This page exists because two things about Maison d’Or are worth writing down precisely: the address it is being sold under is not the address the county has, and the price it is asking for its top floor is within touching distance of the highest figure the county roll carries for a condominium in this city.

Both of those are checkable, and I have checked them. Everything below is either quoted from a dated published source or read directly off the Palm Beach County roll, with the limits of that roll stated where they bite.

What is actually being built on South Flagler Drive

Maison d’Or is a 19-storey building containing 39 residences, developed by Kolter Urban and Perko Development Partners. Architecture is by 10 Design, interiors by Hirsch Bedner Associates, landscape by EDSA. Sales opened on 12 January 2026, with a sales gallery at 3014 South Dixie Highway.

There are eight floor plans across two to four bedrooms, running from roughly 3,000 square feet to more than 10,000. The stack, as published at launch: levels 4 to 14 hold the two- and three-bedroom residences; levels 15 to 17 hold a four-bedroom “estate” collection; level 18 holds two penthouse plans of four bedrooms and five and a half baths each; and level 19 is a single full-floor residence.

Pricing was announced from $5,700,000. On 25 August 2026 the developers unveiled the top floor at $39,700,000 — 10,190 square feet of interior space, four bedrooms, six full baths and three powder rooms, with eleven-foot ceilings. It is described as “the largest home within Maison d’Or, an intimate collection of just 39 residences”.

Neither published source gives a completion date, and neither gives a sell-through figure. I am not going to infer either one. A building that opened sales in January 2026 and was still unveiling its penthouse in August 2026 is early in its selling life, and that is all the record supports.

Why the marketed address returns nothing

Maison d’Or is marketed as 3705 South Flagler Drive. That address does not appear on the Palm Beach County roll. Not as a vacant parcel, not as a prior building, not at all.

I did not stop at a single failed lookup, because a query that returns nothing is usually a statement about the query. So I pulled every parcel on South Flagler Drive in West Palm Beach — 1,257 records — and read the 3500 to 3900 block by hand. There is no 3705. The block holds 3511, 3601, 3607 and 3611, then the 39 units of an existing condominium at 3701, then 3773.

3773 South Flagler Drive is the site. Folio 74434334130000271, 1.2633 acres, classified VACANT, and the owner line settles it: PK FLAGLER HOUSE LLC, care of KOLTER GROUP LLC, 105 NE 1st Street, Delray Beach. PK reads as Perko and Kolter. Both names on the project appear on the deed record for that one parcel and nowhere else in the city.

I want to be careful about what this is and is not. It is not evidence of anything improper. A pre-construction building is routinely marketed under the street number it will carry once it is addressed and platted, and that number frequently differs from the number the assemblage sat under. It matters for one practical reason only: if you go to the county to look this site up yourself, 3705 will return nothing and you will conclude the record is missing. It is not. It is filed under 3773.

One thing I checked and am discarding rather than publishing as a finding. The neighbouring building at 3701 South Flagler Drive holds exactly 39 units, and Maison d’Or has exactly 39 residences. That symmetry is a coincidence. An owner census of all 39 neighbouring parcels returns 39 separate private individuals and family trusts, no developer entity and no assemblage. The neighbour is a neighbour.

Is $39.7 million a real number for West Palm Beach?

This is the question the announcement invites and does not answer, so I measured it.

I pulled every parcel in West Palm Beach classified as a condominium — 33,369 records — and ranked them by recorded price. Bulk and portfolio deeds were separated first by grouping on price and date, because a single deed covering many units repeats its full consideration on every parcel and will otherwise masquerade as the biggest sale in the city. Five such groups sit inside the top twenty here, the largest of them repeating one figure across 336 parcels.

Eight of the top ten are The Bristol. One building at 1100 South Flagler Drive effectively defines the ceiling of this market, and it has done so since 2019.

So: Maison d’Or is asking $39,700,000 for a residence in a city where exactly one condominium shows a higher recorded price on the current roll. The ask is 93.3% of the Bristol figure and 40.5% above the second-highest sale on the roll, which is Forte on Flagler’s $28,250,000 last September. At 10,190 square feet it works out at $3,895.98 per square foot.

Here is the limit, and it is a real one. The Palm Beach County table carries only the most recent sale for each parcel. There is no sale history. So the ranking above is the highest single-parcel prices visible on the current roll — not the highest ever transacted. If a residence sold for more at some point and then resold for less, only the later, smaller figure survives in this data. I would rather state that plainly than let the word “record” do work the source cannot support.

My honest reading: the ask is ambitious rather than unprecedented. It is asking a new building to clear a number that a proven building set seven years ago, and asking prices and recorded prices are different things — the first is a position, the second is a fact. But the market it is asking into is real. Two of the five sales above are from the last twelve months, and one of them is from March 2026. Money at this level is transacting in West Palm Beach right now, and it is transacting on this street.

Two things follow from that, and both matter to a buyer.

There is no condominium declaration for this site. Until one is recorded, no individual residence exists as a legal parcel, there is no folio you can look your own apartment up under, and any property-tax figure in a projection you are shown is an estimate, not an assessment. That is normal — declarations are typically recorded close to completion — but it is worth knowing what it means rather than assuming the tax line is a quoted number.

The parcel has no recorded sale. Price, date, instrument, book and page are all empty, and the record was created in 2026. That is the signature of a newly created assemblage parcel: the purchase history sits on the predecessor parcels, which no longer exist on the roll. It does not mean the land was never bought, and I am not going to report it as though it did.

The assessor carries the land at $472.48 per square foot. I would treat that as one parcel’s mass-appraisal opinion for tax purposes and nothing more. In several South Florida districts the appraiser applies a single flat rate per square foot across every development parcel in a neighbourhood, which makes the number cross-checkable. That does not happen here. The neighbouring parcels are individually valued waterfront house lots — 3607 at $399.95, 3511 at $388.23, 3601 at $360.03, 3611 at $280.44 — so there is no repeating district rate to test this against. It is a single observation, and I am presenting it as one.

What I would verify before signing

The completion date in your contract. Neither published source gives one, which means any date you have been told is a date you should find in writing. Find the outside date, find what happens if it passes, and find what notice the developer owes you. I track this across the market because it is where pre-construction buyers get hurt most often, and a building with no published delivery date is not a building where you should accept a verbal one.

What the sell-through actually is. No published figure exists. If you are given one, ask whether it counts reservations, executed contracts or closings, and ask for it in writing. The three numbers are very different and the gap between them is where deposits live.

The deposit schedule and where the money sits. Confirm which portions are held in escrow and which are released to the developer for construction. Under Florida’s condominium act those are different pots of money with different protections, and the difference only becomes interesting in the situation nobody plans for.

How the price you are quoted compares to what has actually closed. You now have the full ranking above. Ask what recorded sales the pricing is being justified against, and check those against the roll rather than against a brochure. Four of the five highest sales in this city are in two buildings, both of them further north on the same street.

Who this suits. A buyer who wants a small, low-density building — 39 residences over 19 floors is genuinely uncommon on this stretch — on the waterfront side of South Flagler Drive, and who is comfortable buying into a project with no published delivery date and no county record of the units yet. The scarcity is real: this is a short street with a small number of buildings on it, and the ones already there (The Bristol, South Flagler House, La Clara, Forte on Flagler) hold most of the top of this market between them.

Who it suits badly: anyone who needs a delivery date now, anyone underwriting a resale before completion, and anyone buying the top floor on the assumption that an asking price sets a market. It does not. The recorded prices above set the market, and the top floor here is being offered above all but one of them.

And if you already own on this street and are thinking about selling: a $39,700,000 ask two blocks south is useful to you as a data point and dangerous to you as a comparable. It is a position, not a closing. Price against what has recorded — and on this street, a great deal has.
