Where Construction Actually Stands

Vertical construction is the only status that matters on a tower this far from delivery, and it is checkable. Florida YIMBY reported on 27 August 2026 that “construction has begun on the ninth and final cube of Waldorf Astoria Hotel & Residences Miami, bringing the 100-story supertall into the final major stage of its vertical rise at 300 Biscayne Boulevard in Downtown Miami.” In the same report, citing images posted publicly on 23 August 2026 by Miami content creator Joel Franco, Florida YIMBY records that the superstructure “had reached level 85 as work commenced on the final cube.”

Florida YIMBY adds a caution worth repeating: “The level 85 figure refers to the current structural level and should not be read as a direct count of the remaining occupied stories, as the tower’s official program continues to be described as 100 stories.” Curtain wall is behind the concrete — per the same 27 August 2026 report, “curtain wall installation has progressed through the seventh cube, with dark reflective glazing now enclosing substantial portions of the lower volumes.”

Rewind nine months for the pace. Florida YIMBY reported on 8 December 2025 that the tower had “completed the concrete pour for its 50th level, marking the halfway point of vertical construction,” and was “rising at an average rate of one floor every 10 days.” From 50 floors in early December 2025 to level 85 in late August 2026 is roughly 35 levels in about eight and a half months.

Florida YIMBY reported on 27 August 2026 that site signage “advertises that the tower will top off this winter” — a construction-site claim, not a confirmed date. JSR’s own Miami pre-construction delivery tracker, as read by JSR on 23 September 2026, notes that the tower “passed 60 floors” in February 2026 and logs two recorded slips against its originally promised 2025 completion.

What Is Being Built at 300 Biscayne

Per Florida YIMBY, 8 December 2025: “The development will include 387 private residences and 205 hotel rooms, owned and managed by Hilton Management Services.” The site is “at the northwest corner of Biscayne Boulevard and Northeast Third Street, directly across from Bayfront Park.”

Design and delivery team, from the same report: Sieger Suarez Architects in collaboration with Carlos Ott, interiors by BAMO, general contractor John Moriarty & Associates. The development team is “Property Markets Group and Greybrook Realty Partners, alongside Mohari Hospitality, S2 Development, and Hilton.” USA TODAY’s report of 21 September 2026 lists a slightly narrower group — “Property Markets Group, Greybrook Realty Partners, S2 Development and Mohari Hospitality are all listed as developers on the building’s website” — and notes that “Carlos Ott is listed as the ‘conceptual artist,’ and Sieger Suarez Architects is also involved.” The two reports do not agree on whether Hilton sits inside the development team or only as hotel operator.

The foundation is a useful scale marker. Florida YIMBY reported on 27 August 2026 that in June 2024, John Moriarty & Associates and Capform “completed a 31-hour continuous mat foundation pour involving approximately 12,400 cubic yards of concrete, 195 workers, and 1,240 truck deliveries.”

Is It Really the Tallest Residential Tower South of New York?

USA TODAY reported on 21 September 2026 that the tower “will be 1,049 feet tall when construction ‘tops out,’ according to its website, which says it will be the tallest residential building south of New York City.” Florida YIMBY used the same formulation on 8 December 2025: “Once completed, it will become the tallest residential building south of New York City.” Note the tense in both — it is a claim about a finished building, and the building is not finished.

For a sense of the threshold, USA TODAY’s 21 September 2026 report gives 984 feet as the definition of a supertall (attributing that figure to what it calls the “Council on Vertical Urbanism”). For scale on the block, Florida YIMBY noted on 8 December 2025 that “the Vizcayne condominium towers directly across the street, rise 49 stories and 538 feet.”

On the nearest tall comparison, USA TODAY reported on 21 September 2026 that Cipriani Residences at 1420 S. Miami Ave. “is 85 stories and measures about 950 feet,” that it “topped out” in July 2026, and that it “is still under construction with occupancy expected to begin in 2027.” Both projects are pre-delivery, and both are covered in more detail on JSR’s page for Cipriani Residences Miami.

What a Buyer Still Cannot Look Up

As of 23 September 2026, and across the three reports cited here:

  • No price list, no entry price and no published price per square foot.
  • No deposit schedule, and therefore no stated treatment of the amounts above the 10 percent that Fla. Stat. 718.202 requires to be escrowed.
  • No outside date — the contractual deadline after which a buyer may terminate and recover deposits.
  • No closed resale history, because no deed has been recorded in a building that has not delivered. Any “record price” attached to this address today is an asking price or a contract, not a recorded sale.
  • No confirmed topping-out date. Florida YIMBY reported on 27 August 2026 that site signage “advertises that the tower will top off this winter.”

That last distinction is the one that costs people money. JSR’s own Miami condo resale record page separates closed, in-contract and asking prices for exactly this reason: Miami-Dade’s recorded condominium sale record is $86,004,500, at the Seaway at The Surf Club, recorded 11 November 2025 (Miami-Dade County property record, folio 14-2235-051-0360, pulled by JSR 22 September 2026). Everything quoted above at 300 Biscayne is pre-delivery.

Where This Sits in the Miami Pre-Construction Market

Waldorf Astoria Residences Miami is one entry on JSR’s Miami pre-construction delivery tracker, which tracks storey counts, completion targets, recorded slips, construction status and reported financing across South Florida towers still under construction. On that tracker, as read by JSR on 23 September 2026, this project is logged as: PMG, Greybrook, Mohari, Hilton · Downtown · 100 storeys · 387 residences · first promised 2025, now 2028 · 2 slips · under construction · $668M financed by Bank OZK and Related Fund Management, June 2024. The tracker’s own methodology sources developer and brand press releases, county and city records, and reporting from outlets including The Real Deal, Bisnow, PROFILEmiami and Florida YIMBY, and states plainly that no competing brokerage site is ever used as a source.
