It is consistently reported among the most expensive ZIP codes in the United States, and the ferry is the reason: it keeps the island genuinely private in a way no gated mainland community can match.

Counted against the Miami-Dade County Property Appraiser record on 17 August 2026, Palazzo Del Sol returns 49 residential homes. Heated area runs 3,620 to 9,775 square feet with a median of 4,102, and the mix is 25 three-bedrooms, 18 four-bedrooms, three five-bedrooms and two seven-bedroom residences. There is no small inventory here whatsoever.

The 2026 assessed values run from $5,362,823 to $37,709,321, with a median of $10,390,565. That top figure is the highest assessed home anywhere on Fisher Island, and the median alone exceeds the highest recorded sale in most buildings I have measured across mainland Miami.

Record sales, and a softer recent market

Two things are true here and they point in different directions, so both are worth stating.

First, the ceiling. The county record shows a qualified sale of $40,000,000 in December 2021 and $30,000,000 in March 2022. The $40 million transaction is the largest qualified sale I can find anywhere on Fisher Island.

Second, the recent market. Qualified sales since 2023 — arm’s-length only:

No qualified sale is recorded for 2024, which in a 49-home building is unremarkable rather than alarming.

Per-foot pricing has eased roughly 15% from the 2023 level, and the 2021–22 records sit well above anything since. Ten qualified sales across four years is a thin record, so the direction is more reliable than any single number — and the direction has been gently downward from a 2021–22 peak.

Developed by PDS Development (Heinrich von Hanau), designed by Kobi Karp with interiors by Antrobus + Ramirez. Each residence comes with a custom Garia golf cart. Recent trade: unit 7012 at $16.2 million, about $3,448 per square foot, May 2025. Two corrections worth making. The residence count is 43, not the 47 that circulates on listing sites. And Palazzo Del Sol and Palazzo Della Luna are a single condominium under one association — any page showing separate associations or budgets for them is wrong.
