Buy a finished condo and the meter starts the day you close: $1,000 to $2,000 a month in HOA fees, $15,000 to $20,000 a year in property taxes, and $8,000 to $12,000 a year in insurance — plus mortgage interest.
Buy pre-construction and you pay none of those during construction. Your capital is committed in staged deposits, but it is not being consumed by carrying costs. Over a three-year build on a $2 million unit, that difference runs well into six figures before you account for any appreciation.
The trade-off is real and it cuts both ways: your money is illiquid, you own nothing you can rent or occupy, and you are exposed to the developer’s timeline rather than your own.
How the Deposit Ladder Actually Works

Miami pre-construction typically requires total deposits of 30% to 50% of the purchase price, staged across construction milestones. The common structure is a 10/10/10/10 ladder — roughly ten percent at reservation or contract, ten at groundbreaking, ten at top-off, and the balance at TCO. Closing costs then run a further 1.5% to 3%.
Read that again, because it is the part people underestimate: on a $3 million unit you may have $900,000 to $1.5 million committed before the building is finished, in a project you cannot sell, rent or occupy, over a period that can stretch past its original delivery date.

Why this matters more than the brochure. A delivery date is a forecast, and forecasts are only as good as the things underneath them — whether the developer owns the land, whether a construction loan has closed, whether the building is actually vertical. A tower selling hard with no closed construction loan is not necessarily a bad building. It is a building that cannot yet commit to a date, no matter what date appears in the sales gallery.

What to Verify Before You Sign

Pre-construction is the one part of this market where the contract matters more than the view.
- The developer’s completed record in South Florida — not their brochure, their delivered buildings. Ask what they have finished here and when.
- What the agreement permits them to change — finishes, layouts, amenity programmes and square footage are frequently adjustable at the developer’s discretion.
- What happens to your deposit if delivery slips by two years, and where the money is actually held.
- The real ceiling height at the window, not at the core, and what the stated view corridor is protected by. An unprotected view is a temporary one.
- The projected HOA at delivery — developer estimates in early sales material are routinely optimistic.
