Why the recorded price understates Jupiter. Read off the public roll, not the listing feed.

In Jupiter, the price on the deed is often not the price of the deal. When Max Scherzer sold his unfinished Admirals Cove house in April 2026 the recorded sale was $23 million — but the buyer also took on the construction contract, and the reported total was $35 million. Anyone pulling that comparable off a public record would be reading a number $12 million short. That is the single most important thing to understand about this market, and it applies far beyond one house.
Why the recorded price understates Jupiter
Jupiter’s top end is not old oceanfront estates. It is spec houses inside private golf communities — The Bear’s Club, Admirals Cove, Loxahatchee Club — and a lot of them trade before they are finished. When that happens the deed records the price of the land and the partly-built structure, while the construction contract sits alongside it as a separate agreement.
217 Commodore Drive, Admirals Cove is the clearest documented example. Max and Erica Scherzer bought it for $14.9 million in 2023 and sold it in April 2026 to Thomas and Kimberly Abrams. The house will run to nearly 10,000 square feet on a 0.7-acre lot with 300 feet of waterfront when it is finished. The recorded sale was $23 million; the listing included the construction contract, taking the total deal to $35 million.
If you are valuing a Jupiter property from recorded sales alone, you will systematically undercount the unfinished ones. Ask, every time, whether the reported figure includes construction.
The Bear’s Club, nine years of it
One private community carries most of Jupiter’s record-setting, and because it trades often enough to read, it is the best available proxy for the top of this market. Every figure below is a reported sale, dated:

A community whose record was $11 million in 2021 traded at $48 million four years later, and has since printed two separate sales near $34 million. That is a step change, not a drift, and it happened in a golf community several miles inland — no ocean frontage involved.
What the two biggest trades actually tell you
152 Bears Club Drive — $48,000,000, February 2025. 16,300 square feet on 2.4 acres. Edward and Ashley Brown sold to Frank and Dolores Mennella. The Browns had bought it for $6 million in 2018 — a 700% gain over seven years, and the most expensive home ever sold in Jupiter or inland Palm Beach County. The Browns then bought an oceanfront spec house on Jupiter Island for $33.8 million from developer Todd Glaser.
228 Bear’s Club Drive — $33,800,000, July 2026. This one is the more instructive of the two, because the whole arc is on the record. Spec developer Stuart Hankin bought the lot for $3.4 million in 2021, completed a 10,900 square foot house in 2025, listed it at $30 million in 2024, raised the price three times to $39 million, found a buyer in April 2026 and closed in July at $33.8 million to Derek and Erin Kreunen.
Read that sequence carefully. The house sold for 13% below its final asking price and 13% above its first one. Raising the ask three times did not get $39 million; the market cleared where it cleared. This is the same lesson as Palm Beach island, in a different postcode: an asking price is a proposal, and only the closing is evidence.
Is Jupiter Island the same market as Jupiter?
No, and confusing the two is the most common error made about this area. Jupiter Island is a separate town in Martin County, north of the inlet, with its own government and its own oceanfront market. Jupiter is in Palm Beach County. The $48 million Bear’s Club record is described in the trade press as the record for Jupiter and inland Palm Beach County precisely because the island is counted separately.

Three adjacent places, three separate records. If someone quotes you “the Jupiter record”, ask which of them they mean.

What to check before you buy in Jupiter
Ask whether the price includes construction. On an unfinished house the recorded deed and the real cost can differ by millions — $12 million on the Scherzer sale. This is the single most expensive mistake available in this market.
Ask what the seller paid for the lot. 228 Bear’s Club Drive was a $3.4 million lot in 2021 and a $33.8 million house in 2026. Much of the top-end inventory here is spec, and knowing the developer’s basis tells you how much room there is.
Check the club membership separately. In these communities membership is its own process with its own cost and is not automatic with the house. Confirm the terms before you are committed.
Establish which town you are actually buying in. Jupiter, Jupiter Island and Jupiter Inlet Colony are three separate municipalities in two counties, with different taxes, rules and comparables.

No. Jupiter Island is a separate town in Martin County; Jupiter is in Palm Beach County. Jupiter Inlet Colony is a third, separate municipality, which set its own $30 million record in October 2024. Three places, two counties, three sets of comparables — and records quoted for one do not apply to the others.
How much have Bear’s Club homes appreciated?
Sharply, and in a step rather than a drift. Reported sales ran $11 million in 2017 and again in 2021, $15–20 million through 2023–24, then $48 million in February 2025, with two further sales near $34 million in 2026. One documented case went $6 million in 2018 to $48 million in 2025. Individual results vary enormously and a handful of sales is not a market average.
Do Jupiter homes sell for their asking price?
Not reliably at the top. 228 Bear’s Club Drive was listed at $30 million in 2024, raised three times to $39 million, and closed in July 2026 at $33.8 million — 13% below the final ask. Raising an asking price does not move the clearing price.
Is club membership included when you buy in Admirals Cove or The Bear’s Club?
Not automatically. In these private golf communities membership is a separate process with its own cost and its own approval. Confirm the terms and the fees in writing before you are contractually committed to the house.
