuilt twice: once to correct the marketing, and once to correct us.

Where Diesel Wynwood actually is — and our correction

An earlier version of this page treated 148 NW 28th Street as the project site, noted correctly that the county records it as a one-storey office building, and concluded that the project had no site. The observation was right and the parcel was wrong.

Florida YIMBY settles it in its own headline“Permits Filed For Diesel Wynwood At 161 NW 28th Street” — and in its own words: the development “stands directly opposite its existing sales center.”

Why the earlier check went wrong is worth explaining, because it is a trap anyone can fall into. The six site lots are held by a land trust, not by a company carrying the developer’s name. Searching for parcels owned by the developer therefore returns the sales centre and misses the site entirely. An owner name that does not match the developer is not evidence that a parcel is unrelated.

⚠️ Two things this page previously got wrong about its own limits, now corrected. It said there had been no trade coverage “for more than two years”. From 23 July 2024 to today is thirteen months. And it listed “a permit” among the things that would change the page without telling you that permits were filed in April 2023 — they were simply never approved, which is a different and more informative fact.

⚠️ One clarification we owe you, because it would be easy to overstate. A February 2025 report about a Wynwood development site going on the market at $15.5 million concerns a different parcel — 100 NW 25th Street — and only mentions Diesel in passing. It is not the Diesel site, and this page does not treat it as one.

🔴 And the sentence this page will not write: no source states that Diesel Wynwood has been cancelled. A dead website, a corporate portfolio that omits it, unapproved permits and a relaunch that nobody reported are each consistent with a stalled project and each consistent with a quiet one. What can be said without qualification is that the site is vacant, no declaration exists, and nothing has been built.

The land: what was paid, what it is worth, and what left

The county values Wynwood development land at a flat rate per square foot, and for 2026 it converged every parcel on this block to a single number.

Four parcels, four different rates in 2024, three in 2025, and one in 2026. That is the assessor flattening a district it had been valuing parcel by parcel — and for the two parcels that had been carried highest, it is a double-digit cut.

⚠️ Read that for what it is: a mass-appraisal opinion of value for tax purposes, not a record of anything selling. What did sell is more interesting.

⭐⭐ The clearest price signal on this block is that last row against the one above it. The same parcel went from $3,000,000 in November 2016 to $6,700,000 in March 2023 — up 123.3% over six years and four months, or $592.92 per square foot. Both are qualified sales, they are adjacent transactions with no lender transfer between them, and it is a single-parcel deed rather than a bundle.

⚠️ We checked whether anything on this block beat it and nothing does, once the record is read properly. Ten larger figures appear nearby: six are flagged by the county as unqualified for atypical motivation, one carries a significant physical change note, and three are multi-parcel deeds whose full price repeats across two and four folios each — a $26 million figure appearing twice, and a $20.47 million figure appearing four times. None of those is the price of a piece of land.

The parcel that became a Hyatt

The most concrete thing that has happened on this block since 2023 did not happen to Diesel Wynwood. It happened to the parcel that left it.

In January 2026, Hyatt Centric Wynwood was announced for 160 NW 28th Street — the 11,300 square foot parcel sold out of the assemblage in March 2023. Eight storeys, 116 guest rooms including six one-bedroom suites, around 2,000 square feet of meeting space, a rooftop pool and a 3,000 square foot rooftop bar, and a 5,900 square foot ground-floor restaurant. Developed by Robert Finvarb Companies with The Restaurant People, operated by MIA Hospitality Management, two blocks north of Wynwood Walls. Construction is anticipated in spring 2026 and opening in late 2028.

Two things follow from that, and both matter to anyone still holding a Diesel contract. First, a piece of the site is gone — whatever is eventually built here is being built on less land than was assembled. Second, if Diesel does proceed, its immediate neighbour will be an active hotel construction site from spring 2026 into 2028.

What would change this page

We will rewrite this page the same week any one of the following appears on the record:

  • Approval of the excavation and piling permits filed in April 2023, or of the vertical permits pending since December 2020. Filing already happened; approval has not.
  • A recorded sale of any of the six site lots, or a transfer out of the land trust.
  • A recorded declaration of condominium — there is none today.
  • A construction loan reported by Florida YIMBY, PROFILEmiami or The Real Deal.
  • The project website returning to service, or the developer’s corporate portfolio listing Diesel again.
  • Any building value appearing on the county roll for the site lots. That is the single hardest signal that something is actually being built, and it is free to check.

What a buyer should do with all this

If you are considering a purchase at Diesel Wynwood, the first question is what exactly is being offered — and the honest answer today is a contract on an unbuilt building, on a site that is still six vacant lots, with permits filed and not approved, under a developer who took over in 2024 and whose planned relaunch is not on the record.

If you contracted in 2021 or 2022, that is a matter for your own lawyer, now. Nothing on this page is legal advice, and the public record cannot tell you where your deposit is — particularly if it was paid in cryptocurrency through an exchange that has since collapsed. Ask, in writing, how and where your deposit is held and escrowed today.

And if what you want is Wynwood, that is a reasonable thing to want — it is one of the few Miami neighbourhoods where the ground floor is the point. The useful question is which projects here are under construction and which are announced. The distinction is the subject of this page, and the county roll answers it for free.

Four questions worth asking about any Wynwood pre-construction project:

  • Has any building value been assessed on the parcel? Not the sales centre — the parcel the building will stand on. Ask which folio that is.
  • Have permits been approved, or only filed? They are different, and the gap between them here is more than three years.
  • Who owns the site? If it is a trust, ask who the beneficiary is and whether the developer controls it.
  • How is your deposit held, and what happens if the project does not proceed? In writing, before anything is signed.

Can you rent a Diesel Wynwood unit short-term?

We can find no source that describes this as a short-stay building, and we are not going to imply one. The developer marketed furnished residences from a Diesel collection with interiors by Diesel Living — furnished is not the same as short-stay. In any case there is no recorded declaration of condominium, which is the document that would actually govern leasing, so nobody can show you one.
