What is being built at Andare Residences Las Olas?
A 46-story tower rising more than 540 feet at 521 East Las Olas Boulevard, carrying 163 residences (Florida YIMBY, 19 May 2025). Related Group broke ground in May 2025 with completion expected in 2027, and Related said the building was over 50% sold at that point (PROFILEmiami, 19 May 2025). The developer’s website reads “Now Under Construction” (24 September 2026). Commercial Observer reported on 27 May 2025, citing property records, that Related secured $230.8 million in construction financing from Apollo Global Management; I have not checked that against the Clerk’s records.
Sizes are reported two ways. Florida YIMBY, Multi-Housing News and PROFILEmiami put the residences at 1,800 to over 4,300 square feet, and the developer’s overview page says much the same (two- to four-bedroom, 1,812 to over 4,320 square feet). Its floor-plan page, though, also lists five-bedroom residences and four penthouses, with interior areas up to 6,980 square feet and terraces listed separately; Florida YIMBY reported a 6,000-square-foot penthouse listed at $16 million. I have not found a source that reconciles these.

Design is by Pininfarina, the Italian design house the developer’s website describes as “best known for creating the original Ferrari,” with CFE Architects as architect of record (Florida YIMBY, 19 May 2025). CFE’s own website gives the firm’s name as Cohen Freedman Encinosa & Associates. The developer lists Italian cabinetry designed by Pininfarina, Sub-Zero and Wolf kitchen appliances and Hansgrohe primary-bath fixtures, and PROFILEmiami’s account of the groundbreaking (19 May 2025) says the design draws on the area’s maritime roots, with undulating wraparound balconies giving the façade a wave-like look.
Billed as the first Las Olas high-rise condominium in nearly two decades
That is the developer’s claim, and the trade press repeats it. Florida YIMBY (19 May 2025) calls Andare the first high-rise condominium on Las Olas Boulevard in nearly two decades, and Related’s condominium president is quoted saying it had been 20 years since a property of this caliber had risen above Las Olas (PROFILEmiami, 19 May 2025). Related also bills it as the tallest residential structure in Broward County once completed (Multi-Housing News, 16 May 2025). I have not checked either claim against an independent list of towers.
Florida YIMBY places the site next to the Fort Lauderdale Riverwalk expansion and Tunnel Top Park, about two miles from Las Olas Beach, and reports over 35,000 square feet of amenities on three levels: a spa, fitness center and pickleball court on the 10th floor, lounges, private dining and conference rooms on the 11th, and two pools on the roof. The developer’s amenities page lists the same levels, plus a lobby-level restaurant. The developer’s sales gallery is at 788 East Las Olas Boulevard, a separate address from the site (developer’s website, read 24 September 2026). Its disclaimer says renderings are conceptual and dimensions approximate, and tells buyers to rely on the prospectus.

It depends on your purchase agreement. Before closing, selling usually means assigning your contract to a new buyer, which developers often allow only with their written consent and sometimes for a fee, so read the assignment clause first. After closing it is an ordinary resale, priced against what similar homes in the building and nearby have actually closed for.
