What is planned here
A 31-storey tower of 87 residences on three acres of Intracoastal frontage at 5400 North Flagler Drive. It cleared the City Planning & Zoning Board in August 2025 and the City Commission in October 2025. Completion is planned for 2031 — the longest horizon of any building on this site.
Great Gulf bought the site for $28.5 million in 2024. Architecture is by Safdie Architects with Spina O’Rourke + Partners, interiors by Studio Munge. Residences run two to four bedrooms, 2,151 to 6,339 square feet, from $3.5 million.
Eighty-seven homes on three acres is the whole argument
Most towers on this waterfront put two to five times as many residences on a comparable footprint. At 87 units across 31 storeys the building is deliberately thin — that is what buys the view corridors and the unit sizes, and it is what the price reflects.
Not the Miami Mandarin Oriental
Swire’s Residences at Mandarin Oriental, Miami on Brickell Key is a separate development by a different developer — 66 storeys and 228 residences, on the site of the imploded hotel. Same brand, nothing else shared.
