Oasis Hallandale is not a tower. It is a 10-acre mixed-use district on East Hallandale Beach Boulevard, and the residential part of it is only one component — which is the single most important thing to understand before you evaluate it, because it changes what you are buying into.

The residential programme is two 25-storey towers, 250 homes in each, 500 in total. Homes run from 897 to 4,756 square feet on the developer’s own figures, in one-, two- and three-bedroom layouts, with a typical residence around 1,843 square feet. The towers are aligned to form a gateway, and the design — by Bernardo Fort-Brescia of Arquitectonica — uses curved facades that soften the balcony corners into a symmetrical silhouette.
Around them sits the commercial district: 60,000 square feet of retail and dining and 35,000 square feet of office spread across five low-rise buildings. Residents get a six-level, 70,000-square-foot amenity deck with pools, fitness and wellness space, coworking, entertainment lounges and family recreation.
For Hallandale Beach specifically, the scale is the point. This is a small city between Aventura and Hollywood that has plenty of oceanfront towers and very little in the way of a walkable centre. A ten-acre parcel delivering housing, shops, restaurants and offices together is a different proposition from another beachfront slab, and it is fair to say it is the first of its kind in this city.

So the honest summary is: one tower is essentially finished and one is a topped-out concrete frame being clad. The commercial district opened years ago and has operating tenants in it — a market, a café, a fitness studio, a dental practice, a med spa and a retailer were all reported as active in March 2026.
That combination is unusual and it is genuinely in a buyer’s favour. On most pre-construction purchases you are buying a rendering. Here you can walk the commercial half of the site, see the finished West Tower, and judge the build quality and the landscaping with your own eyes before committing to the East Tower.
What the county record shows — and what it does not
I checked this project against the Broward County Property Appraiser roll on 25 August 2026 rather than rely on marketing material, and the result is worth setting out carefully, because it is easy to misread.
A search at 1000 East Hallandale Beach Boulevard returns ten parcels. One is the master-association parcel, held by Oasis Hallandale Master Association Inc and spanning 1000–1160 East Hallandale Beach Boulevard. The other nine are individually owned units of “Oasis Hallandale Comm Condo I” — the commercial condominium, recorded under declaration CIN #117473065, with a year built of 2022 and a county land-use classification of “18 — Office buildings, non-professional services buildings, multi-story”.
⚠️ Those nine sold units are offices and shops, not apartments. I am flagging that because it is precisely the sort of record that gets quoted back as evidence of residential sales. One of them, unit 1-101, is 1,325 square feet, assessed at $910,790 for 2026, and last transferred for $870,000 on 17 September 2021 on a special warranty deed the county marks as an excluded sale. That is a commercial transaction and it tells you nothing about what an apartment here is worth.
There is no residential condominium declaration on the roll. Neither tower has one. In Florida a condominium becomes a legal object when its declaration is recorded, and only then does the county issue a folio for each home. Until that happens for these towers there are no residential folios, no closed sales, no assessed values and no price history for any apartment at Oasis Hallandale.
That is normal for a building at this stage — declarations are typically recorded as a tower approaches its certificate of occupancy and closings begin. But it has two practical consequences. First, nobody can show you a county comparable inside this building, because none exists; anyone offering you one is showing you something else. Second, when the declaration does land, it is the document that will govern what you may actually do with your home, including any restriction on leasing.
⚠️ One limit I will state plainly rather than paper over: Broward’s roll does not publish the common-element ownership percentages that Miami-Dade does, so the completeness cross-check I run on Miami buildings — proving a pulled unit list accounts for the whole declaration — cannot be run here at all. On any Broward building, that certainty is unavailable to me and to anyone else working from the public record.
What it costs, and what the sold figure is worth
PROFILEmiami reported East Tower residences in March 2026 at $750,000 to $5,020,000, across homes of roughly 900 to 4,750 square feet. On the mid-size home that is broadly $600 to $800 a square foot, though I would not lean on a per-foot average across a range that wide — the small one-bedrooms and the large penthouses are effectively different products.
Note that this page previously advertised “prices starting at $800,000”. The current published entry point is lower, at $750,000. Pre-construction price lists move in both directions and this one has been selling for well over a year.
On sell-through, here is exactly what I have and exactly what it is worth. The developer’s own website said the West Tower was 75% sold when I read it on 25 August 2026. That page carries no date for the figure. A percentage-sold number reaches print because it flatters the project, so read it as a floor that was true on some earlier day, not as today’s position. For the East Tower I could find no sell-through figure at all in The Real Deal, Florida YIMBY or PROFILEmiami, in a project that launched sales in February 2025. I am not going to infer anything from that absence — I am simply telling you the number has not been published, which is more than most pages will do. One caveat: the South Florida Business Journal blocks our requests, so that outlet is unchecked rather than clear.
Who this suits, and who it does not
It suits a buyer who wants to see before they buy. That is the real edge here. The commercial district is open, the West Tower is finished, the landscaping is in. Very few pre-construction purchases in South Florida let you inspect the developer’s actual delivered work on the same site. If you are nervous about buying off a rendering — and after the last few years plenty of people are — this is about as much reassurance as the category offers.
It suits someone who wants Hallandale Beach at a Hallandale Beach price. An entry point around $750,000 for new construction with a 70,000-square-foot amenity deck is a materially different number from equivalent new product in Aventura or on the Miami Beach oceanfront. You are inland of the beach, and that is the trade.
It does not suit a buyer who needs oceanfront. This is on Hallandale Beach Boulevard, not on the sand. Ocean views from the upper floors are real; ocean frontage is not.
It does not suit a buyer who needs certainty on leasing. There is no recorded residential declaration yet, and the declaration is what will bind you. If your plan depends on renting the home out — at all, or on any particular terms — do not take a salesperson’s word for it. Get the recorded documents when they exist and read the leasing article before you close.
And a word to sellers in Hallandale Beach. Five hundred new homes are being added to this market across 2026 and 2027, in one development, with a developer sales team and no resale competition inside it. If you are planning to list an older unit nearby, the timing of that supply is a genuine factor and it lands in two waves, not one.
