Raffles opened its first hotel in Singapore in 1887 and today operates in cities including Paris, London, Dubai and Boston, according to the Accor release of 29 October 2026. Raffles Boston, a hotel with residences above it, was the brand’s North American debut. In Coconut Grove there is no hotel downstairs: the Raffles name is attached to the homes and the service.
The homes and the price
The developer’s website (read 31 October 2026) lists two- to four-bedroom residences priced from $4.5 million. The Accor release adds “a limited number of penthouses,” and Fortune reported on 29 October 2026 that the penthouses will have private pools. Square footage, floor plans and the number of floors have not been published.
The design team named on the developer’s legal page is Brandon Haw Architecture, Banda Studio and Enea Landscape Architects. Brandon Haw spent 26 years at Foster + Partners, where he led its U.S. operations, before founding his own firm in 2014 (Accor release, 29 October 2026). The renderings show arched, double-height bays, deep glass-railed terraces and a planted rooftop.

Amenities and service
Fortune reported on 29 October 2026 that the building will have a restaurant, a spa, a fitness center and a rooftop pool deck with a bar. Raffles describes service built around the residents, with a “discreet arrival” and homeowners known personally (Accor release, 29 October 2026). Owners also get Accor’s ownership benefits, including Elite status in the ALL Accor loyalty program. The developer has not published HOA fees, parking or rental rules.
What the county record shows at 2545 South Bayshore Drive
The site today is Bayshore Park Condo, a 39-unit building completed in 1964, according to the Miami-Dade Property Appraiser (pulled 31 October 2026). All 39 units are now owned by MC BH Bayshore Park Owner LLC, deeded between 23 May 2025 and 23 February 2026. Thirty-two of those deeds carry a recorded price, totaling $20,330,333 and ranging from $340,333 to $830,700 per unit. The other seven, dated 20 to 23 February 2026, show no consideration on the county record. Fortune reported on 29 October 2026 that the developers negotiated the termination of the old condominium with its owners.
That is how a new building gets built on South Bayshore Drive, where Fortune notes that almost no vacant land remains: by buying every unit of an older condo. For the full picture of what Coconut Grove condos and homes have sold for on the record, see Coconut Grove condos and Coconut Grove homes.
