⚠️ Read those for what they are, and this is the part a listing page will not tell you. All 27 are first sales from the developer — recorded on special warranty deeds and coded by the county as excluded sales, which is Broward’s ordinary vocabulary for a new-construction conveyance rather than any kind of red flag. They are not arm’s-length resales, and there is no resale evidence at this building at all yet. What they do give you is something better than a brochure: a public, checkable record of what forty-odd buyers actually agreed to pay, unit by unit, within the last four months.
⭐ One detail that confirms the count is right. The thirteen residences with no recorded sale are exactly the thirteen still owned by the developer’s holding company. The two lists match with no remainder, which is about as clean a reconciliation as this kind of record allows.
⚠️ And one figure we checked rather than assumed. Two residences closed at precisely $1,999,000 on the same day. That pattern is usually the signature of a bulk deed — one price repeated across several parcels — which would have inflated the total. It is not: the two closings carry different instrument numbers, and they are two identical smallest-floorplan units closing at the building’s base price. Counted as two real sales.

Only two of the six — the 3,092 square foot corner residences — are actually larger than the rest of the building. The other four are the same square footage as mid-building units one floor down. They are top-floor homes, and a top floor is genuinely worth something; but the label is a floor designation for four of the six, not a size difference. ⚠️ There is also no unit 901: the ninth floor runs 902 to 905.

The county roll is wrong about this building, and that matters to you
🔴 Broward County currently codes all 41 folios at Salato as vacant commercial land with $0 of building value — on a building that is complete, occupied, and 67.5% closed.
This is a sharper version of a lag we have documented across South Florida. Usually the roll has no folios at all for a new building. Here the folios exist and are actively being sold, while the improvement value is still zero and the use code still reads as a placeholder.
Two things follow, and both are practical:
- Your tax bill is going to change. The 2026 roll values this building as dirt. The 2027 roll will value it as a finished oceanfront condominium. Do not take the current tax figure as a guide to what you will pay — ask for a projection based on your purchase price.
- ⛔ And it is why we publish no owner-occupancy data for any Broward building. The roll currently carries a homestead flag on most of these residences. The earliest closing at Salato was 15 May 2026, which makes that flag chronologically impossible. It is the clearest demonstration we have found that Broward’s homestead field cannot be used as evidence, and no figure from it appears anywhere on this page.
⭐ What the roll can tell you is what the land is worth, and it does so in an unusual way here: every residence is allocated land at exactly $100.00 per heated square foot — a 1,957 square foot home at $195,850, a 3,092 square foot home at $309,440, and the retail bay at the same rate. Summed across the building that is $8,721,190, which is 89.9% of the $9,700,000 the developer paid for the raw site in May 2022. Four years on, the assessor’s land number sits modestly below the purchase price.
⚠️ That is a condominium allocation rather than a straight reading of land value against lot size, which makes it a softer instrument than the flat district rates we have measured elsewhere. Treat it as indicative rather than decisive.
Who this suits, and who it does not
It suits a buyer who wants oceanfront at genuinely low density. Forty residences, every one of them between 1,957 and 3,092 square feet — there are no small units here at all — on the sand at Pompano Beach. That is a scarce configuration, and the closed record shows the market agreed: $81.8 million across 27 homes in three months.
It suits a buyer who wants to see the evidence. Unusually for a building this new, you can check what twenty-seven of your future neighbours actually paid, by unit and by date. Most new buildings cannot offer that, because the county has not caught up. Salato is half caught-up: the sales are recorded even though the building is not.
It suits badly a buyer who was told this is pre-construction. It is complete and open. The thirteen remaining residences are developer inventory in a finished building — which, if anything, is a stronger negotiating position for you than an early contract, but it is a different conversation and you should know which one you are having.
And it suits badly anyone budgeting from the current tax figure. The county still values this building as vacant land. That will not last.
Five things to establish in writing before you commit:
- A tax projection based on your purchase price, not the current roll. The 2027 reassessment is coming.
- Which unit, and what the same floor plan closed at — all 27 are public, under 305 Briny Avenue.
- Whether “penthouse” means larger or merely higher for the specific unit you are shown. For four of the six, it means higher.
- The association budget and reserves, and the first full year of real operating costs for a hotel-standard service programme carried by forty owners.
- What is happening with the ground-floor retail bay, which is unsold and developer-held. You will live above it.
