What is actually being built

LOFTY Brickell is a 44-storey tower holding 362 residences at 99 SW 7th Street, on the north bank of the Miami River immediately west of Brickell City Centre. The architect is Arquitectonica and the interiors are by INC. The developer is Newgard Group.

It is not a standalone building, and that matters when you are comparing it to anything else. LOFTY shares its site with The Standard Residences, Brickell — a 46-storey, 422-residence tower by Two Roads Development with interiors by GOODRICH — and the pair are marketed together as One Brickell Riverfront. Between them the site will hold 784 residences. Amenity queues, lift waits, valet and the riverwalk are shared realities of an 784-home site, not of a 362-home one.

LOFTY’s own amenity programme runs to roughly 40,000 square feet and includes a private marina, a resort-style pool deck, fitness centre, spa, cigar lounge and co-working space, with AVRA Estiatorio taking the ground-floor restaurant.

Where the project actually stands

This is the part most listings get wrong, so here is the dated sequence from the trade record:

  • February 2023 — Newgard breaks ground on the 44-storey tower.
  • Late 2025 — One Brickell Riverfront closes $513 million in construction financing.
  • January 2026 — both towers top off.
  • June 2026 — architectural crowns installed; the towers reach full architectural height. Delivery targeted for August 2027.

So the structure is done and the money is committed. That removes the two risks that matter most in Miami preconstruction — a project that never breaks ground, and one that stalls for want of a construction loan. It does not remove delivery risk: August 2027 is a developer target stated in mid-2026, and targets move.

Any page still describing this as a 2024 delivery, or as a 35-storey building, or as 300 units, is out of date. Our own page said two of those things until this rewrite, and I would rather say so than quietly correct it.

What it costs, and what is actually left

Residences launched from the $493,000 range. They are effectively gone. As of June 2026 the developer reported seven penthouse residences remaining, priced between $2.4 and $3.5 million.

That single fact should reframe the decision. If you came looking for a studio or a one-bedroom at LOFTY, there is nothing to buy from the developer. What is available is the top of the building at the top of the price range — a different product, a different buyer and a different risk profile from the entry-level residences that made the project’s reputation.

Two routes remain for everyone else. The first is contract assignment, where an existing buyer sells their position before closing; whether that is permitted, and on what terms and fees, is governed by the purchase contract and the developer’s policy, and it is a question to ask before you fall in love with a floorplan. The second is the resale market after closings begin in 2027. There is no resale record for this building yet, because nobody has taken title. Any per-square-foot figure quoted to you for LOFTY today is a projection, not a measurement.

By comparison, the sister tower was being marketed from the mid $600,000s as of June 2026, so the site as a whole is not sold out even though LOFTY nearly is.

What to watch before you sign

The rental model is the single thing to verify in writing. LOFTY has been marketed since launch around flexible, short-stay-friendly ownership, and the developer describes a model giving owners the ability to rent their residences on their own terms. That is the reason a large share of buyers are in this building.

It is also the thing I would not take from any marketing page, including this one. Ask for the recorded declaration of condominium, the rental rules and the current City of Miami zoning position, and read them before you rely on a rental projection. Rules governing short stays in Miami have changed repeatedly, they differ by building and by zoning district, and a projection built on last year’s position is worth nothing. If an operator’s revenue model is being shown to you, ask what occupancy and nightly rate it assumes and what happens to your numbers if the rules tighten.

Three more things worth confirming before you commit:

  • What the developer’s target date actually commits them to. August 2027 is a target. The contract, not the press release, defines the outside date and your remedies.
  • Whether you are buying furnished, and what that includes. LOFTY has been marketed as delivered furnished with interiors curated by INC. Confirm the package in the contract.
  • Association budgets for a two-tower site. 784 residences share this address. Ask for the projected budget and how costs are split between the two towers.

Who this suits, and who it does not

As it now stands, this suits a buyer who wants a penthouse in a structurally complete Brickell tower with a private marina, and who is comfortable at $2.4 to $3.5 million and with a 2027 delivery. The financing and construction risk are largely behind it, which is not true of most Miami projects still selling.

It suits badly a buyer looking for the entry-level LOFTY that was marketed from the $490,000s — that inventory is gone — and it suits badly anyone whose numbers only work if short-stay rental rules stay exactly as they are today. If a rental yield is doing the heavy lifting in your decision, verify the rules first and the pricing second.
