Sales launched in October 2024, and delivery is stated as 2027.
Beyond that, the public record is thin, and you should know exactly where the gaps are. I could not locate a reported groundbreaking date, a construction loan, a general contractor, a landscape architect, an overall height in feet, or any percentage-sold figure — in nearly two years of selling.
None of that means the project is troubled. Terra is among the more reliable sponsors in this market. But on the Miami Pre-Construction Delivery Tracker, 14 of 38 towers are selling with no construction loan reported — and a 2027 delivery with no reported construction start is a timeline worth pressing on.

What to Watch Before You Sign
- Ask whether a construction loan has closed, and with which lender. None has been reported.
- Ask for the groundbreaking date and the current construction status. Neither appears anywhere in the public record.
- Ask for the outside date in your contract, not the 2027 marketing date, and what happens if it passes.
- Ask for absorption. No percentage-sold figure has been published since the October 2024 launch.
- Understand what the Jean-Georges relationship actually guarantees. A restaurant lease and a design collaboration are not the same as a permanent contractual right. Ask what happens to abc kitchens if the operator exits, and whether residents receive anything contractual beyond proximity.

Midtown and the Design District Around It
3501 NE 1st Avenue sits on the seam between Midtown Miami and the Miami Design District — walkable to the Design District’s luxury retail and to Midtown’s restaurants and grocery, and a short distance from Wynwood to the south and Edgewater to the east.
It is one of the few genuinely walkable pockets in Miami where you can live without a car for daily needs — which is a large part of why a 329-unit tower works here and would not work on a bayfront lot two miles away.
The comparable new-construction set nearby includes Frida Kahlo Wynwood Residences and, on the water in Edgewater, Edge House Miami and Villa Miami.
