What is being built
Visions at Brickell Station is an eight-storey, 110-unit condo-hotel in West Brickell, a short walk from the Brickell Metromover and Metrorail station the project is named for. The homes are studios and one-bedrooms of 490 to 675 square feet, delivered fully furnished.
The developer is Urban Network Capital Group, led by Robert Thorne, with design by DTI Architects of Miami Lakes and interiors by Concepto Interior Design. Compass was appointed to lead sales in May 2025. Amenities reported include a fitness centre, spa facilities, a restaurant and a business centre, with on-site management.
The brand’s positioning is wellness: the marketing describes in-unit features such as advanced air purification and non-toxic finishes, and UNCG presents itself as building eco-friendly and wellness-certified communities. ⚠️ I have not been able to verify any specific wellness certification from a primary source, so treat the certification language as marketing until someone shows you the certificate.

Eight storeys where twenty-four are allowed
This is the detail I find most revealing, and it comes from the county rather than the brochure.
The parcel is zoned “Urban Core 24 Storey / 7 Floor” on a lot of 14,250 square feet. The building going up is eight storeys. In a district where the default instinct is to build every foot the code permits, this project is using about a third of its height allowance.
On a lot this small that is a reasonable decision rather than a remarkable one — a slender 24-storey tower on 0.3 acres carries a very different cost structure, and a low-rise gets to market faster. But it is worth understanding what you are buying: a boutique building by design, on a site that could legally have held three times as much. It also means the site is not being maximised, which is relevant if you are thinking about the block’s long-term character.

⚠️ Nothing has been reported since October 2025. I searched The Real Deal, Florida YIMBY, PROFILEmiami and Commercial Observer for any 2026 construction update, topping-out or revised sell-through and found none. For an eight-storey building that broke ground in May 2025 and targets 2027, that is unremarkable — low-rise projects attract far less coverage than towers — but it does mean the most recent verified position is ten months old. The South Florida Business Journal blocks our requests and was not searched.
One thing the record does show clearly: the price came down slightly. From $501,000 at the May 2025 launch to $495,000 in October 2025. That is a small move and I would not build an argument on it, but it is the opposite direction from what a page advertising “from $485,000” would suggest — and that $485,000 figure appears in neither report.
What the county shows
I pulled the Miami-Dade County Property Appraiser record on 26 August 2026. ⚠️ The marketed address will not find it. Searches for 1136 and 1130 SW 3rd Avenue return nothing; the site resolves only under 1120 SW 3rd Avenue, folio 01-4138-051-0140. The legal description records Miami Heights, Lots 20 through 22 less 5 feet for right-of-way, “per Unity of Title” — which is the instrument that merged the three parcels into one, and the reason the other two addresses have disappeared from the roll.
The lot is 14,250 square feet. Classification is “Vacant Residential — Vacant Land”, with no building area and no year built — on a site that broke ground fifteen months ago. That is the same county-records lag I have found this month at E11EVEN, 2200 Brickell, Okan Tower and Oasis Hallandale; it says nothing about the building.

The jump between 2024 and 2025 reflects the assemblage and the unity of title rather than anything built. The last qualified sale on the record is $2,833,400 on 8 December 2023 — one component of the reported $8.5 million assemblage, not the whole of it.
🔴 There is no condominium declaration and there are no residential folios, so there is no assessed value, no tax figure and no county sale history for any home in this building, and there will not be until well after delivery.

The rental question — and what this page used to say
Until August 2026 this page stated that the residences come “with absolutely no rental restrictions”, that “owners can utilize their unit at their discretion and can rent it through a booking platform of their choice”, or join a professionally managed hotel programme.
🔴 That was stated as fact and it should not have been. No condominium declaration has been recorded for this building. The declaration is the document that creates or removes rental restrictions and binds an owner personally, and it does not yet exist.
What is fair to say: the project is being developed and marketed as a condo-hotel with fully furnished units, on-site management and hotel-style amenities, and flexible rental is plainly central to that model. That is the developer’s marketed model, accurately described. It is not a permission you have been granted.
Three layers decide it, and all three have to line up: Florida’s state preemption (with local ordinances predating 1 June 2011 grandfathered); the City of Miami’s zoning for this parcel plus a Certificate of Use and Business Tax Receipt; and the condominium’s own recorded declaration. ⚠️ A county use code settles none of it — and this parcel’s current code is “vacant residential”, which describes dirt.
Get the draft declaration and read its leasing article before you sign. On a condo-hotel bought substantially for rental income, that is the whole transaction.
Amenities
Reception, restaurant, rooftop, spa, meeting room and gym — a programme that reads closer to a hotel than to a condominium, which is the point of the section above.









What to check before you sign
The declaration’s leasing article, when it exists. See above. Nothing else on this page matters as much.
Whether you are joining the hotel programme, and on what terms. If there is a managed programme, ask for the management agreement: the revenue split, what is deducted before it, any cap on your own use of the unit, and how you exit.
Current price and availability, dated. More than half was sold in October 2025 and nothing has been published since. Ask what is left and at what price, in writing, with a date.
The developer’s track record, specifically in Florida. This is UNCG’s first South Florida development. Ask to see delivered projects — their portfolio is in Orlando and abroad — and ask who the general contractor is, which none of the reporting names.
What “fully furnished” includes. Get the specification as a schedule, not a description. On a furnished condo-hotel this is a common source of dispute.
The wellness claims. If the air-purification and certification features are part of why you are buying, ask which certification, at what level, and whether it is awarded or merely targeted.
Who this suits
It suits a buyer who wants a low entry price in Brickell with a rental model attached. Under $500,000 for a new furnished unit walkable to Brickell Station is a genuinely accessible number in this neighbourhood, and that is the product.
It suits someone who prefers a small building. A hundred and ten units over eight storeys is a different experience from a 550-unit tower, and the low-rise should also deliver sooner.
It does not suit a buyer who needs certainty on rental income. Not because the model is unlikely to work — but because the binding document does not exist yet, and this page previously told people otherwise.
It does not suit a buyer who wants space. The largest home is 675 square feet. This is a studio-and-one-bedroom building with no larger option.
It does not suit someone who wants to inspect the developer’s previous South Florida work, because there isn’t any yet.
And a note on the comparison worth making. If a flexible-rental Miami condo-hotel is what you are after, this is the small, cheap, near-term option. The alternatives on this site are considerably larger, later and dearer. Judge them on the declaration and the management agreement, which is the only basis on which they actually differ.
