888 Brickell by Dolce&Gabbana would be the fashion house’s first residential project anywhere in the world, approved at 1,049 feet on a half-acre corner of Brickell Avenue. It is also, on the public record, a project whose status nobody outside the developer can currently confirm.

That second sentence is the reason this page exists. Below is every verifiable fact, with its source and date — including the ones the marketing does not mention.

What Is Actually Approved

The site is 888 Brickell Avenue, the northwest corner of Brickell Avenue and Southeast 10th Street — a 22,568 square foot parcel, about half an acre. JDS Development Group, led by Michael Stern, bought it in April 2024 for $61.2 million from Grupo Mezerhane, funded with a $35.7 million loan from G4 Capital Partners. A seven-storey office building on the site was slated for demolition.

On 20 June 2024 the Miami-Dade Board of County Commissioners approved a Special Exception for the General Development Plan. Note the jurisdiction: this ran through Miami-Dade County, not the City of Miami — which matters if you go looking for the permit record yourself. As a condition, JDS committed $1.5 million in public benefits, including a new traffic signal and Metromover station improvements.

The approved height is 1,049 feet — the FAA maximum for the location, about 1,042 feet above ground. Design is by Studio Sofield, with ODP Architecture & Design as architect of record. Structural engineering is DeSimone, MEP is MG Engineering, landscape and civil are Kimley-Horn.

Where the Project Actually Stands

This is the section that matters, and it is the one no other page on this building will give you.

No source has ever reported vertical construction at 888 Brickell. Not a groundbreaking, not excavation, not a foundation pour, not a tower crane. The most recent construction-related milestone on the public record is the 30 August 2024 report that plans had been submitted to Miami-Dade.

The publication record is itself evidence. Florida YIMBY has published nothing on 888 Brickell since August 2024. PROFILEmiami has published nothing since September 2023. These outlets cover Miami development obsessively — they photograph cranes and count floors. For a supposedly active supertall on Brickell Avenue, twenty-three and thirty-five months of silence is the finding.

Everything published since has been financing and litigation news, not construction news. On 8 July 2026, The Real Deal reported JDS was “in the process of securing new debt” for the project. In April 2026 it described the developer as still “securing construction financing.” No construction loan has been reported as closed.

That quote is from the launch. There is no direct statement from anyone at JDS or Dolce&Gabbana about 888 Brickell from 2024, 2025 or 2026 in any credible outlet.

To be precise: no source reports the project as cancelled or formally stalled either. The accurate description is approved, pre-construction, financing unconfirmed, no reported physical progress in almost two years. That is not the same as dead. It is also not the same as rising.

What Dolce&Gabbana Is Actually Doing

More than lending a name, on the published record. Dolce&Gabbana is credited with comprehensive interior design of all residences, amenity curation and turnkey furnished homes. The house also collaborated with Studio Sofield on the façade and designed the sales gallery with Dolce&Gabbana Casa furnishings. JDS lists Dolce&Gabbana as interior designer outright, and describes the residences as individually designed by Domenico Dolce and Stefano Gabbana.

One unresolved credit. The Real Deal credited M2Atelier with interiors in April 2024, and its earliest coverage described Dolce&Gabbana as the branding partner. Ken Fulk is separately credited with the club and food-and-beverage spaces. No source reconciles these. The likeliest explanation is that M2Atelier predates the Dolce&Gabbana deal — but that is inference, not reporting, so treat the interiors credit as contested.

The Numbers That Do Not Agree

Two headline specifications are contradictory across credible sources, and the pattern in the contradiction is instructive.

The 81 figure appears in both regulatory filings. The 90 figure appears in marketing launches. The developer’s own website states no storey count at all. On units, the split may be real — this is a condo-hotel, so “259 residences” and “250 rooms and suites” could be counting saleable residences against hotel keys — but nobody has said so on the record.

Delivery is worse. JDS’s own project page says “Coming 2027.” JDS’s own news page says the tower will crown the skyline in 2028. Dolce&Gabbana’s corporate site said 2028 in January 2025. A 2027 completion is not credible for a building that had not closed construction financing in July 2026.

Pricing, and Why There Is No Current Number

The only pricing from a credible source is September 2023: roughly $3.5 million to over $35 million. An earlier April 2023 report, before the Dolce&Gabbana deal was announced, expected $1.6M to $11M excluding penthouses.

That is the whole record. No credible source publishes a price per square foot, a penthouse asking price, or any pricing update from 2024, 2025 or 2026. Current price ranges and a 2029 delivery date circulate on listing-aggregator and brokerage-marketing sites; none of it traces to a primary source, and this site does not repeat it.

One recent hard number does exist. As of May 2026, presales were reported at approximately $350 million across 36 contracts — out of 250 units.

What to Verify Before You Sign Anything

None of this makes 888 Brickell a bad building. It makes it a building where the paperwork matters more than the renderings. If you are considering a contract here, establish these in writing.

1. Whether construction financing has closed. Ask for the lender, the amount and the closing date. As of 8 July 2026 the public record says it had not. Everything else follows from this.

2. Where your deposit sits. Florida Statute 718.202 governs condominium deposit escrow. Ask who the escrow agent is, what is held versus released to the developer, and under what conditions. Get the escrow agreement, not a summary.

3. The actual permit record. Pull the Miami-Dade permit history and any Notice of Commencement for the folio directly. Site-plan approval is not a building permit, and a building permit is not construction.

4. Which delivery date is contractual. Not the one on the website — the outside date in the purchase agreement, and your remedies if it passes.

5. The developer’s current position. In May 2026 One Sotheby’s International Realty — 888 Brickell’s own sales brokerage — sued the JDS project entity for more than $500,000: $246,544 in unpaid commissions on 14 contracts, $157,880 in salary draws and expenses, and $72,000 in marketing fees. Separately, equity investor Gianluca Vacchi’s GV Development Group has sued Michael Stern alleging fraudulent inducement, including $25 million invested into 888 Brickell.

6. What is happening at the sister project. JDS’s Mercedes-Benz Places Miami — different project, different entity, different lender — was hit with a foreclosure suit in April 2026 over roughly $100 million. Around 10% of that building’s buyers requested rescission afterwards, the City of Miami issued a default notice over an $8 million firehouse obligation, and subcontractors filed liens. JDS countersued in May 2026 and, as of June 2026, was working on a roughly $1.06 billion financing package with BDT & MSD and Jeff Soffer’s Fontainebleau Development to resolve it. None of that is a claim about 888 Brickell. It is context about the sponsor, and a buyer running diligence will find it anyway.

Brickell Around It

Brickell has real momentum independent of this project, and there are towers here that are unambiguously under construction. If certainty matters more to you than the label, look at Ora by Casa Tua, The Residences at 1428 Brickell and St. Regis Residences Brickell.
