⚠️ Read these for what they are. County figures retrieved 24 September 2026. All 27 are recorded on special warranty deeds, and the county’s sale-verification field reads “Excluded Sale” on each; I have not found a county document that defines that code or says why these sales were excluded. The 13 folios with no recorded sale are still in the name of the developer’s address-named entity, so I read the 27 as first conveyances from the developer rather than resales, but the county data I pulled does not show the seller. There is no resale record at this building yet. What the closings do give you is a public, checkable record of what twenty-seven buyers agreed to pay, unit by unit, between 15 May and 30 July 2026.

⭐ One check on the count. The thirteen residences with no recorded sale are exactly the thirteen still recorded to 305 Briny Ave LLC; the two lists match with no remainder.

⚠️ One figure checked rather than assumed. Two residences (units 301 and 306) closed at precisely $1,999,000 on the same day, 29 May 2026. Repeated prices can indicate a bulk deed — one price stamped across several parcels — which would inflate the total. Here the two closings carry different instrument numbers, neither is flagged by the county as a multi-parcel sale, and they are two units of the same smallest floor plan (1,957 sq ft) closing at the same price. Counted as two real sales.

⚠️ Two developer-side figures that do not match the record. The developer’s release of 23 June 2026 announced a $5.495 million sale of a three-bedroom penthouse and called it Salato’s most expensive to date; the highest closing on the county roll is $5,295,000 (unit 801, 22 June 2026), $200,000 lower. I have not found a source that says whether they are the same transaction or why the figures differ. Separately, the developer’s unit list (read 24 September 2026) shows units 304, 801, 802 and 804 without a sold marker, although the county records closings on all four (18 June, 22 June, 2 June and 30 July 2026).

⭐ On the “six penthouses”, worth checking before you pay a premium for the word. The developer, The Real Deal (13 February 2023) and citybiz (27 May 2025) all say the building has six penthouses; none of the sources I read says which six units they are. On the county roll, only two residences are larger than the rest — units 801 and 806, at 3,092 sq ft each. The ninth floor (units 902 to 905) has the same recorded areas as units on the eighth floor (2,154 and 2,018 sq ft). Whatever the label covers, confirm the size and floor of the specific unit you are shown. There is also no unit 901: the ninth floor runs 902 to 905 (county roll and the developer’s unit list).

⚠️ On the height, the sources disagree. The developer’s site says nine stories (property page, read 24 September 2026), as do Florida YIMBY (3 May 2023 and 2 October 2024) and Multi-Housing News (30 May 2025, which describes a topping-out on the nine-story building’s rooftop). The Real Deal said ten on 13 February 2023 and 3 October 2024, and Florida YIMBY said ten on 21 May 2026. Broward County publishes no storey field, and I have not found a source that reconciles the two counts.

What the county roll shows, and what to check before you rely on it

🔴 The Broward County Property Appraiser codes all 41 folios at Salato as vacant commercial land with $0 of building value (2026 roll, retrieved 24 September 2026), although its year-built field reads 2026 on every residence and construction was reported complete on 21 May 2026 (Florida YIMBY).

Florida statute 192.042 (read 24 September 2026) sets the assessment date at 1 January and says improvements not substantially completed on that date have no value placed on them. Construction here was reported complete after 1 January 2026. I have not found a county statement of how the rule was applied to this building, or of when improvement value will be added.

Two practical points:

  • Do not budget from the current tax figure. The 2026 roll carries no building value, so it says little about what a completed residence will be taxed at. Ask the developer for a tax projection based on your purchase price.
  • ⛔ No owner-occupancy data is used on this page. The roll shows a homestead flag on the 27 folios with a recorded sale, although the earliest closing was 15 May 2026. I have not found a county source that explains what the flag reflects here, so no figure from it appears anywhere on this page.

⭐ What the roll does show is a land allocation. Every folio carries land value at a near-uniform $100.07 to $100.08 per heated square foot — a 1,957 square foot residence at $195,850, a 3,092 square foot residence at $309,440, and the 2,983 square foot retail unit at $298,530. Summed across the 41 folios that is $8,721,190, which is 89.9% of the $9,700,000 reported for the site purchase in May 2022 (The Real Deal, 13 February 2023).

⚠️ That is a condominium allocation rather than a reading of land value against lot size, so treat it as indicative rather than decisive.

Who this suits, and who it does not

It suits a buyer who wants oceanfront at low density. Forty three-bedroom residences (Florida YIMBY, 2 October 2024), with county-recorded areas between 1,957 and 3,092 square feet, in a building the developer describes as boutique (developer’s site, read 24 September 2026). The county records $81.8 million across 27 closings between 15 May and 30 July 2026.

It suits a buyer who wants to see the evidence. You can check what twenty-seven of the recorded buyers paid, by unit and by date, on the county’s site under 305 Briny Avenue.

It suits badly a buyer who was told this is pre-construction. Construction was reported complete on 21 May 2026 and the developer describes the building as open for immediate occupancy. The thirteen residences with no recorded sale are in a finished building, which is a different conversation from an early pre-construction contract; know which one you are having.

And it suits badly anyone budgeting from the current tax figure. The 2026 county roll values the building as vacant land.

Five things to establish in writing before you commit:

  • A tax projection based on your purchase price, not the current roll.
  • Which unit, and what the same floor plan closed at — all 27 recorded closings are listed on the county’s site under 305 Briny Avenue.
  • Whether “penthouse” means larger or merely higher for the specific unit you are shown.
  • The association budget and reserves, and the first full year of real operating costs for the developer’s service programme carried by forty owners.
  • What is happening with the ground-floor retail unit, which has no recorded sale. You will live above it.
