What is being built here
14 ROC is a 32-storey tower carrying 283 residences at 125 NE 14th Street, in Downtown Miami’s Arts & Entertainment District. It broke ground in June 2026 already 50% sold, with delivery expected in 2027.
Units are studios through two-bedroom-plus-den plans running 410 to 951 square feet, delivered fully finished and furnished, with interiors by MAWD. Pricing starts at $590,000 — near the bottom of the new-construction range for a Downtown tower.
The design
RSP Architects gave the tower a rock-like base beneath a streamlined glass shaft — the source of the name. Roughly 25,000 square feet of amenities are spread across three levels, topped by a rooftop pool facing Biscayne Bay.
The location is the argument
The site sits among the Pérez Art Museum Miami and the Adrienne Arsht Center for the Performing Arts. Buyers at this price point in Miami are usually pushed well outside the core; this one is not.
