Fisher Island Drive, Miami, Florida | Neighborhood: Fisher Island

One name, seven condominiums

Fisher Island has no road connection to the mainland — access is by ferry, private boat or helicopter. Across all 725 homes on the island the 2026 median assessed value is $3,815,838, and the residential stock carries a total assessed value of just under $3.84 billion.

Counted against the Miami-Dade County Property Appraiser record on 17 August 2026, Oceanside returns 234 homes — the largest residential body on Fisher Island.

One thing to understand before you search the public record yourself: “Oceanside” is not a single condominium. The county registers it as seven separate ones — Oceanside at Fisher Island Condo Nos. 2 (49 homes), 3 (23), 4 (45) and 5 (37), plus 7400 Oceanside (36), 7600 Oceanside (26) and an unnumbered Oceanside at Fisher Island Condo (18). Each has its own declaration.

Homes run 2,420 to 8,270 square feet with a median of 3,580, and the mix is 143 three-bedrooms, 52 two-bedrooms, 24 four-bedrooms, nine five-bedrooms and five six-bedrooms. Assessed values span $1,472,312 to $18,346,447, median $4,400,000.

Note that Villa Del Mare is the marketing name for Oceanside No 5 — units 7211 to 7292 — so it is part of this group rather than a separate building.

Rising every year, against the market

Qualified sales from the county record — arm’s-length only.

YearQualified salesMedian priceMedian $/sq ft
20239$9,950,000$2,440
20248$9,000,000$2,768
20259$10,900,000$2,816
2026 to date3$10,237,500$3,281

Per-foot pricing has increased in every year on record, from $2,440 to $3,281 — roughly 34%. Across more than thirty-five buildings measured this way, only a handful have done that, and none at this price level.

Volume has also held: nine, eight and nine qualified sales across the three completed years. For a group of 234 homes on an island where most buildings trade two to five times a year, Oceanside is where Fisher Island’s market actually functions.

The record sale is $24,175,000, in July 2023 — the largest on the island outside the Palazzos.

The 2026 row rests on three sales, so treat the $3,281 figure as directionally consistent rather than precise.

Who this suits

This is the practical way to own substantial space on Fisher Island. The Palazzos carry higher assessed values and the island’s biggest sales, but Oceanside offers a 3,580 square foot median at a $4.4 million median assessment — and, unlike most of the island, enough transaction volume that you can realistically buy and sell.

The seven-condominium structure is worth diligence. Each registration has its own association, budget and reserve position, so confirm which one your residence sits in and read that association’s financials specifically — not “Oceanside’s”.

If you are selling here, the four-year per-foot record is among the strongest arguments available anywhere on the island.

Verified 17 August 2026 against the Miami-Dade County Property Appraiser record. All 782 Fisher Island condominium folios were retrieved individually and grouped by their recorded subdivision names; the seven Oceanside registrations are consolidated here because they are marketed as one community. Homes exclude parking, cabana and storage folios. Building age and storey count are omitted: published sources conflict and none has been confirmed. Re-check when the next tax roll publishes.
