What Was Actually Built
Two 20-storey towers connected by a podium, holding 230 residences, at 2678 Tigertail Avenue. The developer is Terra, led by David Martin — the same firm behind Villa Miami in Edgewater. The architect is Arquitectonica, Bernardo Fort-Brescia’s practice, which is itself headquartered in Coconut Grove. Landscape is by ArquitectonicaGEO.
On site: ground-floor retail, Le Specialità Market and Cafe, a marina, a billiard room and a pool lounge.
A note on figures circulating elsewhere. You will see this building described as 231 units and 21 storeys. The Real Deal’s completion coverage says 230 units across two 20-storey towers, and that is what this page uses. You will also see a construction-loan figure and a groundbreaking date quoted; I could not establish either in a primary source, so this page does not state them.


The Cipriani Connection
Mr. C is the hotel and lifestyle brand of Maggio Cipriani, of the Cipriani family. It is a brand partnership rather than an ownership stake — Terra developed and owns the project.
Worth being precise about, because these get confused constantly: Mr. C Residences in Coconut Grove is a different project from Cipriani Residences Miami at 1420 South Miami Avenue in Brickell — that one is developed by Mast Capital, stands roughly 950 feet, carries 397 residences, and topped off in July 2026. Same family name, different building, different developer, different submarket. Do not let comparables cross between them.
As with any branded residence, the licence term and fee structure have not been published. In a delivered building that question is answerable from the association budget rather than the sales office, which is one of the advantages of buying after completion.



Buying Here Now
The building sold out, 139 sales had closed by completion in July 2024, and the balance was expected to close that summer. That means every purchase here is a resale, and the diligence is the diligence of a finished building rather than a deposit against a rendering.
What to ask for:
- The association budget and reserve study, and the milestone structural inspection report Florida statute now requires.
- The insurance placement and any assessment history. Waterfront Florida in 2026 makes this the largest variable carrying cost.
- What the Mr. C brand and any hospitality services actually cost inside the association budget, and what residents receive for it.
- The marina arrangement — whether slips are deeded, licensed or waitlisted, and at what cost.
- The closing history since July 2024. Two years of resale comps now exist, which is more than most Miami buyers get to work with.
The penthouse at $22.2 million, roughly $2,600 per square foot, is the top of the building rather than a market-wide benchmark. Ask for the range across recorded closings, not the headline.


Coconut Grove Around It
Tigertail Avenue runs through the heart of Coconut Grove, Miami’s oldest continuously inhabited neighbourhood — low-rise, tree-canopied and unusually protected. The NCD-3 conservation overlay under Miami 21 caps most residential structures at 25 feet to the eave, imposes 70-foot yard setbacks on South Bayshore Drive parcels in its larger lot categories, requires green space of at least 0.3 times lot area, and requires a waiver plus Planning Department tree review for every demolition permit.
That is why a 20-storey building here is the exception rather than the type, and it is the substantive investment argument for the Grove: supply is constrained by regulation, not by cycle.
Within a short radius: CocoWalk at 273,000 square feet and fully leased as of 2023, Dinner Key Marina with 587 wet slips taking vessels from 30 to 135 feet, and two of the strongest independent schools in the county — Ransom Everglades, founded 1903 with 1,246 students and a 1:8 student-teacher ratio, and Carrollton School of the Sacred Heart, founded 1961. Terra’s David Martin has described the Grove community as one with “a lot of pride” in preserving its character.
The nearest comparable new product is Four Seasons Private Residences Coconut Grove on South Bayshore Drive, under construction for 2028, and Vita at Grove Isle, delivered December 2025.
